[0:08] That's a good question though. [0:10] I don't think I'm going [0:11] to go directly into it. [0:13] We can bring it up [0:14] through the comments. [0:16] Oh, geez. Good evening. [0:17] I would like to call this [0:18] meeting to order at 7 p.m. [0:20] Welcome to the August 24th [0:21] City of Burlingame Planning [0:23] Commission meeting. [0:25] For all in attendance today, [0:26] please note that this [0:27] Planning Commission meeting is [0:28] being held in person and using [0:30] the Zoom webinar format. [0:32] Please note that we are not [0:33] accepting remote public comment [0:34] during commission meetings. [0:36] Agenda item two, roll call. [0:38] Commission should note that all [0:39] members of the commission are [0:40] present this evening. [0:43] Agenda item three, report [0:44] of remote participation. [0:46] There are no commissioners [0:47] participating remotely. [0:49] Agenda item four, review [0:51] of agenda. [0:53] Staff, are there any other [0:54] changes to the agenda? [0:55] No. [0:56] Thank you. [0:58] Are there any recusals? [1:00] No. [1:01] Okay. [1:03] Agenda item five, public [1:04] comments non-agenda. [1:05] Members of the public may speak [1:07] about any item not [1:08] on the agenda. [1:10] Members of the public wishing [1:11] to suggest an item [1:12] for a future Planning [1:14] Commission agenda may do so [1:15] during this public comment [1:16] period. [1:17] The Ralph Brown Act, the state [1:18] local agency open meeting law, [1:19] prohibits the Planning [1:20] Commission from acting [1:21] on any matter that is not [1:23] on the agenda. [1:24] Speakers are limited [1:25] to three minutes each. [1:26] Do we have any members [1:27] of the public attending [1:28] in person who wish to speak [1:30] on any item that is not [1:31] on our agenda? [1:34] Seeing none. [1:36] Next item is agenda item six, [1:37] consent calendar. [1:40] Items on the consent calendar [1:41] are considered [1:42] to be routine. [1:43] They're acted on simultaneously [1:44] unless separate discussion and [1:46] or action is required [1:47] by the applicant, a member [1:48] of the public, [1:50] or a commissioner prior [1:51] to the time the commission [1:52] votes on the motion [1:53] to adopt. [1:54] This evening, we have one item [1:55] on the consent calendar, the [1:57] August 10th Planning [1:59] Commission meeting minutes. [2:00] Any member of the public or [2:02] Planning Commission like [2:03] to pull this item [2:04] for discussion? [2:08] Okay. [2:09] Seeing none. [2:10] Any motions? [2:13] Yeah, I'll move [2:14] to approve the minutes from [2:16] August 10th, 2026. [2:24] Did we get a second? [2:25] Second that. [2:28] I have a motion by [2:29] Commissioner Pfaff, seconded [2:30] by Commissioner Schmid. [2:31] Will you please have a roll [2:32] call vote? [2:36] Commissioner Horan? [2:37] Aye. [2:38] Commissioner Lowenthal? [2:39] Aye. [2:41] Commissioner Pfaff? [2:42] Aye. [2:43] Vice Chair Schmid? [2:44] Aye. [2:45] Chair Shores? [2:46] Aye. [2:49] Motion passes 5-0-0-0. [2:59] Let's see. [3:00] Agenda item 7, action items. [3:02] We have one item [3:03] on the agenda today, a [3:04] Conditional Use Permit at 890 [3:06] Cowan Road. [3:08] If you are the applicant and [3:09] are attending the meeting via [3:10] Zoom, please raise your hand so [3:11] that we may be prepared [3:13] for you to speak [3:14] at the appropriate time. [3:15] If possible, [3:16] we ask that you also turn [3:18] on your video at that time. [3:19] Are any commissioners not able [3:20] to visit the project site? [3:22] Or do any commissioners wish to [3:23] note any ex parte [3:24] communications regarding this [3:25] project? [3:27] I would just like to say, [3:28] being completely honest, [3:30] I drove by on the freeway. [3:32] But I'm somewhat familiar [3:34] because I do some work [3:35] out there, so drive by. [3:38] Thank you. [3:41] Let the record note that all [3:42] commissioners have more or less [3:43] visited the project site. [3:45] Can we hear the staff report, [3:47] please? [3:48] Yes. [3:49] Good evening, commissioners. [3:56] This subject property is zoned [3:58] as I.I. and is designated as [4:00] I.I. under the general plan. [4:01] It is located [4:03] on the northeast corner of [4:04] Gilbreth and Cowan Road and is [4:06] on a 2.108 acre site. [4:09] Currently, there is an existing [4:10] multi-tenant commercial [4:12] building with suites A [4:14] through J and 105 surface [4:17] parking spaces are provided. [4:18] Surrounding uses include a [4:21] hotel to the north, Highway [4:23] 101 to the west, [4:24] industrial and office uses [4:26] to the east and south, and [4:28] within the existing commercial [4:30] building, there is a variety [4:31] of office and warehouse uses. [4:37] Some brief history [4:38] on this project. [4:40] In June 2024, a minor use [4:41] permit was approved [4:43] for the existing dance studio [4:45] on site. [4:46] And at that time, it was [4:48] categorized as small scale [4:49] commercial recreation. [4:50] However, in April [4:52] of this year, as you know, [4:53] the zoning code was updated. [4:55] Under this update, small scale [4:56] and large scale commercial [4:58] recreation were redefined based [5:00] on square footage. [5:02] Thus, with this expansion [5:03] of the dance studio totaling [5:05] to an amount of 9,100 square [5:07] feet, it is now categorized as [5:09] large scale commercial [5:10] recreation, which requires a [5:12] conditional use permit in the [5:14] I.I. zoning district. [5:20] Therefore, the applicant is [5:21] requesting a conditional use [5:22] permit to expand [5:24] from the existing dance studio, [5:25] which occupies suite B [5:26] to the adjacent suite A. [5:32] Here's the proposed site plan. [5:37] And then here is the existing [5:38] and proposed floor plan. [5:41] The applicant is only proposing [5:42] to do some demolition of walls [5:44] inside the studio and create [5:46] some new partition walls to [5:48] separate new dance studios [5:50] inside. [5:54] The hours of the dance studio [5:55] are from 4 to 9 p.m. Monday [5:57] through Friday and 9 a.m. to 3 [5:59] p.m. on Saturdays. [6:04] Staff has calculated the parking [6:05] requirements based on the [6:06] existing uses and finds that [6:08] there isn't actually an excess [6:09] of parking spaces provided of [6:11] 19. [6:13] Therefore, this project meets [6:14] the off-street parking [6:16] requirements. [6:24] To determine compatibility [6:25] of the expansion [6:27] of the dance studio, [6:28] you can see the CUP findings [6:30] on this slide. [6:32] And ultimately, STOT has found [6:33] that this use is compatible and [6:35] meets these findings [6:36] for the following reasons. [6:37] For one, [6:40] under the general plan, [6:41] complementary commercial [6:42] businesses, including indoor [6:43] recreation facilities such as [6:45] this dance studio, [6:47] are permitted. [6:48] In addition, there are nearby [6:49] commercial uses that exist [6:51] in the area, and there are uses [6:53] that serve youth such as an [6:54] existing Chinese school and a [6:56] math tutoring center. [6:58] The dance classes at this dance [7:00] studio are also provided [7:02] primarily outside of hours [7:04] of adjacent businesses, [7:05] so they will not conflict. [7:06] There are also no nearby heavy [7:08] industrial uses that are [7:10] harmful, and as mentioned [7:11] before, [7:13] adequate parking is provided. [7:17] This project is categorically [7:18] exempt from CEQA per Section [7:20] 15301 and Section 15303. [7:28] Lastly, staff recommends [7:30] approval of this CUP [7:32] with the following conditions [7:33] of approval. [7:34] That dance classes are held [7:36] indoors only, [7:37] that the hours are limited [7:38] to what was stated before, [7:40] that the number of students, [7:42] employees, [7:43] and parents and guardians are [7:44] limited, [7:45] and that the noise requirements [7:47] in the Burlingame Municipal [7:49] Code are complied with. [7:55] Staff recommends that the [7:56] Commission adopt a resolution [7:57] approving the CUP [7:59] for the expansion [8:01] of the dance studio. [8:02] Staff is open to questions [8:03] at this time. Thank you. [8:07] Thank you. Any questions [8:08] for staff? [8:12] Okay. I will open the public [8:13] hearing. [8:15] Will the applicant please come [8:16] forward and state your name and [8:17] anything else you'd like [8:18] to add about your project? [8:34] Good evening everyone. Can you [8:35] guys hear me and see me? [8:37] I'm joining via Zoom. My name [8:39] is Michael Holmes. [8:41] We can see you. [8:42] Okay, great. [8:44] No, I think that was a [8:48] a well stated [8:49] in terms of a good summary [8:50] of our proposed project. So [8:53] we've been operating [8:54] in this location since 2024. [8:56] It's a great location [9:00] for our business. And I kind of [9:05] just foresee our proposal kind [9:07] of aligning with the, you know, [9:09] existing uses in the area. So I [9:10] don't have much [9:14] to add other than that. [9:19] Thank you. Any questions [9:20] for the applicant? [9:23] Okay, thank you. [9:26] Do we have any members of the [9:27] public attending [9:28] in person who wish to speak [9:29] on this item? [9:30] Please note speakers are [9:31] limited to three [9:32] minutes each. Seeing none. I [9:35] will close the public hearing. [9:37] Any comments? [9:41] I'll go. The use is similar. [9:42] No real changes, [9:43] just an expansion. And I don't [9:45] see any ask that is [9:47] above normal. So I think we [9:48] should forward. I'll make a [9:50] motion that we approve this [9:54] project per the conditions of [9:55] the resolution. [10:02] I'll second that. [10:05] Okay. I have a motion by [10:10] Commissioner Schmid, seconded [10:12] by Commissioner Lowenthal. Any [10:13] discussion on the motion? [10:15] Okay. Maybe please have a roll [10:16] call vote. Commissioner Horan? [10:18] Aye. Commissioner Lowenthal? [10:21] Aye. Commissioner Pfaff? [10:23] Aye. Vice Chair Schmid? [10:25] Aye. Chair Shores? [10:27] Aye. Motion passes 5-0-0-0. [10:34] An action by the Planning [10:36] Commission is appealable [10:37] to the City Council within 10 [10:38] days of the Planning [10:39] Commission's action. [10:40] If the Planning Commission's [10:41] action has not been appealed or [10:42] called up for review by the [10:43] City Council by 5 p.m. [10:44] on the 10th day, [10:45] the action becomes final. [10:46] In order to be effective, [10:47] appeals must be in writing and [10:48] must be accompanied [10:49] by an appeal fee as provided [10:50] in the Master Fee Schedule. [10:59] Next item is an Agenda Item [11:01] 8, Study Session. Item 8A, [11:05] Major Design Review at 8 [11:06] Channing Road. [11:09] This item is being brought [11:10] to the Commission as a study [11:11] item for feedback and comments [11:12] from the Commission. [11:14] After comments, the applicant [11:15] would bring the project back [11:16] when they're ready, [11:17] and thus no motions are [11:18] required at the conclusion [11:19] of the item. [11:21] Were any Commissioners not able [11:22] to visit the project site, [11:23] or do any Commissioners wish to [11:24] note any ex parte communication [11:25] regarding this project? [11:30] Okay. Let the record note that [11:32] all Commissioners present have [11:33] visited the project site. [11:34] Can we hear the staff report, [11:35] please? [11:38] Good evening. Good evening, [11:39] Commissioners. [11:41] This application is for major [11:43] design review and special [11:44] permit for plate height for a [11:46] first floor addition and new [11:48] second story with a detached [11:50] one-car garage. [11:52] The existing property is a [11:55] one-story, 1600 single unit [12:02] dwelling on a 4,899-square-foot [12:05] lot zoned R1. [12:08] The applicant proposes [12:12] to demolish a portion [12:13] of the first floor and add 630 [12:14] square feet and a new second [12:17] floor that totals 652 square [12:19] feet. A total of 2,606 square [12:22] feet is proposed, where 2,750 [12:28] square feet is the maximum [12:29] allowed. [12:37] The project also proposes [12:38] to increase the plate height [12:39] to 9 feet, where 8 feet 6 [12:41] inches is the maximum allowed [12:42] for the second floor. Two [12:45] parking spaces are required. [12:46] One covered parking space is [12:48] provided in the garage and one [12:49] uncovered parking space is [12:52] provided in the driveway. [13:04] The project is subject to seven [13:05] major design review findings [13:07] and four special permit [13:08] findings. [13:10] Items for the Commission [13:11] to consider include consistency [13:12] with the design guidelines, [13:13] compatibility [13:15] with architectural style [13:17] of the existing character, [13:20] respect for the parking garage [13:22] patterns, architectural style [13:25] and consistency [13:27] for the mass and bulk interface [13:28] of adjacent properties, [13:29] landscaping, and compatibility [13:32] with the architectural style [13:33] and character. [13:37] Special permit findings include [13:38] that the project addressed the [13:39] mass and scale that are [13:40] consistent [13:41] with the existing structure, [13:43] roof line, elevations, [13:45] and consistent to the [13:46] residential design guidelines. [13:51] The residential design [13:52] guidebook has nine components. [13:54] Component number five addresses [13:55] mass, bulk, and scale. The [13:57] project should demonstrate mass [13:59] and bulk to harmonize with the [14:01] existing architecture and [14:03] respect to the primary and [14:05] secondary elements. [14:13] While staff finds the proposed [14:14] addition is compatible [14:15] with the zoning regulations, [14:16] staff has concerns [14:18] with the integration [14:19] of the house in regards [14:20] to the mass, bulk, and scale. [14:23] Staff would request the [14:24] Planning Commission provide the [14:25] applicant input regarding the [14:26] project as it relates [14:27] to the applicable criteria for [14:28] design review and special [14:30] permit application. [14:31] I'm available for questions [14:33] from staff. Thank you. [14:37] Questions for staff? Sorry. [14:39] Chair, I'd just also like [14:40] to point out [14:41] we did receive one piece [14:42] of public correspondence from [14:43] the neighbor and that was [14:45] distributed to the Planning [14:46] Commission before the meeting. [14:50] Thank you. Question [14:52] for staff? It's okay. I didn't [14:54] see it, but that's okay. [14:56] I'll just wing it. [14:59] Yeah. So you should have [15:04] received it via email. I [15:06] probably did. I just didn't [15:08] remember to look. [15:11] If the neighbor does not speak [15:13] under public comment, [15:14] I could go through the points [15:16] in the letter so the applicant [15:17] is aware of them and the [15:19] applicant as well. Thank you. [15:24] Any other questions [15:25] for staff? Okay. [15:29] I'll open the public hearing. [15:31] Will the applicant please come [15:32] forward and state your name and [15:33] anything else you'd like [15:34] to add about your project? [15:55] Hi, dear commissioners. I am [15:56] the owner of 8 Channing. I just want [15:58] to say a few words [16:00] about my house. [16:01] The house was built in 1917. [16:04] It was over 110 years old and [16:06] we did remodeling [16:09] on the main house but not [16:11] on the cottage and the garage. [16:12] They are really [16:15] in poor condition. My daughter [16:17] lived in the cottage. The [16:18] cottage is cold [16:20] in wintertime and hot [16:22] in summertime because [16:23] of the insulation. [16:25] There's no electricity cord and [16:26] we had to use electricity cord [16:28] from the main house [16:32] to get electricity. So it's a [16:34] fire hazard problem to us. [16:37] That's the main reason we want [16:39] to rebuild the cottage and the [16:41] garage. Thank you [16:43] for your consideration. [16:47] Thank you. [17:03] Can we have the architect, [17:04] Ken? Yes, I'm here. Hi. Good [17:06] evening, everyone. [17:10] Just regarding the mass [17:11] structure that the reviewer [17:15] comment on the channing site, [17:18] I propose to put a dormer [17:21] to reduce the mass [17:24] of it and also raise the pitch [17:26] of the roof [17:29] to match the existing pitch [17:32] of the roof. So I believe that [17:33] will reduce the mass of the [17:35] elevation facing the channing [17:38] road. Can you hear me? Yes, we [17:42] can hear you. [17:43] Okay. Very good. I'm not sure I [17:49] can share my screen. I have a [17:50] sketch of it. [18:03] Okay. Let me see. [18:07] Okay. [18:23] Ken, you should be able [18:24] to share. Okay. I'm loading my [18:27] screen. [19:03] Are you able to find the share [19:05] button on your screen? [19:07] Uh, I think so. Oh, yeah, [19:09] the share button is not able [19:11] to share. [19:18] Let's see. [19:25] You are a co-host, Ken. [19:29] You should be able to share. [19:34] Perhaps you can just verbally [19:35] describe [19:36] since you are unable to. [19:38] Can I send an email [19:39] to the planner later on? [19:42] For some reason, the button [19:43] that shows screen is unable [19:45] at my screen. Yeah. Well, why [19:49] don't you go ahead and describe [19:52] what you... Basically, I will [19:54] put a dormer, it's [19:56] like a gable roof, gable [20:00] dormer, facing channing row [20:02] on top of the entry, not entry, [20:06] I mean the doorway. [20:10] If you sharing that... [20:12] Let me see. [20:33] Can I share the picture? I have [20:34] my phone. Oh, yeah, yeah, [20:36] yeah. Yeah, Kevin has a picture [20:38] on his phone. I'm sorry. He can [20:40] share it at the screen. [20:55] Sorry about that. Thank you. [20:57] Sorry about that. [21:03] Is there anything else you'd [21:04] like to add about the project [21:07] while we're examining the photo [21:09] on the phone? [21:13] Another thing we would like to [21:14] add is the neighbors talking [21:17] about... There's a two Juliet [21:20] balcony facing the window. [21:22] First of all, you know that [21:23] Juliet balcony is like 20 feet [21:25] away from... More than 20 feet [21:27] away because their setback is [21:28] about 5 feet. [21:30] And the window they mentioned [21:31] about it is a staircase. So we [21:33] are okay to take away, [21:35] remove one of the Juliet [21:37] balcony, but we would like [21:39] to keep another Juliet balcony [21:40] at the third bedroom. [21:54] And the other comments [21:55] from neighbor is [21:56] about the tree. [21:57] It's called the... I measured [21:59] it. It's 30 feet away [22:02] from the neighbor's fence. [22:05] So I don't understand why it's [22:06] going to block the sunlight [22:08] to the neighbor. [22:10] That's the second comment [22:12] from the neighbor. Thank you. [22:18] It's 36 feet away [22:20] from the fence. Just share your [22:22] phone one more time. [22:25] I'm sorry? Okay. [22:53] Okay. At this time, [22:55] do we have any questions for [22:58] the applicant? [22:59] I have several questions. [23:00] Maybe you can help me [23:01] understand the use of the new [23:02] addition because it has a [23:04] second front door. So now the [23:06] house has two front doors, [23:08] which is usually confusing. [23:10] And it's only bedrooms, [23:12] so it's not like an ADU. [23:14] I understand. The current [23:17] existing door is [23:18] on the right side. And we have [23:22] a front yard. [23:23] That's the reason why we want [23:25] to keep that door to access [23:27] to the front yard, [23:28] to the side yard on Peninsula [23:29] Street. If you like, [23:31] we can close it, [23:32] but it's more convenient going [23:33] to access the front yard [23:37] through that door instead [23:39] of going around the house. [23:41] So the new door will be the [23:44] main front door? [23:46] Right. The door in the middle [23:48] of the house will be the main [23:49] entrance. [23:51] And it's bigger than [23:52] from the other door. The main [23:54] reason we want to keep the [23:56] existing door is because we [23:58] want to get access [24:00] to the side yard. And we have a [24:01] pretty decent side yard on [24:04] Peninsula Street. We just don't [24:06] want to go around the house [24:08] to go to the side yard. [24:10] Yeah, thank you. The bedrooms [24:11] are rather narrow, 10 and nine [24:13] and a half feet, [24:15] and you're asking [24:16] for a nine-foot plate height, [24:18] which is already would be a [24:19] variant. So explain why you're [24:22] asking for a nine-foot ceiling [24:24] height or plate height. [24:26] Yeah, I understand it's six [24:28] inches higher than the normal [24:30] height. My daughter has asthma, [24:33] so we thought the highest plate [24:35] height would make the airflow [24:39] better for her. [24:41] That's the reason why we want [24:42] to increase the height plate [24:44] to nine feet high. [24:47] Ventilation purpose. [24:49] They work great. But [24:50] on the second floor, just as a, [24:51] you know, you could use [24:53] coffered ceilings and take [24:55] advantage of the gable space [24:57] to make a higher ceiling [24:59] without a higher plate height. [25:01] Because of the massing [25:02] challenge with this, [25:04] it would probably be better. [25:06] This is a question, [25:08] so I won't go on. What's the [25:09] use of the long porch [25:11] on the side of the house? [25:12] Because it's too narrow to be a [25:14] deck and the stairs are rather [25:15] steep. So I don't understand [25:18] the use for a full width porch. [25:22] That's only four feet wide. [25:25] It's not that narrow. I think [25:26] it's five feet wide. [25:28] At this point, five feet wide, [25:30] we can put our shoes there and [25:32] some kind of storage spaces [25:34] for us to go [25:36] to the garage and side [25:38] of the yard. [25:42] And then the windows. [25:43] There are a lot of windows [25:45] for bedrooms and full kind [25:46] of sliding doors, [25:49] which is unusual [25:51] for a bedroom. So is there a [25:53] rationale for having the [25:54] original design? [25:56] Now the sketch is different, [25:58] but the original design has a [25:59] full sliding door, Juliet [26:01] balcony facing Channing. [26:02] We like natural light. [26:06] That's the reason we have so [26:07] many windows. [26:08] Yeah, we have a sliding door [26:12] in the bedroom as well as [26:13] in the stand. We thought it [26:17] would be better [26:19] to have natural light [26:20] in those two rooms. [26:21] Okay. And the current use is [26:25] just one small bedroom and now [26:26] you're installing three [26:27] bedrooms. [26:28] So is it going to be the same [26:30] use or a different use? [26:31] Right now we have three [26:33] bedrooms, two [26:35] in the main house and one [26:36] in the cottage. So we are [26:39] tearing down the cottage. We [26:40] want two more bedrooms because [26:42] we want our parents to move in. [26:46] My parents, they live in [26:47] Chinatown [26:48] in a small tiny room. They took [26:51] care of me and my children when [26:52] they were young and we wanted [26:54] them to live with us. Great. [26:58] Yeah, that's the reason why we [26:59] want to have two more bedrooms [27:01] in this residence. Thank you. [27:08] Thank you. Any other questions [27:09] for the applicant? [27:11] Yeah, I have a couple [27:12] of questions. On the elevations [27:14] you show all new vinyl windows, [27:15] but on the window schedule it [27:18] says aluminum. [27:20] They are all vinyl. I thought [27:21] we changed them. Right now we [27:23] have vinyl windows. I thought [27:24] we changed from aluminum [27:26] to vinyl. I just want [27:27] to clarify because it had both [27:29] on there. So you're saying [27:30] they're all going [27:31] to be vinyl? [27:33] Yes, it will be. Yeah, even the [27:35] addition, the new addition, [27:36] they all will be vinyl windows. [27:38] Are you changing [27:40] out all the windows [27:41] of the house? [27:43] The current house has vinyl [27:44] windows. But you're going [27:45] to keep them? [27:46] Yes. Okay. And then it says [27:48] you're going to have new cement [27:50] fiber siding. [27:52] Are you sure the existing [27:53] siding is fiber cement? A [27:56] portion is wood and a portion [28:00] is cement right now. [28:04] Now, the side toward the [28:06] peninsula is cement because [28:07] when we bought the house, [28:09] we made improvement [28:10] on that side. We replaced all [28:11] the siding. Those are cement [28:13] siding. [28:15] And on the channing side, a [28:18] portion is cement and a portion [28:21] is wood. [28:23] For the new addition, we are [28:27] proposing using cement siding. [28:31] So would any of the existing [28:32] wood siding remain or would it [28:33] all be? [28:35] We're not making any changes [28:36] to the existing main house. [28:41] So you could have some cement [28:42] siding and wood siding? [28:43] Yeah. Okay. [28:45] And then on the northeast [28:48] elevation, you have the stucco [28:51] on the lower section [28:52] intersecting [28:54] with the existing, I guess, [28:56] is that the cement siding? [28:57] Cement siding will be [28:58] on the second floor. [29:00] On the first floor. [29:01] So I'm thinking [29:03] of the first floor right now. [29:04] You have the existing home, [29:05] which has, I guess, cement [29:06] siding, or I don't know if [29:07] that's the cement or the wood. [29:09] A cement siding. [29:10] And then you have the new [29:11] addition [29:12] with the stucco hitting that. [29:13] What is that transition going [29:14] to be? [29:16] It's between the kitchen and [29:18] the new addition. [29:20] Yeah, I understand the [29:22] location. How are you going to [29:23] transition the two materials [29:24] together? [29:26] Uh, Ken, can you answer that [29:28] question? I'm not a technical [29:29] person. Sorry. [29:31] It currently doesn't count. [29:33] Yeah. [29:34] Yeah, go ahead. [29:35] We can do a three-inch reveal [29:36] to transition the stucco. This [29:39] is a request by the owner. [29:41] For some reason, I don't know [29:43] if he wants the stucco to be [29:45] on that side particularly. [29:48] Do you have a particular [29:50] reason, Kevin? [29:53] Yeah, I look at my neighbor's [29:54] house next door. They have [29:56] stucco on the bottom floor, [29:58] and then cement board [30:01] on the second floor. I want [30:04] to match to their house. [30:06] Kevin, just [30:07] like the neighbor's house. [30:10] Yeah, I understand. And I'm not [30:11] trying to comment here yet, [30:12] but the question is, [30:13] of course, how do you [30:14] transition those so it doesn't [30:16] look like you just attached an [30:17] addition onto a 100-year-old [30:19] home? So I'll address that [30:20] again in comments, [30:22] but thank you. [30:23] And then my last comment or [30:24] question is, [30:25] on that same lower roof [30:26] of the stucco addition, [30:28] how does that intersecting [30:30] with the existing roof line? [30:32] It looks like they're [30:33] at the same plane, but they're [30:35] slightly different dimensions. [30:37] How do those, how does that- [30:40] Can you clarify that part, [30:41] please? [30:42] I'm sorry? [30:45] You're talking [30:46] about the roof line? [30:47] Yeah, the lower roof line [30:49] that's over the, that's [30:50] below the new addition on the [30:51] northeast elevation and then [30:53] where that intersects [30:54] with the existing roof line. [30:55] It seems [30:57] to be either very slightly [30:58] close to that roof line or just [31:00] slightly off. I'm just curious [31:02] of how you're going to resolve [31:03] that transition. I'm sorry. [31:05] Are you talking [31:09] about that area? Because [31:11] there's a rear side setback [31:13] limitation for that. So that's [31:17] why we have to reset that part [31:18] and then we create a roof [31:20] on top of it. Am I answering [31:23] your question? [31:26] I believe so. Okay. All right. [31:28] That's it. Thank you. [31:35] Any other questions? [31:37] Questions. [31:38] Right. [31:40] So on that same face, [31:43] the one that's along [31:44] Channing, I was wondering [31:46] about the, I mean, [31:47] what we're commenting [31:49] on is what's in front of us, [31:50] not what was on the phone, [31:52] but the gable that is [31:56] over the, [31:58] that second entrance. Is it [32:02] right now, it's just kind [32:03] of coming out and held up [32:05] by corbels or something. So [32:07] it's just by itself kind [32:10] of hanging there, right? [32:12] Actually, if you look [32:14] at the sketch that Kevin just [32:16] shared with you, that gable [32:18] at the entrance looked [32:22] like the overhang. We removed [32:24] that. We pushed that gable up [32:26] to the roof line [32:28] to create more [32:30] of the dormer feature of it. [32:32] Right. But then, yeah, [32:34] I get that. But then it's a [32:35] pretty long stretch there down [32:38] to the bottom. I think that has [32:40] to really be drawn [32:41] out properly for us to. We'll [32:43] take that away already. That [32:44] gable is no longer there. [32:46] Okay. And I also had the [32:47] question about the transition, [32:49] the transition between the old [32:52] house and the newer section. [32:54] Because I guess you like the, [32:58] your client, you [33:02] like the stucco [33:03] on the bottom. You mentioned [33:05] that. But your, the old house, [33:06] had that, have you done any [33:10] new, is your siding new there [33:14] as well? It's all new? The [33:15] siding, some [33:17] of those siding are new. We [33:19] paste them. But what about the [33:22] piece that abuts the stucco? [33:23] Is that also new? [33:26] The very end of the, [33:28] on that same face that's [33:29] running along Channing? So you [33:30] got that right where the house [33:34] is. Is it possible [33:35] to pull up the renderings for [33:36] the new real quick so we can [33:38] both just make sure we're [33:39] looking at the same thing? [33:41] Thank you. Yeah. So if I'm [33:43] looking at that, I'm looking [33:45] at the gable on the, over the [33:46] door that I was just talking [33:48] about, directly to the right, [33:51] there's the old house. I'm [33:54] going to call it old house. [33:55] And it is, [33:56] has wood or siding that is, [33:58] is that new? Did you put new [34:02] siding on? Or is it the old [34:04] siding? The top one, [34:06] they are wood siding. [34:07] They are old. [34:08] The bottom one, above, [34:10] underneath the window, [34:12] those are new cement for [34:13] siding. [34:15] I don't think I understand. [34:17] Are you saying, sorry, [34:19] oh look. They were replaced. [34:21] Yeah, they were replaced. [34:23] Partially replaced. Yes. [34:24] Okay. And then I guess I wanted [34:31] to ask about the cantilever. I [34:33] also had a question [34:35] about the need [34:36] for the height, [34:37] that more heights than what we [34:39] allow, but you answered that. [34:41] The cantilever [34:43] on the second floor, what is, [34:44] why do you need the cantilever? [34:50] It's just to have more space. [34:51] The cantilever [34:52] on your second, [34:54] the second floor hangs over the [34:55] stucco section quite a bit. So [34:59] do you- Just break the mass. [35:01] Is it a good answer? [35:05] I'm sorry, [35:06] I didn't understand. Just break [35:07] the mass of the channel, you [35:08] know, of the street. [35:10] So we can have almost [35:11] like overhang, like almost [35:12] like a very local thing, [35:13] we catch some shadow. [35:14] So it won't look [35:15] at the wall as one piece [35:17] of wall. It look [35:18] like two pieces. [35:20] Let's break the mass. [35:22] Break the mass. Am I answering [35:24] your questions? Yeah, I guess [35:25] so. It just looks, makes it [35:28] look even bigger than it is. [35:30] And then, [35:31] and then I have a question [35:32] about the decision [35:33] about the window. Well, not [35:36] really window sizes, [35:37] but kind of. You have a, [35:38] so you have the balcony there [35:40] with the sliding door. I'm [35:43] looking at the Channing side [35:44] still. So I missed what you [35:49] said. [35:50] Did you, were you saying you [35:51] wanted to keep [35:53] that balcony and get [35:54] rid of the other or vice versa? [35:56] In fact, that Kevin has my new [35:57] sketch on his phone. We put a [36:02] two smaller window to the, [36:03] toward the left side of that, [36:07] of the new section. [36:09] And we actually create a, [36:12] put the balcony side [36:15] to the right, to the middle, [36:16] right on top [36:18] of the entrance. [36:23] Commissioner Pfaff, if I may [36:24] very briefly. And the applicant [36:25] has a new sketch. I also know [36:27] that that has not been [36:29] presented to the commission. [36:31] So you may speak [36:32] to it if you have something [36:33] to say about it, [36:34] but that is not really part of [36:36] the record or what the [36:37] commission is open, [36:39] I thought. [36:41] Right. Then I'm going [36:42] to jump right [36:43] to the last question. Was there [36:45] a reason, I noticed [36:46] on the front of the house, [36:49] you seem to have, I don't know [36:50] if it's their original or they [36:52] were copied [36:54] from the original. You do have [36:55] some divided lights [36:58] in the front, in the, in the [37:01] side that faces peninsula. So [37:02] it looks kind of more right. [37:07] Yeah. So have you considered [37:09] on this side, so it kind [37:11] of all comes together better, [37:12] some divided lights? I guess [37:16] that's the way I would say. [37:19] On your, you have lots of, [37:20] we do have a light over there. [37:22] Sorry? We do have a light [37:24] over there. [37:26] What's a better way [37:28] to say that? Just partitioned [37:30] grids, grids, grids, grids [37:32] on the window. Yeah, gritted [37:34] windows, because, you know, [37:35] you have this 1917 house, [37:37] which is quite darling. [37:38] And then you have this other [37:41] one. And the idea is that they [37:42] look as, I think the idea is [37:43] that they look at one, [37:44] that they were, right, [37:46] one thing. And so did you [37:49] consider putting the grids that [37:50] you have on the front [37:52] of the house, bringing them [37:54] around the side, so it kind [37:56] of pulls all together? Have you [37:57] considered that rather than all [38:00] these much more modern, I think, [38:04] more modern looking than the [38:05] age of the house? Sorry, we [38:07] never thought about it. We work [38:09] with that in consideration. [38:10] Thank you [38:12] for your suggestion. It's just, [38:13] it was just a question. [38:15] We can only ask questions. All [38:18] right. Thank you. Yeah. Any [38:19] other questions? [38:22] I had one more clarifying [38:23] question. It looked [38:24] like when I drove by, [38:25] there's an existing chimney [38:26] in the roof, but [38:27] on all these plans, there's no [38:29] chimney, but I noticed the [38:30] fireplace is still [38:31] on the plan. We do have a [38:32] fireplace. And a chimney? [38:34] Yes. Okay. And the plan is [38:36] to keep the chimney? [38:37] Yes. Okay. It is [38:39] in the main house. Yes. [38:40] Correct. Okay. Yeah. Sorry, [38:41] it's not showing up [38:43] on the picture. Yeah, just [38:44] clarifying. Thank you. Yeah. [38:45] So we're not touching the main [38:48] house at all. [38:50] We are just tearing down the [38:51] cottage and rebuild a two-story [38:54] building. [38:57] Right. Any sounds [38:58] like we're no more questions [39:00] for the applicant? Okay. If [39:02] that's the case, I will go [39:03] ahead and close the public [39:04] hearing. Thank you [39:06] for being available [39:07] to answer your questions. [39:08] Thank you. Commissioners, [39:09] comments? Don't you have [39:10] to ask for public comment? [39:13] Oh, no one's here, but. That's [39:15] right. Okay. Anyone attending [39:16] in person who would like [39:17] to speak on this item? Okay. [39:21] Just in case. In that case, now [39:24] I will close the public [39:25] hearing. Okay. Thank you. [39:27] Commissioners, comments? Can I [39:28] go? Yes. Okay. This design looks [39:30] like two totally separate [39:35] houses with two front doors and [39:37] three different sets [39:39] of windows, two different sets [39:42] of siding. [39:43] This is not a cohesive [39:47] project. And so I think that [39:50] you need to look at it in 3D [39:54] because the elevations don't, [39:57] are not helping the design [39:59] at all. I would, I liked, you [40:02] know, what I did see [40:05] of the sketch, it's moving [40:06] in the right direction. [40:08] Cause I was going to [40:11] propose that you actually [40:12] switch the roof 90 degrees and [40:15] have the gable end facing [40:17] Channing, and then maybe do a [40:21] smaller, dormer or pop out [40:23] gable facing the other [40:26] direction so that your pop [40:29] out looks like a pop out and [40:31] not just a much bigger mass [40:34] on top. I, I don't think that [40:38] the stucco is a good idea at [40:40] all. I understand what you're [40:43] saying cause I did see your [40:44] neighbor's home, [40:45] but I think given that, [40:47] given the look of this house, [40:49] there is no stucco there now. [40:51] So introducing stucco on the [40:53] addition just makes it look [40:55] more like a second house. I [40:57] would highly suggest keeping [41:00] the two existing doors you have [41:03] into the old house and not [41:05] trying to do a new door into [41:07] the new house because it looks [41:08] like a new house. [41:10] And I would actually then [41:12] suggest doing a belly band, at, [41:14] at 10 feet or so, lining [41:18] with the gutters so that you [41:21] then could get, your wall [41:23] surface wouldn't be so [41:26] vertical. The belly band would [41:28] break up the materials, help [41:30] give you two distinct floors [41:31] of scale. And then wrapping it [41:33] around the back side would then [41:37] give you something to, [41:39] some additional trim [41:43] to make the pop out work and [41:45] your overhang there. [41:47] I think that the Juliette [41:49] doors are too big. We don't [41:53] really see those very often. [41:56] And I would, I would, [42:00] there's other ways [42:02] to bring light in, [42:04] without them being big doors. [42:07] And you, and I think [42:10] that the question [42:11] of the windows is a good one [42:13] and it's hard because I know [42:14] you're trying to not tear [42:15] down the existing house, [42:17] but unfortunately in order [42:19] to start to make this look [42:21] like one house, you might have [42:22] to make some investments. So it [42:24] may be that the siding, [42:27] you just need [42:29] to bite the bullet. And if you [42:30] want to go with the cement [42:32] siding all the way around, [42:33] fine, you can make that work. [42:34] But I think keeping the [42:36] combination [42:37] of the cement siding [42:38] on one side and the wood [42:39] on the other, and then trying [42:41] to come into stucco is going [42:43] to be a mess. [42:46] I don't think it's going [42:47] to work. The other thing is as [42:49] I think keeping the front door [42:52] or the second door on that, [42:55] Channing elevation will mean [42:57] less infill and less [43:00] siding that you can't match. [43:02] Let's see where else was I. I [43:08] think that the garage is better [43:09] off with the siding. I don't [43:11] think that, I just don't think [43:13] stucco adds value to you here [43:14] from a design perspective. [43:16] The, yes, and I really [43:24] would encourage your 3d, we'll [43:26] help you guys see and design a [43:29] little bit further on how well [43:31] to bring the two together. [43:34] When I first saw the [43:37] elevation, it was, [43:38] it killed me. And so I actually [43:41] modeled it in 3d for myself so [43:42] that I could understand how the [43:44] shapes were coming together [43:45] because I didn't want [43:47] to come here and just say, [43:48] I don't like it. I wanted [43:49] to come here with feedback [43:50] from what I would want [43:52] to do if it were my project. [43:54] And so I'm hoping that some of [43:57] these suggestions will help so [43:59] that then the next time you [44:02] guys come forward, we're able [44:04] to actually make a decision on [44:06] the action and not then just [44:07] start over [44:09] with a whole new set [44:11] of comments. So I'm hoping that [44:13] I was helpful. Thank you. [44:18] Other comments? Yeah. Thank you [44:21] for saving this old house. I [44:23] think it's, it's great [44:25] to see that you're trying [44:26] to renovate it, [44:28] but we do want the new house [44:29] to look cohesive and not [44:30] like this was an add on that [44:33] doesn't fit the existing. It [44:36] currently looks kind of [44:37] like a caboose, you know, [44:39] caboose at the end [44:40] of a train. so I agree with, [44:41] everything my fellow [44:44] commissioner said. I think he [44:45] has a clever idea on, maybe not [44:47] building a second front [44:49] entrance, because it strikes me [44:52] that you also have an entrance [44:53] that's facing the garage, [44:55] going into that new den, [44:58] with that double slider. So you [45:00] have a lot of doors in and out [45:02] of a very small space, but it [45:04] might help pull that elevation [45:06] together if you don't have two [45:09] main entrances. this house is [45:11] one where I think not only [45:14] don't you need a nine foot [45:16] plate height, but you might [45:17] consider an eight foot plate [45:19] height and then use a coffered [45:21] ceiling to take advantage [45:22] of the gable space. [45:24] So interior, it'll be a higher [45:26] ceiling, but the exterior will [45:28] read lower and it won't be as [45:30] much of a vertical. I [45:33] like the idea of, rotating the [45:35] roof or the sketch looks [45:36] like it's going [45:38] in the right direction as well, [45:39] but I would lower that roof [45:41] line even more. For me, the [45:42] window, there's too many [45:45] windows, bedrooms, you know, [45:47] there's a privacy issue. [45:49] In addition to light, [45:51] you could consider clerestory, [45:52] which a lot of clients or [45:54] folks are using, [45:56] which gives light at the top, [45:58] but gives plenty of wall space [46:00] for flexibility on where you [46:02] put furniture. I don't, love [46:05] the side porch. I think it [46:07] should either be a porch [46:09] that's, you know, [46:11] six or eight feet wide, [46:12] but not the full width [46:14] of the, the house. It, it seems [46:16] like you'll need, railings [46:17] in the middle for that from a [46:19] safety perspective. And yeah, [46:22] the overhang on that left side [46:24] of the house is also doesn't [46:25] work for me. It's, I'd almost [46:28] rather that the house, [46:29] that the column goes all the [46:31] way to the edge of the house, [46:33] and not have that kind [46:35] of pergola detail. It just, [46:37] it's, it feels disjointed [46:38] to me. I agree with, [46:40] wrapping the whole house [46:44] in a, in a cohesive, [46:46] clapboard. And if you want [46:49] to use the, the cement board, [46:51] that's fine. But to have all of [46:52] these different surfaces is [46:55] going to make the, [46:57] the project look [46:58] like a mishmash. Some [47:01] of the materials are, [47:03] are cheap and I think in [47:04] Burlingame, you really want [47:06] to invest [47:07] in higher quality materials. [47:09] So I understand your existing [47:10] house has vinyl windows. We [47:12] typically don't like vinyl [47:13] windows unless they're a high [47:15] end, product. So, work [47:17] with your architect [47:18] on that. I noticed the railings [47:20] on the, on the porches are [47:22] aluminum railings. Those tend [47:24] to look not very nice. So just [47:29] pay attention to those details [47:30] and you'll have a much nicer, [47:32] more, valuable house. The [47:33] chimney is going [47:35] to be a problem, [47:37] because you didn't show it, [47:38] but now you have a, [47:39] now you have an, [47:41] an addition that's [47:42] above the chimney. [47:43] So likely you'll have [47:44] to extend the chimney above the [47:46] addition and now you're going [47:47] to have a pretty tall, [47:48] chimney just stand, you know, [47:50] in the middle of space. So [47:52] you'll want to look [47:53] at that closely, I think. [47:54] If it's, if it's gas, [47:57] then it's a different story. [47:58] But if it's a wood fireplace, [48:00] that I don't think that will [48:01] work from a code perspective. [48:03] Yeah, I think that's it. [48:11] Any other comments? [48:13] Yeah, I, I agree. I think it's, [48:14] Commissioner Schmid has a very [48:17] interesting idea and, would be, [48:20] I, I can also picture, [48:24] definitely picture something [48:26] like that. I agree that the [48:29] other sketch was a start. I [48:31] think, though, in order to, [48:34] for it to be looking like a, [48:36] a cohesive building that came, [48:38] you know, ideally it was built [48:40] at the same time as the wall. I [48:42] think, I think it would really [48:45] be helpful to put that, to face [48:47] it the other direction towards [48:49] the gable towards [48:51] Channing and all the other [48:53] comments. [48:57] I agree completely. So, so it's [48:58] probably overwhelming [49:00] to hear all this, but that's [49:01] why this was pulled up in, [49:03] in the past. This would have [49:05] gone probably [49:06] to a design reviewer, [49:08] off site. So we're trying the [49:10] best we can to help you. And [49:11] fortunately, we have a lot of [49:12] knowledgeable people here who [49:14] can help you. So we hope, [49:16] that's it. Thank you. [49:21] Any comments? [49:23] Yeah, not too much because, [49:24] everything that my fellow [49:25] commissioner said was, spot [49:26] on and I agree, [49:27] agree wholeheartedly. [49:29] Cohesion is the word [49:31] of the night. I think, [49:32] that's really what you have [49:34] to try to go [49:35] for is how do we make, as [49:36] Commissioner Pfaff said, look [49:37] like this was the original [49:38] intent of the construction [49:40] from a hundred years ago. [49:41] Cause I do appreciate the fact [49:42] that you're trying [49:43] to save the house. That is [49:44] really nice to do as opposed [49:45] to tearing it down, which a lot [49:47] of people will do. So we really [49:48] appreciate that, but we need it [49:49] to be cohesive. We want it to [49:50] look nice. and as commissioner [49:51] Horan said, we do live in [49:54] Burlingame and people do [49:55] invest in nice materials, [49:57] whether it be in the windows or [49:58] the siding or the roofs or [50:00] whatever the details, [50:01] it doesn't mean you have [50:02] to overspend, but it just, [50:04] it has to look like it's [50:05] supposed to be there. [50:06] And that can sometimes cost [50:08] a little bit more money than [50:09] you may want to spend. The only [50:11] other thing I would tell you [50:13] is, forgo going to a structural [50:14] engineer. I noticed these plans [50:15] had a full set of structural [50:16] engineering plans, which I, I, [50:18] I feel bad because [50:19] unfortunately that a lot [50:20] of that's going to have [50:22] to be changed. So I would [50:23] highly recommend you go [50:24] through this process with the [50:25] planning commission first, [50:26] get an approved plan, [50:28] and then send it off [50:29] to your engineers [50:30] before spending the money [50:31] with them. Because again, we [50:35] can't approve it the way it is [50:37] today. [50:38] So there are going to be some [50:40] fundamental changes that will [50:41] change the structure. So it's [50:42] just a word of advice. I did [50:43] forget one comment, related [50:46] to the, letter that we [50:47] received. [50:49] I don't have a problem, [50:50] because the house is so far [50:52] away from the, the lot line. [50:53] We have houses that are four [50:54] feet away and eight feet away [50:57] with a driveway. This is 20 [50:58] plus feet. So I don't, [51:00] I don't have a problem with [51:02] that other than my statement [51:03] that the windows are too big [51:05] in general. [51:06] But in terms of sight lines [51:08] to the neighbor, [51:09] that's not concerned [51:10] with mine. [51:12] But it might be fair to say [51:13] to the neighbor that this, [51:14] this is not a view area [51:15] with any protected views. So [51:17] the request for story poles or [51:20] solar is not really what would [51:23] happen in a location [51:25] like this. And, and as was said [51:27] earlier, the tree locations are [51:29] actually significantly further [51:31] away. [51:32] And it were any other [51:35] configuration [51:37] without the garage being there, [51:38] I would actually say plant more [51:39] trees. Yeah. But, that's the [51:41] way it is right now. [51:43] I just want [51:46] to say one quick comment [51:48] about cohesiveness. So if we [51:52] just took the old house away [51:53] and we're just looking [51:55] at the new part, we would [51:56] still, I think, [51:57] be saying the same thing. [51:58] The new is not [52:00] in itself is not cohesive. So [52:02] take the, the old section away, [52:03] just what is drawn, [52:05] that probably wouldn't have [52:06] gone through here very easily [52:08] either. So, anyway, it just, [52:09] just to rework, redo. Right. I [52:13] would just like to add two, [52:18] well, add one and a half quick [52:19] things. I'd like to iterate, [52:21] reiterate a previous comment [52:22] about, windows with grids. [52:24] I don't think we mentioned it [52:26] in our specific comment, [52:28] comment portion, but perhaps, [52:29] taking a window that's already [52:31] there and replacing it [52:33] with one that are, [52:35] have grids that kind of relate [52:36] to the one on the primary [52:38] facade or the one facing [52:39] peninsula, that might add a lot [52:41] of cohesiveness [52:42] to the structure [52:43] without having to do a lot [52:44] of other reconfigurations. [52:46] Just wanted [52:47] to make sure that was mentioned [52:48] in the comment portion. Thank [52:49] you. And the other thing I did [52:50] want to mention is, I noticed [52:51] on the site plan, it looks [52:53] like the current configuration [52:54] of the fences does not change [52:56] with the addition [52:57] of the new primary, entrance. [52:59] It might make it easier to [53:00] understand the primary entrance [53:02] as we're walking around. [53:04] If the opening [53:05] for the current primary [53:07] entrance down by peninsula was [53:08] relocated and that kind of, [53:10] so that you're kind of led [53:11] into it as you're walking by, [53:13] I'm, that might've come [53:15] out later in the process, [53:16] but I didn't see [53:17] on the site plan. [53:18] So I just wanted [53:19] to mention that pretty simple. [53:20] But I think everything else has [53:22] already been covered that I [53:23] would have mentioned. Any [53:25] other comments? [53:27] Okay. As I, as I said, [53:29] we are not making a motion [53:31] on this. So, all right. Thank [53:33] you very much [53:34] for coming tonight. Thank you. [53:36] all right. So moving on [53:38] to agenda item nine, [53:41] staff and commission reports. [53:45] Are there any commissioner [53:46] reports? [53:49] Okay. Staff, do we have [53:50] anything to share? Yes. [53:52] Thank you chair or as a member [53:54] of the planning commission, [53:55] just would like to let you know [53:56] that we did receive an appeal [53:57] of the planning commission's [53:59] approval of the project [54:02] at 410 Airport Boulevard. [54:04] That appeal was filed [54:06] by a council member. [54:09] So that'll be scheduled [54:10] for a council hearing and [54:12] at some point in the [54:14] near future at a date [54:15] to be determined. And then [54:16] for our next meeting, [54:19] which is scheduled for [54:20] September 14th, if we have a [54:25] meeting, on that date, [54:27] it'll be to consider a, [54:31] application for a new building [54:33] on Channing, road where, [54:35] excuse me, not Channing, Chapin [54:37] where the Chase Bank is. [54:40] So we are meeting [54:44] with the applicant tomorrow [54:48] to get out some final details, [54:49] to address fire district, [54:50] concerns, fire department [54:51] concerns, and if we're able [54:53] to work through those, [54:54] we'll have it [54:55] on the next agenda. Otherwise [54:56] it'll likely go [54:57] to the second meeting in [54:58] September. So there's a good [55:01] chance we will not have a [55:02] meeting September 14th. [55:04] And I'd just like [55:07] to add that if you do, [55:08] I won't be there. Okay. Thanks [55:10] for the heads up. What did you [55:13] say that you will? If we had [55:16] one on the 14th. Oh, okay. Got [55:18] it. Got it. Okay. If [55:20] there's nothing else to share [55:22] on the commissioner's side or [55:24] the staff side, then I can say [55:26] the meeting is adjourned [55:27] at 7:55 PM. Thank you. [55:30] Thank you.
