So [0:42] approved. Alright. In accordance to the rules, [0:46] I need to swear in whoever is speaking tonight. Mr. Lar, [0:50] would you raise your right hand? You need to hold [0:55] on. We're gonna back up. I need a motion to approve. Oh, I thought just [0:59] speaking it was good. Alright. I need a motion to approve the agenda [1:04] from july the 10th, or I'm sorry, for this evening, [1:09] I believe we approve the agenda. Okay. I second. Okay. We don't have to [1:13] take a vote. No vote. That's it. Okay. Now in accordance, we [1:17] swear in. Yeah. And I shall ask, [1:21] let's see. Do you hereby swear or affirm on a [1:26] threat of perjury to tell the truth, the whole truth, and nothing but the truth so help you god? I [1:30] do. Alright. Thank you. [1:36] alright. And I see there is no pending business. So we'll [1:41] get right into our new business, which is our first [1:45] case. Tonight is pmrb case 25 dash 24. [1:49] property owner gault property holdings. Llc is in violation [1:54] of section 1313 of the property maintenance code at property. Located [1:58] at 57 37 harshman mill road. [2:03] mr. Chairman, thank you. Good evening. Good everyone glad you're here. Good [2:07] evening. Give jerry just a moment to catch up. I really apologize. [2:11] this just isn't working greatly. Yeah. So we're, we wanna make [2:15] sure you get to see the, the photos. Okay. [2:20] property at 5 7 3 7 harshman road is in violation [2:25] of city code pertaining to junk stored on the property under a carport. [2:31] this consists of discarded doors and drywall section [2:35] 13, 13 0 4 states. All permissible items stored [2:40] outside must be in good condition and usable as intended [2:44] by the manufacturer. No such items that are broken, [2:48] dilapidated, or discarded shall be stored outside. Inspection, [2:53] verifies the property does not meet the standard set forth in the code, therefore the [2:57] property is in violation. Your attached case review illustrates the [3:01] violation process and non-compliance of the property. [3:05] the city's zoning letter mailed to the owner of record have not been [3:09] returned. There has been no communication from the owner to the code enforcement [3:13] office. Tax records shows property [3:17] taxes are traditionally paid. If declared a nuisance by [3:21] the board, the property will be abated by the city's contractor. Any costs [3:26] incurred by the city will be invoiced to the property owner. Staff [3:30] recommendation is as follows, the board to declare the property a nuisance, [3:35] the board orders staff to have the city contractor abate the property. [3:39] if so ordered, the city contractor will bring the property into compliance by removal [3:44] of nuisance. Alright, [3:48] thank you. Anyone have any questions? [3:53] looks, this is probably a rental home. Not sure sir. [3:57] uh, we assume there's at least been some remodeling [4:01] done, but we're not sure what the status is of the occupant, [4:06] whether it's unoccupied or not. You have anything from anyone in regards to [4:10] this one? No. Nothing. [4:14] alright. Do anyone else have a question? [4:19] entertain a motion please. You, you'll make a motion to [4:23] declare the property a nuisance and have the city abate it. [4:27] I have a second. Second. [4:31] and vote please. Alright. Mr. Darren? Yes. Mr. [4:35] sch mangrove. Yes. Mr. Kromer? Yes. Mr. Roberts? [4:40] yes. Mr. Winkler? Yes. Passes five to zero. Alright. [4:45] motion carries for pmrb case 25 dash 24. [4:52] the next case is pmrb case 25 dash 25. [4:58] wg dome is in violation of section 1313 [5:02] of the property maintenance code at property located at 65 38 [5:07] glen ivy drive. [5:12] just wanted to let you get a full view of the [5:16] property. So the property at 6 5 3 8 [5:21] glen ivy is on via violation of city code [5:25] pertaining to many miscellaneous items stored throughout the yard. [5:31] there is also substantial trimming of vegetation needed. [5:35] the house is unoccupied and apparently visited on rare occasions by the owner [5:39] who now lives elsewhere. This has been a nuisance property for years. [5:44] it has previously been before this board section [5:48] 13, 13 0 4 states. All permissible items stored [5:52] outside must be in good condition and usable as intended by the [5:56] manufacturer. New as such. Items that are broken, dilapidated [6:01] or discarded shall be stored outside inspection [6:05] verifies the property does not meet the standard set forth in the code. Therefore the [6:09] property is in violation. Your attached case review illustrates the [6:13] violation process and non-compliance of the property. [6:17] city zoning letters mailed to the owner of record have not been returned. [6:21] there's been no communication from the owner to the code enforcement office. [6:27] additionally, the posting was placed on the front door advising my intent [6:31] to bring the property to this board. The posting is attached [6:35] to the report file. That tax record shows property taxes [6:40] are traditionally paid. If declared a nuisance by the board, the [6:44] property will be abated by the city's contractor. Any costs incurred by the city [6:48] will be invoiced to the property owner. Staff recommendation as [6:52] this follows the board declare the property a nuisance. The board offers [6:56] staff to have the state contractor abate the property. If [7:00] so ordered, the city contractor will bring the property into compliance by removal [7:04] of the nuisance. This will include removal of all items regardless of [7:08] the condition and trimming of all vegetation. Um, [7:14] additionally, I had the zoning officer go by today. There's been no improvement at the [7:18] property. Okay. Okay. [7:22] anyone have a question? Mr. [7:27] lar, can you tell me when the last time it was brought to us? [7:31] you said it's been before, it has been before the board. [7:36] this will be a guess on my, I would say a couple of years ago. Same thing? [7:41] same thing. Pretty much. And, um, yes. And the, [7:45] at that time the owner was living there. There was a language barrier. [7:49] uh, had a zoning officer last year that was working [7:53] with her. He's no longer with us, but trying to [7:58] move her along. Um, she would make some very slight improvements [8:02] to the front yard. Uh, vietnamese [8:06] lady, culturally quite different from us as far as what [8:10] you do in your yard or don't do. Right. And, uh, [8:14] he worked with or to no avail. And uh, we've had a couple [8:18] of very concerned neighbors. One living next door as you can imagine. Right. So [8:23] enough's enough where, you know, we're not even looking to see if the, [8:27] the garden tools that are being stored outside our [8:31] serviceable or not. We're taking everything that's not bolted down. [8:36] is that including the bags of soil I saw on the picture as well, sir. Is [8:40] that including the bags of soil? Soil I saw on the pictures? Yep. Because you're not supposed to [8:44] store anything in the front yard according to our outdoor storage and use [8:49] code, regardless of what it is or what is intended to use sis. [8:53] so we'll take, we'll take everything. [8:57] I was just curious as to, nobody's [9:02] complained for two years or oh no, no. We, I get calls periodically. [9:08] the problem is there would be a little bit of an improvement. The zoning [9:12] officer who was working with her, um, [9:17] I believe gave her too much time. It was too considerate. [9:22] and sometimes you just enough's enough. We're [9:27] we're there that this as a repeat offender so to speak? Uh, yes. Absolutely. Yeah. [9:31] we've been to this property many times. Not this bad [9:35] before. It comes before us. Well we're, we're hoping that since she is [9:39] no longer living at the property, 'cause she had been previously living there, [9:44] um, that once we clear all of this up, clean up all of this yard [9:48] mess, all of the vegetation that we will have this occur again. [9:52] but we'll be watching it, believe me. Okay. Alright. Cool. [9:56] thanks. Anybody else [10:02] have a motion please? I move for the property of nuisance and have staff [10:07] abate it and I second, I'll second that. Okay. [10:12] then we'll have a vote please. Mr. Kromer? Yes. [10:17] mr. Shack. Madoff. Yes. Mr. Darren? Yes. Mr. Roberts? [10:22] yes. Mr. Winkler? Yes. Object to zero five to zero. Motion [10:26] carries for pmrb case 25 dash 25. [10:31] next case is pmrb case 25 dash 26. The [10:35] property owner silver bears real estate is in violation of section 1189 [10:40] of the property maintenance code at property located at 76 31 [10:45] dash or through 77 77 old troy pike. [10:50] yeah. Mr. Chairman board members of the property also known as [10:54] wayne town za, is in violation of city code as it pertains [10:58] to sign maintenance. The south facade of the old [11:03] troy pike multi-tenant sign that's a large one out by the road [11:07] is so deteriorated that the wayne town letters have actually peeled away from [11:11] the facade. They're also birds living in it. So, uh, section [11:15] 11 89 0 4 states every sign whether [11:19] requiring a sign permit or not, shall be maintained in a safe, presentable, [11:24] and good structural condition at all times, including replacement [11:28] of a defective part, painting, cleaning, and other acts [11:32] required for the maintenance of the sign. Inspection verifies [11:36] the property does not meet the standards set forth in the code, therefore the property is [11:41] in violation. Your attached case review illustrates the violation [11:45] process and non-compliance of the property. The attached photo shows [11:49] the deterioration city's own letters mailed to the owner [11:53] of record have not been returned. There has been recent communication [11:57] from the owner of the code enforcement office. The owner's [12:02] representative states they have contracted with a signed company to make repairs, [12:06] but this is after months of no communication nor [12:10] action regarding this violation. The tax record shows [12:14] property taxes are traditionally paid. If declared a nuisance by the [12:18] board, the property will be abated by the city staff. Recommendation [12:23] is as follows. The board declare the property a nuisance. The board orders [12:27] staff to have the city abate the property. If so ordered, [12:31] the city will bring the property into compliance by removal of the nuisance. This [12:35] will involve obtaining quotes from signed vendors to determine the price [12:40] for making the needed repair and moving forward with repairs. Now [12:44] this report was written for last month's meeting. I [12:48] have an update. Uh, the sign face that was there has been removed, [12:53] completely removed. The uh, owner [12:58] has contracted with fast signs, a signed company in [13:02] huber heights. Spoke with them today because I [13:06] had issued a permit for it. And they currently have the production [13:11] done in their, uh, in their building. [13:15] but they have to attach clips because they have to reattach [13:19] the sign panel. So it's ready to go back up as soon as they, everything's [13:24] fastened. And it will be a nicer sign 'cause it'll have led lighting in inside. [13:28] so, uh, what if you would look at it today, you would see [13:32] that panel is gone. The one that says wayne town, it's empty and that's the reason [13:37] why. So there, there in my report. [13:41] so you're saying it's in the midst of being repaired? Yes. [13:45] I talked, talked to the sales rep at, uh, fast signs who I deal with on [13:49] a regular basis. She went back to their manufacturing area and said [13:54] yes, it's back there. We're just waiting for the tip, the clips to [13:58] be attached so we can reattach it to the sign [14:02] once we have the led lighting in place. So [14:07] she's telling me by the end of october it should be in place. [14:13] um, and so my question is, you still want to, your recommendation [14:17] is still declare a nuisance and have it abated when it's in the process or [14:22] do we yes. Would you recommend no? Yes. [14:26] so she told me today we are gonna finish this up when we get [14:30] paid by the, by the customer. She was going to [14:34] contact the customer and verify that the check's in the mail, [14:38] for lack of a better word, I have not heard back from her. So I'm going to go on the [14:42] premise. This is still a violation. This is still in the work. So [14:46] yes. Declare it a nuisance. Order me to have it abated. I'll handle the [14:51] abatement with the signed contractor. 'cause I'm quite certain it's [14:55] going to be taken care of. But I don't think we make an exception to this case just because [14:59] we have a promise of them fixing it. 'cause it's [15:03] not fixed as of the date of the meeting. Okay, [15:07] fair enough. That makes questioning, that makes sense to [15:11] me. Alright, anybody [15:15] else have any questions? Alright, uh, [15:20] question. Okay, you have a motion please. [15:24] I'll make a motion to declare the property a nuisance and to have the city contractor abate [15:28] the property. Alright. And a second. Second, [15:35] and then a vote, please. Mr. Roberts? Yes. Ms. Cromer? [15:39] yes. Mr. Shack. Madoff. Yes. Mr. Darren? [15:43] yes. Mr. Winkler? Yes. All [15:47] right. Motion carries for pmrb case 25 dash 26. [15:54] nick case is pm rrb 25 dash 28 [16:03] property owner susan gordon is in violation of section 1313 of the [16:07] property maintenance code at property located at 71 58 mandrake [16:11] drive. Excuse me. Yes sir. [16:15] the property at 71 58 manda mandrake drive is [16:19] in violation of city code as it pertains to exterior maintenance [16:24] of the house. The vacant house has several issues that are abundantly [16:28] clear, falling, softening, deteriorated, garage [16:33] door molding, loose downspouts and mold on the siding [16:37] section 13 13 0 4 states. All exterior surfaces shall be maintained [17:00] free of conditions, reflective of deterioration or inadequate maintenance. [17:04] maintenance inspection verifies the property does [17:08] not meet the standards set forth in the code. Therefore, the property is in violation. [17:13] your attached case review review illustrates the violation process [17:18] and non-compliance of the property. The attached photo shows negligence [17:22] and deterioration city's owner enter may for the owner [17:26] of record have not been returned. There has been no communication [17:30] from the owner to the code enforcement office. The tax record shows [17:35] property taxes are traditionally pla paid if declared a nuisance by [17:39] the board or the property will be abated by the city. Any costs incurred [17:43] by the city will be invoiced to the property owner. Staff. [17:47] recommendation is is as follows, the board declare the property a nuisance. By removable of nuisance, [18:01] the city's contractor will make any necessary repairs to bring the [18:05] property into a proper state of exterior maintenance. [18:11] thank you. Are those windows broken? [18:16] a couple of 'em. Yes sir. Or is it just a reflection? I think it's a combination of, I [18:20] think you have both situations there. Okay. [18:27] any idea if the owner is deceased or not? No idea sir. [18:36] anybody else have any questions? [18:42] alright. I obtain a motion. Please make a motion [18:46] to declare the property of nuisance and have staff abate it. Alright, second, [18:51] second. And vote please. Ms. Kromer? [18:56] yes. Mr. Darren? Yes. Mr. Shack man. [19:00] rob? Yes. Mr. Roberts? Yes. Mr. Winkler? Yes. [19:05] motion carries for pmrb case 25 dash 28. [19:10] next case is pm rrb 25 dash 30. The property owner, [19:15] shirley criswell, is in violation of section 1313 of the property maintenance [19:19] code. The property located at 59 0 1 pennywell [19:23] drive. Yes sir. The property at 59 0 1 [19:28] pennwell is in violation of city code as it [19:32] pertains to the maintenance of the landscaping. Specifically [19:36] noxious weeds not being trimmed and removed from the property, particularly along [19:41] the house and fence line's. Looks like that picture might [19:45] be a little over scanned. I can't kidding. Take my word for it. [19:49] the sky's really. There we go. There we go. And go to [19:54] the other side. Jerry, bring the house the other way. I'm sorry other way. [19:59] there we go. Holy goodness. Section [20:04] 13 13 0 4 h four states. All land shall be [20:08] properly maintained with lawns, hedges, bushes, trees, and other vegetation [20:13] to be trimmed and kept from becoming overgrown and unsightly. Where exposed to [20:17] public view or such vegetation may constitute a [20:21] lighting influence on adjoining property inspection. Verifies [20:25] the property does not meet the standards set forth in the code. Therefore, [20:29] the property's in violation city's own letters mailed to the owner [20:33] of record have not been returned. There has been no communication to the owner to the code [20:37] enforcement office. Tax records show property [20:41] taxes are traditionally paid. If declared a nuisance by the board, [20:46] the property will be abated by the city. Any costs incurred [20:50] by the city will be invoiced to the property staff. Recommendation [20:54] is as follows, the board declare the property a nuisance. The board orders [20:58] staff to have the city abate the property. If so ordered, the city will bring the [21:02] property in compliance by removal of the nuisance. [21:07] if you have any questions, you may have answered this already, but [21:11] is the property vacant? No. No, no. Just ignored [21:18] all. Any other questions? Anyone? [21:22] alright. Entertain a motion please. I make a motion to [21:26] declare the property a nuisance and have the city abate it. Alright, [21:31] second. Second. Unanim a vote please. [21:35] alright, mr. Shack madoff. Mr. Darren? Yes. [21:39] mr. Roberts? Yes. Mr. Kromer? Yes. Mr. Winkler? Yes. [21:45] motion carries for pmrb case 25 dash [21:49] three zero. Mr. Chairman, I realize [21:53] the same thing gets said over and over and over in these case reviews, [21:58] but for the records, I think we need to, we need to make that [22:02] same statement with each case. That's why you hear the same [22:07] verbiage in each, in each case. So it seems unnecessary, but I [22:11] I think it probably is necessary for legal records. Yeah, I agree. [22:17] alright, next case is pmrb case 25 dash 31. [22:21] the property owner, danny caldwell, is in violation of section [22:26] 1313 of the property maintenance code located at property. [22:30] uh, look property located at 62 19 apache street. The [22:34] picture does tell the story here. [22:39] the property at 62 19 apache street is a violation of the city's outdoor [22:43] storage code. Numerous junk and discarded [22:47] items have accumulated on this property. The property has [22:51] been a nuisance for years and has appeared before this board. Previously. [22:57] we've also done numerous trash abatements at the property, which don't require [23:01] board hearings. Uh, there are, uh, [23:05] as stated, uh, section 13 13 0 4 states. [23:09] any items a user stored outside of an enclosed building or structure [23:13] shall be limited to items manufactured for, intended for [23:18] or customarily used in outboard environments. No items [23:22] manufactured for, intended for or customarily stored or used [23:26] indoors may be placed or stored outside. Lawn [23:30] and power equipment must be kept in the backyard even when used on a regular [23:34] basis. All permissible items stored outside must be in [23:38] good condition and usable is intended by the manufacturer. [23:43] no such items that are broken, dilapidated or discarded shall be [23:47] stored outside. Investigate, inspection, verifies the [23:52] property does not meet the standards set forth in the code. Therefore the property is in [23:56] violation. You attach case review illustrates the violation process [24:00] and noncompliance of the property. The attached photo shows [24:04] the items stored on the property as of august 19th, 2025. [24:10] it has been, reinspected has not gotten any better. City [24:14] zoning later made. The owner of record have not been returned. [24:18] there has been no communication from the owner occupant to the code enforcement [24:23] officer. While the listed owner has been deceased for several years, [24:27] his son occupies their property and has been spoken to by an [24:31] officer and is well aware of the violation. His normal [24:35] practice is let the city clean up the property as he knows fees will be [24:39] accessed to property taxes. The tax record [24:44] shows property taxes are not traditionally paid. They are years in [24:48] arrears. If declared a nuisance by the board, the property will be [24:52] abed by the city. Any costs incurred by the city will be invoiced [24:56] to the property. Enter staff recommendation is as follows, the board [25:00] declare their property a nuisance. The board orders staff to have the city [25:05] abate the property. If so ordered, the city will bring their property in compliance [25:09] by removal of the nuisance. [25:14] so I think you may have partially answered this already, but I know this has been before our board several times before [25:18] the both the name and the address sound familiar to my years. Yes. Um, [25:22] essentially the same thing keeps happening. It is, it is picked up and then trash is new. Trash [25:27] is thrown out there essentially. He, so it's a, it is an unfortunate [25:31] situation. The, the person who lives there is the son of the owner. He is disabled [25:36] in a couple of different ways now physically as well. [25:41] um, he will go to [25:45] properties. This is in the miami villa's development, which is down off rip [25:49] rap road. Yep. He'll go around the development cleaning people's yards [25:53] up for remuneration. Um, [25:58] and then just brings it home and dumps it on his property. And [26:02] he knows at some point we will come by and say, [26:07] I'm gonna get it cleaned up. Nothing ever happens. It's, it's a repeat. [26:11] he's lived there before with no electricity in that area. That means no water [26:15] because they're on wells. So we've had issues before at [26:19] that property, [26:23] um, where there were five gallon buckets being used [26:28] for purposes that they're not [26:32] intended to. That had to be removed. And we have been notifications from the board of health at [26:37] that time. So this, as long as this man is living [26:41] there, we'll be dealing with this property. We have to go in occasionally [26:45] and just clean it up. And that's where we are at this time. [26:50] and he knows we will. And he's, he knows that we will send a bill [26:55] and he knows he has no money to pay it. So it'll go onto the property taxes. And [26:59] because of where this is and the net worth of that property [27:03] to begin with, the taxes are probably already [27:08] owed on it or more than what the property's worth in all likelihood. Yes. So, [27:12] and we don't want, that's not a property that I'm interested in [27:16] the city taking possession of and tearing down because of what I'm afraid [27:21] we might find inside as far as the condition of the [27:25] property and the sanitary conditions and so forth. So we're going to continue to [27:30] clean it up until such a time as is goes away naturally, [27:34] if, if you understand what I mean. Mm-hmm . And giving the amount back [27:38] property taxes is, is any likelihood the county might foreclose on it eventually? [27:43] um, I, we could probably have it reevaluated on though. I'm [27:47] guessing the property since it's been in this relative condition for years, [27:51] as long as I've worked here that it's probably, [27:55] I would imagine the taxes at least equal or outweigh. [28:00] I'd have to look through the folder here. The, the tax records are in your, in [28:04] your reports. But, uh, it, it may be something we wanna look [28:08] at in the future. So there about 10 k less than the auditor's value looks like. [28:13] yeah. So my guess is that the auditor went by there and looked [28:17] at it right now, I don't know if the condition on the outside would make a difference. [28:21] probably the clutter probably would not make a difference at the property value. It would [28:26] be a matter of if it had, you know, if the, if it had been partially burned, [28:30] something like that, that really made it unlivable. [28:36] you don't do anything with like, uh, I know you as far as evading [28:40] the property, you go and remove all the junk and stuff that's in the yard. [28:44] do anything about cleaning the house, the front of the house, washing it down from [28:48] the mold or anything like that? Or is that the owner's responsibility? I mean as far as [28:52] I'm concerned, that's the owner's responsibility. Um, [28:57] at this point in this situation, getting the yard cleaned [29:01] up and getting all the junk removed, [29:05] uh, is I think what a priority should be. It's [29:09] not saying we couldn't spray down the house with, um, a [29:14] deterrent that would kill it. Sim you know, something that will just eventually [29:18] cause all the stuff to die. But, but cleaning or [29:22] spraying a house is something I'm not sure the city's I got. It is, [29:26] you know what I mean? Yeah, yeah. I was just curious if never been [29:31] done, but not to my knowledge. Okay. I noticed one of the, uh, gutters [29:35] like it's hanging. Is that included in this or is this just the junk? Um, [29:39] I think that we better leave that. At least there's a gutter. [29:44] so yeah, it's hanging down. That's certainly not the worst of the problems [29:48] of that property. No. My, my primary concern, the impact [29:52] this is having on the neighbors 'cause they've been living around this gentleman for years. Everybody [29:57] knows him is getting the yard cleaned up again. [30:02] cool. Interesting. Anybody else have any [30:06] questions, comments? Alright, [30:10] entertain a motion please. I'll make a motion to declare the [30:14] property new since and have the ct contractor abate it. Okay. Have [30:19] a second. Second. And vote please. [30:23] mr. Darin? Yes. Mr. Roberts? Yes. [30:27] ms. Kromer? Yes. Mr. Shack. Madoff. Yes. Mr. Winkler? [30:32] yes. Motion carries pmrb case 25 dash 31. [30:38] uh, next case is pmrb case 25 dash [30:42] 32. The property owner isha jones [30:46] is in violation of section 1313 of the property maintenance code. That [30:50] property located at 61 33 faulkland avenue [30:55] answer the property at 61 33. Faulkland drive is in violation [30:59] of city code as it pertains to maintenance of gutters and downspouts. [31:03] the entire front section of spouting has become disconnected from the house and [31:07] must be repaired or removed. Spouting is not a requirement, [31:12] but if installed it must be property maintained. Section [31:17] 13 13 0 4 states the exterior of a structure shall [31:21] be maintained in good repair, structurally sound and sanitary. So as not [31:25] to pose a threat to the public health, safety or welfare. [31:29] the owner shall keep the exterior of all premises and every structure there on in good [31:34] repair. All exterior surfaces shall be maintained free [31:38] of conditions, reflective of deterioration or inadequate [31:42] maintenance inspection. Verifies the property does not meet the [31:46] standards set forth in the code. Therefore the property is in violation. [31:50] you attach case review illustrates the violation process and non-compliance [31:55] of the property. The attached photo shows negligence and deterioration. [31:59] city zoning letters mailed to the owner record have not been returned. There [32:04] has been no communication from the owner to the code enforcement office. The [32:08] tax record shows property taxes are traditionally paid. If [32:12] declared a nuisance by the board, the property will be abated by the ci by the city. [32:17] any costs incurred by the city will be invoiced to the property [32:21] owner. Staff recommendation is the board declare the property a [32:25] nuisance. The board order staff to have the city abate to the property. [32:30] if so, order, the city will bring the property into compliance by removal of the [32:34] nuisance. The city's contractor will make the repair needed to reattach [32:39] the spouting. We're not going to remove it, we're going to reattach it. [32:46] alright. Questions? Anyone? [32:51] we have a motion please. I move the [32:55] third property of nuisance and have staff abate it. Second. I'll second that [33:00] and a vote please. Mr. Shack. Mangrove? Yes. Ms. [33:04] kromer? Yes. Mr. Darren? Yes. Mr. Roberts? [33:08] yes. Mr. Winkler? Yes. Five to zero. Alright. Pmr case [33:12] 25 dash 32. Motion is carried. [33:17] and I see we don't have any additional business for tonight. That was our last case. [33:23] and without objection, the minutes of july the 10th, 2025 pmr [33:27] beating pmr beating meeting is approved. [33:31] no objections. It's been approved. So I guess our next meeting [33:35] then is oct or november the 13th. So I can [33:39] tell you that the november meeting will still be here at this city [33:43] hall. The december meeting will probably be at the new building, [33:47] but that's not confirmed just yet. They are scheduling like an open house. [33:52] I hope you all come. That's gonna be a little bit before that. A couple days before that. So [33:56] in november? Uh in december. Oh december. Okay. So we're all getting kind [34:00] of excited. Okay. I'm ready to, will we be the first board to meet there? [34:04] of course not. Um, council will be the first. Those are the other reasons. Ceremonial [34:09] meeting with city council. I'm sure council will be first. Um, bza usually meets before [34:13] you guys do, but they meet before council also so they'll [34:17] get missed. So it might be you guys after council. Awesome. [34:21] cool. Yeah. Alright. That's when the open house is gonna be at. [34:26] yeah. I think the open house is the ninth. No, but they're [34:30] supposed to be getting something out. Perfect. There you go. Alright. [34:35] anything else? If not, I'll entertain a motion to adjourn. [34:39] do we adjourn? We are so adjourned. Thank you all.
