[0:25] This meeting is for RZ26 [0:27] triple zero three at 5,700 avids bridge road. The current zoning is AG1, the applicant is proposed [0:33] zoning to R4 to develop seven detached single-family residential homes. The format for this meeting [0:42] will include the applicant presenting the case and a Q&A portion at the end. This is live streams [0:48] So I do ask you speaking to the mic to make sure our viewers at home can hear you appropriately. [0:54] And I once your presentation is concluded, we'll cut the internet feed and we will go to a more candid Q&A portion with just you guys in the applicant. [1:04] As a reminder, this is the applicant's meeting. [1:06] So this is your opportunity as the public to interact directly with our applicant and ask questions regarding his plan. [1:14] When it comes to the city, if you have any questions regarding code, or something, the city may have insight on, feel free to ask. [1:20] But I do remind you that if there's anything regarding the product itself, that's very applicant to engage with you guys as the community. [1:26] So with that, I'd like to invite Mr. Eric Johansson up here to speak to all the day. [1:42] I need a point. You can click here at the point at those screens. [1:47] Good evening, Eric Johansson, representing the applicant and the property owner, Aztec [1:53] Eagle properties, recently purchased this property for the development of lots he did not [1:58] buy it for the house that sits on it today or the adjacent house is not part of this [2:05] application. [2:07] He is in the stone business, so you know, one of the questions is what are the houses you're [2:11] look like is we're going to mandate to the end-all builder at the end of the day that they primarily [2:17] use stone and machinery products on the house so we'll be consistent with what you guess in the area. [2:22] The property is zone AG1 right now and what we are proposing is an R4 zoning. The R4 zoning [2:29] is consistent with the adjacent neighborhood, sorry walk is, I'm sorry, sorry park is I believe [2:37] R4 or R3 and Abbott's walk is R4. [2:41] I get them backwards. [2:43] I've got a zoning map right here. [2:48] Abbott's walk is the R4 and Surries the R3. [2:51] We're proposing an R4 development on the site that maximum density on R4 [2:55] side is 2 units of the acre. [2:57] We're at 1.7. [2:59] It's 7 lots and that 7 lots without asking for a variance or reducing any [3:04] size as a reduce in any setbacks. That's the full required landscape strip along [3:12] Abbott's Bridge Road, which is 40 feet. We're currently working with G dot right now on [3:18] our proposed entrance, as it couples with the road work that they've been doing out there [3:22] right now. The place where we're proposing an entrance would be a full access. If we [3:27] went down to the left, say we moved over, [3:37] do the right thing. If we moved over, kind of [3:39] the middle lots over there, that would conflict with the raised landscape median that they're [3:45] going to put out there in the middle. So we're over further to the left and being further [3:49] to the left, it definitely makes a site more efficient. For honoring the wetlands that are [3:54] on our site, we don't propose any encroachments to the wetlands other than just normal grading, [3:59] which would be allowed under a nationwide permit, 10% or less, of the acreage, a tenth [4:05] to make sure. Within the wetlands, we would have a raised boardwalk that we're proposing that [4:12] would not be a paved sidewalk or wouldn't be invasive construction of bulldozers and excavators [4:19] or bobcats going through there, but just a raised boardwalk construction. We do have a stream [4:25] buffer on the backside that borders John's Creek. It's the 25 foot state, the additional 25 foot [4:31] city buffer and then the impervious setback, we're not getting into any of that other than just [4:36] the impervious setback, just chase out grades of the backyards. [4:40] And we would have a proposed sewer connection with the adjacent Abbott's Walk community, [4:45] if any of you guys live in the Abbott's Walk community, reach out to your property association, [4:50] Southern Property Management. [4:51] They got me in touch with Richard Lewis, Richard Lewis, and I've had several phone calls [4:55] about it. [4:57] And he told me he was going to be this meeting night, but then he was going out of town. [5:00] And he's also met the property owner, Danny Rojas, and just went over and introduced himself at Danny Stoneyard. So he could go out there and just kind of see who Danny is and what he is for real. [5:14] Our intention with this is to get his own and get it entitled through the development process. Danny's not a home builder. He's a, he's a stone salesman. This is an investment opportunity for him. [5:23] But we would definitely look at selling lots to a builder who would build houses consistent with what's in the area. [5:31] Pretty much what's consistent in the areas, you know, if you look at a traditional houses is kind of these are architectural examples of what it could be. [5:41] Our lots are 75 to 85 feet wide, so by the time you put side yard setbacks on there, you know a 50 foot house, 55 to 60 foot house, depending on the lot on the width would fit. [5:53] It leased two car garages and we probably envision three car garages with the garages turned so you're not like that [6:00] I'm directly from the road [6:02] Where the houses do back up to Abbott's bridge road those houses would be buffered would be the landscape strip that's there [6:10] And there would probably be a wall or a fence type system like you see another neighborhood's along that road [6:18] And we would also have some lots that back up to the creek, which we think is an amenity to have it back and up to the creek. [6:25] And we want some buffer between the two neighborhoods in the back. [6:28] But it also provides a green space area for those houses to look at. [6:33] These houses would be in the million dollar price point and up so we don't see anything less than that. [6:38] So typically the type of neighbors that would be in there in the amenities that they would put in their yard. [6:43] I don't know if they would have pools or swing sets or tree houses. [6:46] but I would just assume that it would be any and all could could be in folks' [6:51] backyards in a normal yard. [6:54] We did a trip generation study and on the seven lots, using ITE data, it says that 87 trips [7:00] would be generated out of a seven-lot neighborhood. [7:03] And that's using the codes that were presented in the ITE code for single family lots. [7:10] They don't differentiate whether it's a 30-foot lot or a 40-foot lot or a 100-foot lot, [7:16] They just, you know, the trip generation code looks at just single family lots. [7:21] Back to the site plan, we looked at this to best utilize the property and how would the road network [7:31] looked at. [7:31] We looked at several different alternatives on where the road would come in. [7:36] Any concept would have a cul-de-sac in it because it's a dead end street, it's cul-de-sac. [7:41] Would meet standards of the city as far as the link from the turnaround. [7:45] we would work with the fire marshal to make sure that, you know, all the turning radiuses and the [7:50] proper fire hydrants and everything else going there. And we do see this as a above ground [7:57] detention upon neighborhood with attention on site. No drainage going into the creek. All anything [8:02] would just be a discharge that goes out of the detention upon. Connection into the Abbots walk, [8:08] sanitary sewer system, once an easement has been worked out for the less than 200 square feet [8:14] we need to get in there and it would also be served with public water that would be brought in from [8:21] Abbott's Bridge Road into the site and they would come down into the Colvo site. I'd be happy to answer any [8:26] questions that you guys have. [8:43] That includes our applicant presentations so we thank our online [8:46] launchers for viewing and we've on the Q&A portion of the agenda. Thank you.
