[24:28] We have a couple of daycares there and some of the churches [24:32] and the traffic is extremely heavy in the mornings [24:35] and in the afternoons. [24:37] And this piece of property is landlocked [24:39] and there was only one way to get in and out [24:42] and that's by adding more streets and more entrances [24:45] and exits right off Amazon road, which [24:48] is already heavily congested in the mornings with school people. [24:52] And I'm just asking that you consider [24:55] or not rezoning this property, but let [24:58] us keep it the way it is. [25:00] And keep our neighborhood intact like we like it. [26:17] Additionally, there is an existing drainage channel [26:19] that does function as a natural buffer on the property [26:23] and the Planning Commission tied this zoning request to that, [26:28] to the development plan that was submitted [26:30] So therefore, if the development plan is ever abandoned, [26:34] it will require an additional public hearing. [26:36] Where has you know, it's close to the schools and a lot of kids [26:39] walk home from school. [26:42] Has there been a traffic study done or anything? [26:44] The traffic traffic study was not required for this land use. [26:47] Why not? [26:48] It didn't meet the required months so we have no idea. [26:52] We're going to be a cars, 200 cars a day or whatever. [26:54] The owner of the property is here. [27:54] And that's mainly because of that drainage ditch [27:56] that runs through. [27:57] What's the setback from street on that [28:01] How many feet from the street? [28:05] Our building is approximately 60ft from the right of way. [28:08] So 75 ish feet from the curb to the building? [28:12] Yeah Okay. [28:14] So i want for my city is not being [28:16] a surprises for the neighbors. [28:19] We, you know, I mean, because I live there, too. [28:21] And I guess and I just want to be sure [28:24] if I could add it our neighborhood meeting, [28:26] we had a good crowd 12 or 13, and there were concerns [28:30] initially, I think with a couple of exceptions, exceptions, most [28:34] people left in favor of. [28:35] What we were trying to do, that the church [28:37] had a representative there. [28:38] And he was concerned about the location [28:40] of our northern driveway. [28:41] We shifted to the south based on feedback and feedback [28:44] from city staff Yeah, Neil, you church, you know, [28:46] as your church involved in that, I [28:48] mean they're not involved in it, but no, but I mean, [28:50] it's right across the street from it, [28:52] so they're okay with that? [30:12] So just like the the decision that came up [30:17] just a little bit ago, Mike and My concern [30:19] would be if there are duplexes there that would be more [30:22] feel like that would be more impactful to those residents [30:25] than something like this So I have some concerns [30:30] there I think that's all i have. [30:39] I know some people that were at the neighborhood meeting that [30:42] had concern and I want to be I want to be mindful of those. [30:45] And I think we I think I'm trying to be mindful of those. [30:48] So i want to make sure what else you know, [30:50] some of the other questions.
