[43:37] At the street level it's [43:42] designed with active uses and [43:44] extensive glazing to create a [43:45] safe, welcoming pedestrian [43:48] experience. [43:50] The project is not built lot [43:52] to lot line. [43:54] That's important because if [43:57] you look at the adjacent [43:58] buildings they're almost fully [44:01] lot coverage. [44:06] There's very little open space [44:08] This project offers 21% open [44:09] space, completely open to the [44:12] sky. [44:13] That's not on an amenity deck; [44:14] that's 21% on the ground floor [44:16] all the way up. [44:20] That's more than double the [44:23] 10% required by Miami 21. [44:24] So we're not fully developing [44:27] the site. [44:30] We're leaving. [1:46:00] It's a unique shape for the [1:46:01] site, which our architect had to [1:46:05] work through. [1:46:10] This is an aspr, so we advance [1:46:13] with no waivers, warrants, [1:46:14] exceptions or deviations from [1:46:17] the city code. [1:46:19] This is a living local [1:46:22] project, and introduces [1:46:25] affordable housing to the [1:46:25] district, much needed to this [1:46:30] area. [1:46:32] We are proposing 42% [1:46:36] affordable housing units, which [1:46:38] is 210 of our 499 units. [1:46:39] We are providing one parking [1:46:42] space per unit. [1:47:45] When we started designing the [1:47:47] project with our client, no [1:47:50] expense was spared in providing [1:47:59] a project with a true luxury [1:48:02] aspect that both condominium [1:48:04] residents and affordable housing [1:48:09] tenants can enjoy. [1:48:12] We quickly found out this site [1:48:16] is less than an acre, but the [1:48:18] corner here is challenged, [1:48:21] because of the shape. [1:48:23] The way we generated the upper [1:48:24] floors. [1:48:27] ... [1:48:30] This is a prominent corner. [1:48:32] We anchored the main corner [1:48:36] with the retail component of the [1:48:39] project, which is about 5,300 [1:48:42] square feet, and anchored it [1:48:43] with a flatiron effect on that [1:48:45] corner. [1:48:48] Then we centralized the main [1:48:52] lobby access to the building and [1:48:54] support spaces, with access to [1:48:56] the main core of the building. [1:49:03] We felt it was important for [1:49:04] this project with the magnitude [1:49:08] of units, to have a real [1:49:10] pedestrian and vehicular passage [1:49:13] for the project, where people [1:49:15] can get dropped off at any time [1:49:19] in a covered manner. [1:49:22] Another retail component will [1:49:24] further activate the passage of [1:49:26] pedestrians and vehicles. [1:49:26] All in all, I jk. [1:49:30] Nk... [1:49:33] Except for the minute 16 feet [1:49:35] pump room which must be [1:49:41] accessible to the street by [1:49:43] code, we have 100% groundfloor [1:49:47] access for this project. [1:49:50] Another thing we found is the [1:49:56] existing alley on the north side. [1:49:59] We put in a loop which [1:50:01] maximizes access to an [1:50:04] internalized zone, the loading [1:50:05] zone, with access to back of [1:50:07] house equipment. [1:50:08] We think the ground floor [1:50:12] works well, especially because [1:50:21] of the separation of the service [1:50:25] and beauty and of the pedestrian [1:50:29] and vehicular drop off areas. [1:50:31] We anchor the corner with [1:50:34] extensive amounts of units here, [1:50:37] and provided parking circulation. [1:50:39] We were able to simplify it, [1:50:39] working in a counterclockwise [1:50:42] direction. [1:50:47] We purposefully put the [1:50:52] parking on the north, to allow [1:50:53] for 100% of the linear frontage [1:50:55] of the property. [1:51:00] Again, parking access to both [1:51:01] cores, providing 21 units per [1:51:07] floor. [1:51:08] With minor adjustments for [1:51:09] exterior articulations in the [1:51:09] buidlg. [1:51:12] G. [1:51:15] Then we get to what makes this [1:51:21] project unique in my building, [1:51:21] the wellness and fitness [1:51:25] programs. [1:51:28] Essentially, you have an acre, [1:51:29] almost 80% of the acre for [1:51:32] amenities. [1:51:34] We have 18,000 feet of [1:51:37] enclosed amenities at the [1:51:38] mezzanine level and the floor [1:51:40] above us. [1:51:43] We also thought it was [1:51:46] important to provide exterior [1:51:51] deck amenities, with a pool deck [1:51:54] to maximize views. [1:51:56] In addition to a complete [1:51:57] running and walking track around [1:52:01] the entire podium... [1:52:02] We felt that taking that [1:52:04] wellness factor to the next [1:52:06] level was appropriate, to [1:52:07] generate these fitness spaces [1:52:11] for the project. [1:52:12] Above that is where we start [1:52:14] our tower. [1:52:21] There is a difference in [1:52:24] levels 14 through 30th, [1:52:25] generating about 21 to 17 units [1:52:30] per floor. [1:52:32] The upper levels have larger [1:52:36] units than the lower levels. [1:52:38] We have 15,000 square feet, [1:52:42] the maximum permitted by code, [1:52:43] and 180 feet at its maximum [1:52:47] length. [1:52:52] [Unclear. [1:52:55] ] Culminating at the top level, [1:53:00] the 31st level with another [1:53:05] amenitized space, 2500 square [1:53:08] feet of a residence lounge, as [1:53:08] you will see in our other [1:53:10] designs. [1:53:15] Once we concluded what we felt [1:53:18] was a well-thought internal [1:53:20] massage of the project, [1:53:22] providing for all the internal [1:53:24] programs, we felt compelled [1:53:26] based on the level of fitness [1:53:27] and amenity and wellness of this [1:53:27] pj. [1:53:28] .. [1:53:30] Ct... [1:53:33] And the name of the project, [1:53:37] "anatomia", anatomy. [1:53:39] We felt compelled to [1:53:41] demonstrate that. [1:53:45] We have the exoskeleton on the [1:53:48] outside, mimicking the human [1:53:50] anatomy and muscles of the body. [1:53:50] It's what we're trying to do [1:53:55] with this. [1:53:58] The spacing of the exoskeleton [1:53:59] was analyzed to minimize [1:54:02] fenestrations on the units. [1:54:06] You'll see from the floor [1:54:11] plans, it interferes with the [1:54:12] int with the fenestrations of [1:54:14] the units. [1:54:18] Another point was to unify, if [1:54:20] possible, the podium, tower and [1:54:22] rooftop with a single element [1:54:25] tying everything together as one [1:54:28] sculpture. [1:54:31] Finally, we propose a linear [1:54:34] diffused lighting system which I [1:54:35] think would be spectacular at [1:54:41] night to [Unclear] The building [1:54:42] and be a potentially iconic [1:54:45] design for the area.
