There was a a [8:24] comment made that the because of the [8:26] topography of the parcel is capped or [8:30] limited as to what can be built, which [8:32] may or may not be true. However, the [8:35] correlary to that is most of the [8:37] buildable land is where the trails are. [8:39] Well, so that's true and it's not. So [8:43] topography [8:45] as it stands it it because it's in a [8:48] water source protection district it will [8:51] be it is considered constrained lands by [8:53] our land use code which limits the [8:55] density because of that. Um, and because [8:59] it is a water source protection [9:00] district, it will also require a CD to [9:03] be developed because water source [9:06] protection districts require specific [9:08] engineering and this one is specific to [9:09] the city. So, it would require us [9:10] working with the city to get that done. [9:13] Um but that that doesn't mean that it [9:16] can't be done like with enough money [9:18] these things as we've as the county is [9:20] discovering can be done and they can be [9:23] done relatively easily as um techn [9:26] technology continues. [9:27] >> But if you didn't have that capability [9:29] you would tend to build where it's less [9:31] steep and flatter and that's where our [9:34] trails are going to be.
