Um, the [3:23] total acreage is 0.4 0.82 acres. Um, [3:27] the proposal includes a shared driveway, a joint user access driveway here to [3:31] serve all four lots. There will be no access to [3:35] bluff road. Um, the rear of [3:39] the lots is being designated as a non buildable area up in this [3:43] area. And that's for storm water, uh, detention purposes. [3:48] so the plat at a future date when you review and approve the plat, these [3:52] areas back here will be labeled as non buildable. Um, [3:56] we have one condition of approval and that is that no lots shall [4:00] have access to bluff road. So we'll be capturing that in a ditch to keep it off of the lots. Um, and each of these lots are critical lots. [7:18] so they'll have to go through the site plan approval process with the, with the staff. [7:22] we'll see this again before they're allowed to build anything. You'll see the final plat. [7:27] but, uh, just to be clear, so the, the smaller rectangles [7:31] that you're seeing on each lot represents future homes, [7:37] approximate size of home footprints and what are, what are those approximate [7:41] first floor buildable areas? I can't remember [7:45] off the top of my head. Yeah. What they were, uh, I guess what I'm saying, the buildable [7:49] area for each lot is gonna be larger sure.
