And again, that's the default zoning. Um [3:35] the proposed use of this property is Kansas Gas [3:39] Service. Um they want to relocate their their yard there [3:44] um and their offices to that location. And so, I1 is probably the most [3:48] appropriate zoning for what they're wanting to do there, and it and it it's [3:52] railroad. So, this this property does have a history of industrial use. [3:57] Um I believe there was a truck yard or something there at one time, but [4:00] somebody can correct me if I'm wrong there. [4:03] Um but the city sold this portion of the [4:06] property after it was split off from the bypass in 2024. [4:10] Um Yeah, well, I guess I'll do the rest of [4:13] that. So, let's not go into that again. So, the [4:18] future land use plan also does not have a designation for this property because [4:22] again, it was just right away um at that time. [4:27] Uh it does make sense to designate it as industrial if we were to go back to [4:32] their comprehensive plan, we probably would label it as industrial. [4:36] Um it does There is a a goal in chapter 8 [4:40] of the plan to provide adequate area for industrial land for [4:45] um action industrial areas should have [4:47] convenient access to highways, railroad facilities. Um and then just [6:16] the activities of a mill, it's fairly offensive. So, it's that's [6:21] why it's zoned a little higher. I don't think it's necessary to zone this one [6:23] that high based on what they're doing. So, that's why I proposed I1.
