[11:13] 100% of their setback, but that's not what they're going right. So that's looking at we looked at. [11:29] Sometimes substantial cost of doing those energy efficient upgrades and sound reducing upgrades. [11:37] Because converting an existing structure sometimes is more costly than. [11:41] Tearing it down and building new in some cases so. [11:44] It's it was a. [11:47] Something that was assessed to be. [11:49] High impact. [11:50] To reduce. [11:51] Some of the the major concerns with. [11:54] Having an accessory dwelling unit that close. [11:57] And in this case, I think their garage is on. [12:00] One size, so they're retaining the garage on the. [12:03] Close side for the front part of it and then on the back part is where they have living space. [12:09] So is there only one garage? [12:12] A2 car garage for the. [12:14] Both homes. [12:16] There's a garage and I don't know that it has a car in it, but there's a garage in the front building also. [12:22] A single car garage. [18:08] There was a problem with cars backing up all the way to almost to the intersection. [18:13] In the travel lanes. [18:15] So through UPD. [18:17] And their. [18:20] Principal who I think will definitely be here tonight. [18:24] They modified their pickup and drop off locations to shorten that. [18:28] Queuing line. [18:29] It's been working great the past few years. [18:32] But adding faculty and student body want to make sure that that doesn't get exasperated. [18:38] So in order to accommodate the. [18:41] Is the. [18:43] Pick up and drop off lanes that runs around the backside of the property that also serves an emergency access. [18:48] Road. We reviewed this road. [18:52] Because of its proximity to the Big Cotwood Creek. [18:55] We related that. [18:56] The review of that road to the Creek based upon. [19:00] Integrity of. [19:01] Have become a Creeks bank. [19:03] And flood control. [19:05] We want we are ensuring that through this site plan that no. [19:09] The curbside doesn't get any closer to the Creek than it actually is. [19:13] And you'll see in the drawings it just gets lengthened. [19:16] It goes in line with the existing driveway back further on the site so. [19:20] TRC is satisfied that we're not getting any closer to Big Conway Creek than has already previously approved. [19:27] However. [19:28] Because it's also emergency access Rd. [58:46] Violating the core intent of holiday land use approval standards. [58:51] Allowing an amendment that increases student capacity without conditioning that approval on a total. [58:57] Indoor only policy. [58:59] Or percussion or sound dampening acoustic wall. [59:02] Fails the city's duty to protect neighborhood health.
