[22:39] approved by the city back in the late 70s there are three parcels that really have not been developed
[22:47] and this is the far western portion of that development that's what we're talking about here today
[22:53] our team here is Doug Houser he's a vice president of development for C free properties we have our architect
[23:01] Webster with where Malcolm we have our engineer Jared Kenyan with Kim Lee Horn and last but not least we have Paulina Timoshaco

[25:15] technologies like planes and generators our thermal work schooling system which you'll see in our data center and that is a
[25:22] waterless cooling and our water solutions which is wall tuck it will not be part of the data center deployment
[25:28] it has to do with recycling water and bringing clean water to places they can't afford to have it
[25:34] so edge is the data center company we're I want to explain to you why we're different from what you've
[25:41] seen so far built in Chicago and neighboring communities our sole purpose is to set the standard
[25:49] tie and change the way our counterparts are operating data centers data centers are very heavy in
[25:57] electricity water land usage what we're trying to do with grid block and thermorex is offset that
[26:04] and actually help this infrastructure run so thermorex no water our sensors require no water unlike
[26:12] every other conventional data center you will see grid block will eventually once deployed will offset
[26:18] the usage of electricity and actually can feed back into the grid and help relieve the pressure in the grid
[26:25] so that's kind of like how we're going to run our data centers the rest of the you'll see we'll
[26:30] bring eventually online they'll help with EV charging they'll help with powering data centers completely
[26:36] off grid and also data centers do require backup system by the federal regulation which is a
[26:44] in essence the general typical generator our generators are a higher tier and we're going to utilize back
[26:51] to provide alternative sources of fuel to run those generators so they'll be zero impact to
[26:56] environment so that's in nutshell who and the average team is we have actually deployed our thermal
[27:04] works cooling systems in our Spain projects and they're starting to kick off and they're performing very
[27:10] well so we're very glad and we're looking forward to seeing that happen here our core team has an extensive
[27:19] experience in data centers they have founded the mission critical in Skanska which is kind of like the
[27:24] first group of people to play mass projects in data centers in Canada and they've formed a line which
[27:34] I think you've seen along the highway and eventually chose to leave because of some internal conflicts and
[27:42] found that endeavor once we are here and our presence is here in Aurora we also will be deploying
[27:52] our and their women technology group where we've been engaging the community to bring in women and
[27:57] minorities into the technology sector and broaden their interest in horizons there the partners that you'll
[28:07] be seeing I can't really say which one but one of these wonderful logos will be participating in the
[28:14] Aurora data center campus we're hoping we'll bring the rest for the other two buildings and it's looking
[28:21] positive and then finally we will be deploying as as we grow we'll be deploying all those technologies
[28:29] that we spoke about and they'll touch up on zero water which will see right away solar energy will be
[28:37] charging our EV off a solar energy will probably deploy more hopefully it'll be more efficient solar panels
[28:44] to run to actually run our data centers and there's a zero carbon footprint with grid block and packed fuels
[28:52] where we won't be utilizing any dirty energies you want to call say coal or any other fuels that
[28:59] you'll burn so that's the mission of endeavor and we hope to start it here thank you thank you
[29:14] hey guys so my name's Doug Houser I'm with the seafood properties for the developer of the site
[29:20] so we're working with edge to develop these buildings edge will actually own the land we as a developer won't
[29:29] be buying it edge will own it which is want to go through a little bit of the nuts and bolts on what we're building for
[29:34] you guys so really the only date here that we thought was important for you guys is we want to act quickly there's
[29:41] a lot of demand out there for these data center cloud technologies and and buildings and so we want to get this
[29:48] first building up shell the shell up December of 2023 here's a location aerial and so this specific site
[30:00] It was important for the edged operation because of its proximity to the Conmed Substation. That's just across I-888.
[30:08] It's actually just the J-sense, Cyrus won there to the South.
[30:12] And then there's also an intersection of redundant fiber infrastructure, which is really important to the data center community.
[30:19] And then the 65 acres will allow them to co-locate as Paulina mentioned, a couple of those anchor tenants, a couple of those, the six tenants are called hyperscalors.
[30:32] So one of them is the anchor tenant of this site, and then we hope to co-locate others in those next two buildings.
[30:42] Here's the site and the concept of the building campus, so we'll go clockwise, so building one, then two and three, two is slightly, but it's actually double in size, as double in size from building one and two, it's building one and two are building one back to back really.
[31:02] And so the other aspect aside from the data center buildings is this EV charging area, so there's a little outlawed up here on the north side, where as Paulina mentioned, they've got technology that's in the works to use some of the power, you know, there's massive amounts of power that these generators are that these data centers generate and we're able to use with some of their technology.

[31:37] And so we've worked with Ed and Jill and the community for the staff to try to figure out the best way to show that, and so as of now we've got that in the form of this parking lot, and then it's an electric passenger electric vehicle parking lot and then to the south.

[33:13] There's actually no windows allowed in a data center, but we've added glass to the exterior purely first that X to upgrade that and then appear the the blue area that's actually the office the administrative area and so that'll have a nice storefront to it as well.

[37:41] district vehicle area the three buildings the substation the entire campus and then no municipal or local economic incentives and minimal impact to the taxing bodies.
[37:56] And then the infrastructure improvements will benefit the power grid so their technologies able to actually source power back to the grid they're working with.

[38:10] To get that agreement in place where their generators because that could actually feed power back to the grid.

[38:26] Just to wrap up a few few concepts here so what you're seeing here is the local zoning in the area in the property to the east of.
[38:34] You'll a road there as part of butterfield and this uses a permitted use right now in that area and if you go south of our site.
[38:42] There's a lot of ORI that uses a permitted use right now in the ORI so we believe our use is appropriate with what's in the area and we don't really think that the twenty fifteen.
[38:53] Ornance really cop contemplated this site sort of use we think it's appropriate to amend the PDD just to clean up how the city is historically categorized data centers.
[39:07] Couple things just want to stress is we know that traffic is an important issue in this area and you're not going to get a lower traffic generator than this use this could be a hotel convention center multi office complex.
[39:22] With thousands and thousands of cars generate forty to sixty trips per day.
[39:27] So it's a really low intensive use doesn't put a lot of strain on city services and pays quite a bit back to the city.
[39:35] We're going to generate three and a half million dollars almost in utility tax to the city.
[39:41] With no impact on the city so we think this is a great use for the city we're excited about this.
[39:47] It's sort of bolsters this area is a high tax area of the city that we've seen developed with.
[39:53] Cyrus one and scientists also we think this is a natural progression and a good use for this property and we're excited so with that I guess we're ready to answer any questions you might have.
