[0:11] the minutes for the August 10th, 2026 [0:14] meeting. [0:14] >> Make a motion to approve. [0:15] >> Motion by Dave. [0:17] >> Second. [0:17] by Tom. Any final uh questions, [0:21] comments, or [0:24] seeing none, all those in favor signify [0:26] by saying I. [0:27] >> I. [0:28] >> Oppose. Nay [0:30] minutes pass. The third item on the [0:33] agenda is appearances. Uh we do have uh [0:36] a public hearing in which um you can if you are appearing for the public [0:41] hearing, you can do so under that. Uh [0:44] otherwise um you are welcome to appear [0:48] if you don't if it isn't under a public [0:50] hearing. Um, and I see some people in [0:54] the audience for like I said the bank [0:56] and uh the fire station [1:00] um and Winter Park builders uh are not [1:04] public hearings. So if you wish to [1:05] appear now you can [1:10] second call [1:12] and final call. [1:15] All right. Then item four on the agenda [1:17] is a public hearing for a conditional [1:19] use permit to allow for the operation of [1:21] a secondhand store at 1336 East Sumner [1:24] Street uh zoned B3 General Business [1:27] District. I declare this hearing open uh [1:31] and reading of the public notice. Jacob. [1:40] Sorry. [1:41] >> Take your time. [2:04] Okay. Notice of public hearing plan [2:07] commission. Please take notice that [2:08] pursuant to section 62.23 23 PN 7 PNDE [2:13] of the Wisconsin state statutes and [2:14] section 52.302 302 of the city of [2:17] Hartford municipal code that a public [2:19] hearing will be held at 6:00 p.m. or [2:21] thereafter on August 10th 20 or it [2:24] should say August I'm reading the wrong [2:26] one so I must have the wrong packet but [2:28] it should be August or September [2:31] >> uh 14th 2026 in the common council [2:33] chambers at the lower level of the city [2:35] hall 109 North Main Street by the city [2:38] of Hartford plan commission to consider [2:39] a request of Trisha's Seed LLC [2:44] uh to apply for a conditional use permit [2:46] to allow for a secondhand store at the [2:50] property property of 1336 East Sumar [2:54] Street, tax key 36-220-00001- [3:00] 023, [3:02] zoned B3, general business district. All [3:05] persons wishing to provide testimony for [3:08] or against the requested applicant [3:09] application are invited to be present. [3:11] Written comments may be submitted to the [3:13] city clerk, Shana Cryamp, 109 North Main [3:16] Street, Hartford, Wisconsin 53027. A map [3:19] of the parcel and application can be [3:22] reviewed in the planning zoning office [3:23] by appointment 109 North Main Street [3:25] Monday through Friday between the hours [3:27] of 7:30 a.m. and 4:30 p.m. contact [3:30] 262-673 [3:32] 8272 dated this the [3:37] 14th day of August 2026. Shannon [3:40] Crowamp, city clerk, city of Hartford. [3:43] This was published in the Daily News. [3:46] >> Thanks. And then staff review, Jacob. [3:48] All right. Uh, Trisha Shehed LLC uh is [3:53] Patricia Oralbeck. Uh, the business [3:56] owner is looking to establish She-Hed at [3:57] 1336 East Sum Street. This is a [3:59] pre-existing business that is located on [4:02] uh State Highway 83 going towards the [4:05] south. They're looking to relocate their [4:07] business to this parcel. Uh 1336 East [4:10] Summer Street is zone B3 uh general [4:12] business district under the B3 zoning [4:14] district. Secondhand store is a [4:16] principal land use that is permitted as [4:18] a conditional use. Uh after staff [4:21] review, uh 1336 East Sumar Street is [4:24] subject to the following. Compliance [4:26] with building codes, property [4:27] maintenance, and fire codes. Maintain [4:30] hours of operation as stated in the plan [4:32] of business operation. A a sign permit [4:34] must be submitted for each sign. Signs [4:36] must comply with chapter 54 of the city [4:38] of Hartford Municipal Code. Vehicle [4:40] parking, one space for each 350 square [4:43] feet of floor area for retail sales, [4:45] plus one space for each employee on the [4:47] largest work shift. Pawn broker [4:50] secondhand article dealers and [4:51] secondhand jewelry dealers must comply [4:53] with the requirements in 320 [4:56] section 3209 of the municipal code of [4:58] the city of Hartford as applicable. [5:01] Outdoor storage is strictly prohibited. [5:03] So after reviewing all this, the plan [5:06] staff recommends approval of the [5:07] conditional use permit for secondhand [5:09] store the city of Hartford's B3 general [5:11] business zoning district uh with the [5:13] following conditions. Uh compliance with [5:15] the building codes, property [5:16] maintenance, and fire codes. Maintain [5:19] hours of operation as stated in the plan [5:21] of business operation. Assigned permit [5:23] must be submitted for each sign. Signs [5:25] must comply with chapter 54 of the city [5:26] of Hartford Municipal Code. of vehicle [5:29] parking. Again, one space for each 350 [5:31] square feet of floor area for retail [5:33] sales, plus one space for each employee [5:35] on the largest work shift. Pawn brokers, [5:37] secondhand article dealers, and [5:38] secondhand jewelry dealers must comply [5:40] with the requirements of section 3209 of [5:43] the municipal code as applicable and [5:45] outdoor storage is strictly prohibited. [5:47] Uh so that is what we are recommending [5:49] with those uh seven conditions. [5:55] » All right. So the next part of the [5:57] public hearing is appearances and favor. [6:00] Anyone wishing to appear in favor? [6:10] » Then please just state your name and [6:11] address. [6:14] >> 418 Hartford. And I'm here obviously to [6:17] say that I'm in favor of it. [6:19] >> Super. Thank you. [6:20] >> Thank you. [6:23] >> All right. Anyone else wishing to appear [6:25] in favor? [6:28] Last call. Anyone wishing to appear in [6:30] favor? [6:32] All right, then we go to appearances in [6:34] opposition. [6:37] Second call, appearances in opposition. [6:41] And last call, appearances in [6:43] opposition. [6:45] All right, then I declare this hearing [6:47] closed [6:48] uh for discussion by plan commission. [6:51] And Jacob, I just had a question for [6:53] you. Uh, did you go over this all with [6:56] uh the applicants? [6:57] >> We sent this out to the applicant last [6:59] week with our with our uh write up so [7:01] that they were aware prior to the [7:03] meeting. [7:03] >> And as far as you know, is everything uh [7:06] in order? [7:06] >> We've been in discussion with them about [7:08] several things. Uh I I believe possible [7:11] accessory structure in the future or [7:12] storage. So we have been in [7:14] communication with them on some of the [7:15] stuff, but uh again they're they're [7:18] aware of that. [7:20] Okay. Thank you. Anyone else questions [7:23] or comments? [7:25] >> Tom? [7:25] >> Yes. Um on the building um and was [7:28] handwritten. There's a fence that's to [7:30] the west of the building. Um that fence [7:33] is that going to be for um additional [7:36] storage or uh what is what's the uh the [7:40] reason for that? [7:46] And so it's uh [7:48] >> we [7:49] go [7:50] >> Jake Jacob will answer first. [7:51] >> So I don't know for sure what it was [7:53] for. I believe uh it was for uh [7:58] I don't think it's for outdoor storage. [8:00] It's mostly for uh [8:16] I can't honestly answer what the what [8:18] that uh fenced in area is for. [8:21] >> Would you like them to answer since [8:22] >> Yes, please. Yeah. [8:24] >> Jared or Patricia, you can come up. [8:26] >> Yeah. [8:34] It's for additional selling space to [8:36] have like outside concrete planters or [8:40] bird baths or whatnot. We wanted to have [8:42] a secure place um so people couldn't [8:45] steal the stuff. Like currently right [8:47] now we have it all sitting outside in [8:49] front of our shops. We just more for a [8:51] secured place. And our hopes were that [8:53] we could put an out building inside that [8:57] fence and as well as in back and I think [8:59] that's part of our packet too. Yes. [9:02] >> Um, so and they wouldn't be storage. [9:04] They would be additional selling space. [9:06] >> Okay. [9:07] >> I know how your store is now and you [9:09] have a lot of lot of items out front. [9:11] >> Yes. And that's our intent to put it [9:13] behind the fencing area and then an out [9:15] building if possible, but for sure the [9:17] fencing area if we could. [9:18] >> Very trusting. [9:19] >> Yes, I know. [9:21] >> Okay. Um All right. Yeah, makes sense. [9:23] Makes I just [9:24] >> Okay. Thank you. [9:25] >> Sure. [9:28] >> Would go ahead. So, would that become an [9:31] possibly an issue as far as it being [9:33] outside [9:35] selling space as opposed to outside [9:37] storage space? [9:38] >> Uh, no. The exterior retail area would [9:41] not be be an issue. Again, we would ask [9:44] when we the fence gets approved that the [9:48] street facing side has uh it it's pretty [9:51] much going to be uh it's going to block [9:54] all vision into that so that it kind of [9:56] takes away from that possible uh [10:00] aesthetic [10:02] pos problem the problematic uh kind of [10:05] issues that you can see with some of [10:06] that outdoor sales stuff. So, we would [10:08] ask for more of a privacy fence along [10:10] the the Sumar Street portion. And then [10:12] again, the sheds. I think the biggest [10:14] issue with the sheds is fire code. Uh [10:17] just because you can't be you have to be [10:19] a certain distance from a building [10:21] unless you're going to sprinkler and [10:22] stuff like that. So, again, it it it [10:25] becomes an issue. [10:27] >> Thank you. [10:29] >> Anyone else? [10:32] >> If not, I would entertain a motion. [10:35] >> I'll make a motion to approve. [10:36] >> I'll second. Motion by Tom, second by [10:38] Tony [10:40] for uh sorry, approve. [10:43] >> I know. [10:45] >> Approving the proposed conditional use [10:47] permit to allow for the operation of a [10:48] secondhand store at 1336 East Sum [10:51] Street, zone B3 General Business [10:53] District. [10:54] >> All right. Any final uh Oh, and uh per [10:58] the uh seven uh recommendations of the [11:01] planning staff. [11:04] Um, [11:05] any final comments or questions? [11:08] Seeing none, all those in favor signify [11:10] by saying I. [11:11] >> I. [11:11] >> Opposed? Nay. [11:13] >> Motion passes. [11:16] All right. Fifth item on the agenda is [11:18] discussion and consideration of the [11:19] proposed architectural review in the CC3 [11:22] downtown core district for First [11:24] National Bank doing business as Forte [11:26] Bank at 114 1116 West Sumner Street. [11:30] Jacob. [11:30] >> All right. Uh, First National Bank doing [11:32] business as Forte Bank is proposing to [11:34] do an exterior renovation of their uh, [11:37] current 6,620 ft building located at 114 [11:41] 1114 and 1116 West Sumar Street. [11:46] Uh, this is the location of that uh, [11:48] right just right across the Johnson [11:51] Street alley here or not alley but North [11:53] Johnson Street right across from us [11:55] here. [11:57] It is CC2. So this isn't the CC3 is more [12:01] the business core of the downtown. CC2 [12:04] is the extension of the commercial [12:06] district specifically along uh the west [12:09] Sumar East Sumar uh portion of the older [12:12] part of the city. [12:14] So this is the existing structure [12:16] from the southeast [12:20] again from West Summer Street view from [12:22] the southwest and then the backside with [12:25] the uh drive-throughs for the cashiers [12:31] or the bankers [12:35] and then along North Johnson Street [12:37] looking towards uh West Sumar. [12:40] Uh the proposed M materials are [12:42] longboard uh 6-in tongue and groove [12:45] planks, light cherry uh [12:48] and then uh some other uh I'm not [12:52] proficient on this, but vintage wood [12:53] nitana it's an ash and then also using [12:57] coping uh pack clad graphite as well as [13:02] uh more of an ash gray. [13:05] So this is the proposed [13:08] uh again from the southeast street view. [13:10] Uh the brick facade is of that planking. [13:15] The signage we are not covering tonight [13:17] because signage code is different and it [13:19] doesn't it that doesn't need plan [13:20] commission approval for signage that [13:22] just goes that's interior unless they [13:24] need to appeal. [13:26] And then again, uh the renovation on the [13:29] looking from the southwest street, the [13:31] renderings there with the planking [13:36] and then also then the canopy portion of [13:39] the drive-thru is more of that ash plank [13:42] wood look to it. [13:45] So that is what uh is coming before you. [13:48] Uh again, we're recommending approval of [13:50] the architectural plan uh in the city of [13:52] Hartford's CC2 downtown transition [13:54] zoning district at 11:14 and 116 Western [13:58] Sum West Sumner Street uh with the [14:01] following conditions. A sign permit must [14:02] be submitted for each of the new signs [14:04] and they must comply with chapter 54 and [14:06] then maintain compliance with the [14:08] exterior material standards, which this [14:09] does. So again, we have no issues with [14:12] this and we recommend approval by the [14:14] plan commission. [14:15] >> Great. Thanks, Jacob. Yeah, I'd like to [14:17] just say um it's always good to see uh [14:20] when uh businesses in the city um take [14:24] pride in in their uh buildings and you [14:27] know want to keep it you know clean and [14:28] up to date and and uh like I said this [14:31] is quite an improvement. Thank you. [14:33] Appreciate that. Anyone else? [14:37] If not, I'll entertain a motion. [14:39] >> I'll make a motion to approve. [14:40] >> Motion by Dave. [14:41] >> Second. [14:42] by Tom. [14:44] again. Um, oh my goodness. Sorry guys. [14:49] For the approval of I'm just going to go [14:52] back to this one. [14:56] The architectural review in the CC2 [14:59] downtown transition zoning district [15:00] 114116 Summer Street uh improvements. [15:04] Any final questions, comments, or [15:06] discussion? [15:07] >> Seeing none, all those in favor signify [15:09] by saying I. [15:10] >> I. [15:12] >> Oppos? Nay. Motion passes. [15:18] All right. Next item on the agenda is [15:20] discussion and consideration for a [15:22] special exception for exterior material [15:24] standards for fire station number two at [15:27] 1455 Shower Drive. [15:29] >> All right. Uh we 1455 Shower Drive. This [15:32] came to us at the last plan commission [15:34] meeting. Uh looking over the plans and [15:38] also after what was approved by the plan [15:40] commission. Uh there will be issues with [15:42] the exterior material standards under uh [15:44] chapter 52. Uh to address that, they do [15:48] allow as you I don't I'm not going to [15:49] read all of it in the in the packet, but [15:51] there is an allowance for a special [15:53] exception. A special exception's [15:54] different than a variance. There is no [15:56] need for a hardship. Uh this is just the [15:59] plan commission and it stops here at the [16:01] plan commission. doesn't go on to the [16:02] common council uh to review and see if [16:04] this is aesthetically pleasing enough [16:06] and it would work in the surrounding uh neighborhood of of this development. [16:14] Uh again, part of it if you look into [16:18] our into the packet, so one of the [16:21] things that talked about was the [16:22] prevailing materials used on the [16:24] building is in the same area. Uh there [16:26] are two structures currently along uh [16:29] County Trunk Highway K. uh that are uh [16:32] that do have uh corrugated metal siding. [16:36] One being uh 3 3462 County Trunk Highway [16:40] K, which is Simples Auto Repair. Again, [16:42] that is in the city of Hartford. It's [16:44] set back a little bit, but again, that [16:45] is uh Corrugated Metal. And the other [16:48] one is 1457 East Summer Street, uh [16:50] Cherry Auto. Uh that one is a main and [16:53] that one's right up front in our one of [16:55] our busiest corridors. uh for that uh [16:58] this will be set back off of our [17:00] obviously further down County Trunk [17:01] Highway K and not visually you won't be [17:05] able to visualize or visually see it [17:07] from uh West Summer Street or East [17:09] Summer Street as you go through the [17:11] city. Uh and what they're proposing is [17:14] uh this right here. Again, they're using [17:17] uh metal paneling to kind of break up [17:21] the the corrugated metal siding. It's [17:23] that white um three or six inch uh [17:27] paneling [17:29] through there as well as then on the [17:30] fire station two uh number is that u it [17:34] is a metal clad but it it it has that [17:37] simulated wood look which breaks up that [17:39] uh corrugated metal siding. as well as [17:42] you also have which you don't see with a [17:44] lot of commercial developments is you [17:46] see glass garage doors on fire stations [17:48] which again really softens up that uh [17:52] south facing or west facing uh portion [17:56] of the fire station number two. [17:59] And again, this is how it looks from [18:00] that other angle. [18:02] that wraps around to that one two [18:04] windows there uh along the main uh [18:07] administration administration portion of fire station number two. So we at [18:12] this time planning comm or uh planning [18:14] staff has no issues with the the [18:17] granting of a special exception to allow [18:20] uh for uh the the curricade metal [18:23] paneling as presented. [18:26] Since you're here, Tony, did you want to [18:27] say anything or [18:30] >> I think uh Jacob nailed it. But this [18:32] also is the provision to not uh provide [18:35] the masonry min. [18:37] >> Correct. Correct. Yeah. And no masonry [18:38] minimum. [18:39] >> The masonary facade is out. [18:41] >> Yeah. Okay. Yeah. [18:42] >> Yeah. Okay. [18:43] >> All right. Thanks, Jacob. Uh no, I I [18:47] tend to agree with it, especially with [18:48] the other two buildings um that's [18:51] already there and and getting hammered [18:53] on the budget. So, [18:55] >> uh, anything else from commission? [18:59] >> If not, I'd entertain a motion. [19:01] >> I'll make a motion. [19:02] >> Motion by Tony. [19:03] >> Second. [19:04] by Dave [19:08] to approve the uh [19:11] special exception for the exterior [19:12] material standards for fire station [19:14] number two, 1455 Shower Drive. Any final [19:18] discussion or comments? [19:20] >> Seeing none, all those in favor, seeing [19:22] nobody by saying I. I [19:24] >> oppose. Nay. Motion passes. [19:31] » And item seven on the agenda, discussion [19:33] of a subdivision concept plan for Winter [19:36] Park Builders LLC. [19:38] Jacob. [19:39] >> All right. Uh the because this one is [19:41] not an actual item and there's more of a [19:43] back and forth, we do have the [19:44] developers here so we can have [19:45] conversation back and forth with them. [19:47] It's not like your typical uh plan [19:49] commission agenda item because it's [19:51] solely discussion. Uh so again, Winter [19:53] Park builders, uh they're looking to [19:55] build on uh these there's three parcels. [19:58] Uh the one parcel is split by uh West [20:01] State Street and then the one far [20:04] southern parcel there that's highlighted [20:06] with the 18 in it, that is the HADC, [20:09] City of Hartford uh own parcel. uh as [20:13] part of this uh as we move forward, we [20:15] will be looking to reszone this at our [20:18] next plan commission meeting and moving [20:19] on to common council as this project [20:21] moves forward. So again, there's we had [20:24] received no comment from any of the [20:26] other departments, engineering, fire, [20:28] police, water, electric or sanitary. Uh [20:31] again, the HADC, City of Hartford parcel [20:34] will be reszoned in in October here. Uh [20:37] and the only really environmental issues [20:39] here is there are small patches of [20:41] wetlands. Um again any type of [20:44] development near those will require uh [20:46] wetland delineation for them and any [20:49] applicable permitting through uh the DNR [20:52] to if they they look like they're [20:54] relatively small if there's going to be [20:55] any fill. I don't think they're Army [20:57] Corps. They're not connected to the [20:58] Rubicon River in any way. So I I don't [21:01] foresee them being waters of the nation [21:03] of the United States of America, more [21:04] waters of the state type of scenario. [21:07] And then uh there are no flood planes [21:08] located on these three uh parcels that [21:10] we have to worry about. Uh so again uh [21:13] from a planning perspective uh we don't [21:15] have any issues uh [21:18] looking at it uh based off of what we [21:22] had prior when we created TID 14 for [21:25] this parcel uh or as part of this uh as [21:29] part of this development that to go with [21:31] the DJS uh we had around 600 units of [21:35] dwelling units at about close to 100 [21:38] acres. So that comes out about 61 units [21:40] per acre. Uh, and this is a mix of [21:42] single family as well as villas, uh, [21:47] town homes and then also multif family [21:50] apartments. [21:51] And then I'll pull up the [21:57] PowerPoint from the developer. [22:06] And this was the prior uh layout. It's on the side. [22:12] Again, north is facing that way, but [22:15] this is kind of how it was planned out. [22:17] Uh just north of uh West State Street. [22:21] And again, this is the portion that will [22:23] most likely or it's actually the south [22:26] the southern portion of West State [22:27] Street that'll be developed first and [22:29] then moving along to eventually this way [22:32] to the to the north. [22:35] and Scott can fill in if any more. [22:38] >> Hi, Scott Simon with Winter Park [22:41] Builders. I just wanted to come in front [22:43] of you to see how you felt about the [22:44] development, what you were thinking for [22:47] the future. I know this is part of your [22:49] planning area. We've been working with [22:51] staff for over a year now and we've been [22:53] working with Tom and with um everybody [22:56] else trying to see what the best fits [22:58] would be. We started with the basis of [23:00] working off the Tracy Cross report that [23:02] was done for you in 2024 [23:05] and a lot of our product is based on [23:07] what they had recommended. [23:09] What we have now is just a regular [23:12] drawing showing you where things are [23:14] going to be. We're going to be closing [23:15] on the parcel at three separate times. [23:17] So, um, based on our most recent [23:19] discussion with staff, they had said [23:22] that there is the greatest need for [23:23] multif family now. So, we're probably [23:26] going to try to push that forward when [23:27] we were going to keep bring that at the [23:29] end. Wanted to see if you had any issues [23:31] with that. And the pictures that he's [23:34] taking past you now, if you go back one, [23:36] please. That's what our ranch villas [23:39] will look like. There are between 1,400 [23:41] and,600 square ft. And there's three [23:44] different floor plans and exposures if [23:46] needed. If not, that's sort of the [23:48] baseline. If you want to go on to the [23:50] next one, those are our it's three-story [23:54] town homes. They're called terrace [23:55] residents for us cuz they're two in a [23:57] building. So, it's just again the type [24:00] of feel we're trying to bring and we [24:02] wanted to make sure that that was good [24:03] with you. [24:05] >> No, I thought they they looked very good [24:07] and I know you guys uh had challenges [24:10] with that site and uh um trying to make [24:13] these things work uh isn't always easy. [24:16] Um I'm assuming that was the case. [24:19] >> Part of it. Yes. [24:20] >> Yeah. Well, thank you. Appreciate that. [24:23] Anyone else? How many units to the [24:25] multif family? [24:26] >> We're looking at 200 of the apartments [24:28] plus or minus. Um the two other people [24:31] I've talked to about doing it with are [24:32] about 150 to 180. We're looking at a [24:36] portion that would be single family for [24:37] rent and town home for rent as well. [24:40] Again, not definitive numbers, but no [24:41] more than 100 is what we're thinking [24:43] right now. Um single family [24:45] approximately 100. Ranch villas just [24:47] over that. And the town homes are the [24:50] terrace homes just over that. [24:52] and Jacob, there wouldn't be an issue [24:55] with um I guess developing the [24:59] multifamily portions before the single [25:02] family portions would there. [25:03] >> I I generally like doing multif family [25:05] first because once you got the single [25:07] family in, no one ever wants to multif [25:10] family coming in next to them. So that's [25:12] usually why I like multif family first. [25:13] >> Good point. Sure. [25:14] >> Yeah, [25:16] >> there you go. Just a question for you, [25:19] Scott. As far as the the terrace [25:20] terraces here, from a parking [25:23] standpoint, do they have their own [25:24] parking? Do they have are they parking [25:27] on the street or how does that work? [25:28] >> Every unit has a two-car garage along [25:30] with a 24T pad behind it. So, each one [25:33] can take four cars and they're rear [25:35] loaded off of an alleyway for appearance [25:37] as well. [25:38] >> Excellent. [25:39] >> Yes, [25:40] it's good. [25:42] >> Anyone else? [25:42] >> Good. [25:43] >> I think they look great. [25:45] >> No, it's uh [25:46] >> they look really good. Yes, looks great, [25:49] Scott. We we appreciate the work you've [25:51] put into this and uh of the ones that [25:54] have come before us, this one is looking [25:56] very very good. So, appreciate it. [25:58] >> Thank you. And thank you for your time. [26:01] >> Thank you. [26:03] >> Um and at this point, I I see you just [26:06] have this marked as discussion, [26:07] >> correct? Yeah. Uh so that there won't be [26:09] any action as [26:11] >> No, it's just feedback for the developer [26:12] to go back and if they have to change [26:14] anything in their in their designs or [26:16] any number changes that you'd like to [26:19] see or anything like that or uh it is [26:21] also going in front of the common [26:22] council the conceptual at the at the [26:24] next common council meeting. [26:26] >> Okay. Um and I'm sure you went over this [26:28] and if you had any issues I I would have [26:31] thought you would have brought them up [26:32] by now and [26:33] >> we would had Yeah, we would have brought [26:34] them up already. [26:35] >> Sure. Super. Well, no. Well, appreciate [26:37] it again. Thank you. Uh, so then on to [26:40] item eight, uh, adjournment. [26:42] >> Make a motion to adjourn. [26:43] >> Motion by Dave, [26:45] >> second by Tom to adjurnn. Any final [26:47] discussions or comments? Seeing none, [26:49] all those in favor signify by saying I. [26:51] Oppose. Nay. We are adjourned.
