That got them thinking that's kind of [4:11] the situation for a lot of the properties down in Brandon 90 Plaza. [4:14] It's about 30 feet below kind of the other side of the road. So, do they all [4:19] have a problem? If so, there's it's a broader problem. Maybe we should address [4:23] it directly. So, >> this is So, they propose an overlay [4:27] district. Rather than adding a new zoning district, it just adds new or [4:31] different regulations on top of our existing general business. It also [4:35] recognizes that Sunshine and Holly Boulevard and other places in town are [4:41] different than Brandon 90, so treat them differently. So, this allows a sign up [4:47] to 90 ft in height. Once you you get there, [4:55] you zero to 50, you can have a 200 square foot sign. If you can go above [5:01] that, you can have one above that, but half of it has to be above 50 feet in [5:05] height if you go up to 90. So then they also have some things in there about [5:09] separation not only from other signs but from residential districts to try to [5:14] protect those neighbors. So it exists conceptually within 1400 ft on each side [5:19] of I90 to stretch it out. So, they've adopted the 2024 uniform [16:43] plumbing code with a couple of amendments. So, we're looking to follow [16:47] suit. We looked at it that we didn't make a lot of changes. The one we did is [16:51] we don't really have a board of plumbing appeals just because I know I wouldn't [16:56] feel qualified to say anything about that. So, basically, if they have an [17:00] issue with it, take us to court. Um, we don't really do plan review fees. [17:06] We have plumbing inspection fees, but we don't charge for plan review. So, that [17:10] was a big chunk of Sou Falls and stuff taken out. As well as we don't use the [17:15] city of Sou Falls cross connection control manual. So Nick Ben Overshield, the the [23:28] developer for Chestnut Ridge [23:33] found out from the county um that he's already starting building some some town [23:39] homes that are not going to qualify for the discretion. [23:44] I've spoken with Chris Li, the director of equalization of Min County. Anything [23:49] that's in the process of being built or built already would not qualify. We [23:52] can't retroactively go back and those city council wants to adopt some type of [24:00] discretionary future [24:06] call and find out if the council adopts it inif [24:15] our current discretionary formula it's only 20% first year% [24:23] For commercial residential it is 25 25 50 7575 [24:30] and then it goes to 100. So they don't get a full zove [24:45] qualify for it. Second one is affordable housing. So it's based upon [24:54] the state. So [24:59] that qualify for that.
