As settlers, we are grateful for the opportunity to [1:21] meet here. And we thank all the generations of people [1:23] who have taken care of this land for thousands of [1:26] years. Are there any additions to lesions or amendments the [1:30] agenda. I have none. Okay, so motion to adopt the [1:34] agenda? I'll move. Second. So the generation. Are there any [1:39] disclosures of interest. I have to declare a disclosure. I [1:45] have a conflict of interest with the hub for beyond [1:47] 21 file. Which is A2826 - 1924 Pit Street. Okay. [1:56] Thank you. So noted. The minutes. Were there any concerns [2:00] or changes for the minutes. I have no concerns or [2:03] changes. Okay. Would you like to make a motion? I'll [2:06] move. Okay. And I'll second. And so it's approved. The [2:09] minute says, as presented. Presentations, first on the minor variance [2:14] A2726, 15 and 17 Portland Drive. Praise you, please. Thank [2:21] you, Chair. The purpose is for Committee members to consider [2:25] a minor variance application, file number A2726 with respect to [2:30] the property at 15 and 17 Portland Drive. Legally described [2:34] as Lot 19 on plan 52M58. The proponent is seeking [2:39] relief from the following zoning bylaw, provisions for the following. [2:43] Number one is from Section 3. 21. 2. 4 in [2:48] a residential zone to permit driveways to be located between [2:50] the front wall of the residential use building and street [2:54] being Portland Drive. Whereas the zoning bylaw does not permit [2:57] it. And from Section 3. 21. 2. 10 subsection D. [3:03] In the case of semi - detached dwellings and where [3:05] additional residential units are provided to allow a total area [3:09] occupied by driveways, walkways and surface parking to be 60 [3:13] percent of the area of the entire front yard, whereas [3:16] the zoning bylaw permits a maximum of 50 percent. The [3:19] requested variances are to accommodate a proposed semi - detached [3:22] dwelling with an additional residential unit proposed in the basement [3:26] of each semi - detached unit. Therefore, resulting in four [3:29] total units. The recommendation is that the Committee approved the [3:33] requested minor variances and include the following notes in the [3:36] decision. Note one being to ensure the locked drainage is [3:40] maintained per the approved construction drawing C3. 1, partial site [3:45] grading plan for the Bellwood subdivision phase 4. Should the [3:48] construction of a walkway or other hardscaping alter the ground [3:51] elevations at the property lines or deviate from the approved [3:54] grading plan, a revised grading plan shall be submitted to [3:57] the satisfaction of the city. And note 2 being that [4:01] there is a rear yard catch basin. Rear yard catch [4:04] basin number 6193 that abuts the north side of this [4:07] property with an associated 3 metre wide easement, 1. 5 [4:11] metre of said easement is on this subject property. No [4:15] obstructions shall impede said easement. Happy to take on any [4:18] questions. Thank you. Okay, thank you. Just for the record, [4:22] the member of the public here, uh, tonight in the [4:26] applicant is not here as well. Uh, would you like [4:29] to make a motion to move with the recommendation? I'll [4:33] move. Second that motion. Um, do you have any questions. [4:38] Just want to clarify that the staff suggested motion is [4:46] to approve with the engineers'comments noted, but not as a [4:53] condition. Through you chair. That's correct. So just to capture [4:56] as notes in the formal decision letter. And is there [5:03] a, um, rationale as to why you wouldn't want it [5:07] as a condition. For sure. Through you chair. Um, so [5:11] the intent is that these are just more so informative, [5:14] um, points. So should the property ever be transferred to [5:16] a new property owner that they be able to obtain [5:19] a copy of this decision and be mindful of these [5:21] notes? Currently, these are being satisfied, hence they're not a [5:25] condition. Thank you. I have no further questions. Okay. I [5:30] also have no questions. So we have a motion moved [5:33] and seconded. How do you vote? I moved to approve. [5:37] Okay. I'll favor as well. So. It's passed. Um, we [5:42] have a secondary report. I minor variance A2826, 1924 Pitt [5:47] Street due to a, uh, declared interest. We don't have [5:53] quorum for this. So we'll defer this to the next [5:56] opportunity to hear it by the committee. Okay. Um, then [6:02] that's our last. Is there any new business. No business. [6:05] I'm aware of. Date of the next meeting is going [6:08] to be sometime after September 9th. [6:27] Okay. September 23rd. Okay. We have motion to adjourn. I'll [6:31] move to adjourn. Okay. Sojourn. Thank you very much everybody [6:35] to your patients tonight. We settled up or we got [6:40] settled.
