[0:00] [18:56] You can maybe give them some. [18:59] I told him, I would ask you to come up like. [19:02] [19:05] I would just say the applicants are present if you [19:09] have any questions. [19:12] Yeah OK. [19:14] Pardon me. [19:14] Mayor hey, Mayor. [19:17] [19:19] It's time. [19:22] It's time. [19:23] We'll come and we'll work on it, OK. [19:25] Thank you. [19:26] How you doing. [19:27] I downloaded everything. [19:28] Yeah oh, you have it. [19:30] Just make sure when you're done to advance it to the slide. [19:35] Because last time. [19:38] And it just stays. [19:39] Well, it's the only thing. [19:40] So yeah, because she left. [19:43] [19:46] And I snuck up there. [19:48] [19:51] Oh good evening. [19:59] This is a special conceptual workshop meeting [20:01] of the town of Lady lake. [20:03] It's August 17, 2026. [20:08] Roll call please. [20:09] Commissioner Regan here. [20:11] Commissioner McGuirk here. [20:12] Commissioner sage here. [20:14] Commissioner Roberts here. [20:15] Mayor editor. [20:16] Freeman, here. [20:17] Thank you. [20:17] [20:20] And MS Higgins. [20:24] [20:27] Good evening. [20:28] Mayor commissioners. [20:30] Tonight we have one project on the agenda for a waiver request. [20:36] That's for a proposed culvert. [20:40] The applicant is Seamus Schroeder of Newkirk engineering [20:44] and the owners, PDC, q lady lake LLC. [20:48] The property address is 9:45 North highway 27 441. [20:54] This is currently a bank, BBVA bank. [20:58] It's been vacant for quite some time. [21:01] So the intent here is to demolish the existing building [21:04] and repurpose that site for a new restaurant. [21:08] Tonight we are considering commercial [21:11] design waivers for Culver's new major site plan MJ 0726001. [21:19] This proposes a 4150 square foot restaurant with drive-thru [21:24] and 67 parking spaces. [21:27] The site is about three acres, just under three acres. [21:33] This is the location of the site, [21:34] so the site spans from highway 27 4:41 to Griffin Avenue. [21:41] This is the site plan cover sheet that was submitted. [21:46] And this is the general layout of the site. [21:49] So you'll their intent is to retain [21:51] those trees in the back that are towards Griffin Avenue. [21:55] If you're familiar with this site [21:58] and they are not requesting any landscaping waivers [22:01] or any waivers to the site design tonight, [22:05] we're just here for commercial design waivers. [22:08] And this is just a copy of their landscaping. [22:11] They did submit a new landscaping plan today. [22:13] So this is the previous one. [22:16] They've added some additional trees [22:17] in their newest landscape plan. [22:21] Tonight we do have two waivers. [22:23] So they are seeking a waiver for the chapter 20 section 23 C3. [22:30] A new building should adopt one of the four architectural styles [22:34] recommended in the town of Lady lake [22:36] commercial design guidelines. [22:38] So it's frame vernacular, craftsman, Bungalow, [22:40] Mediterranean or mission. [22:42] They're also seeking a waiver for chapter 20, [22:46] Section 23 c9f no more than three [22:50] different colors or shades should typically [22:53] be used on a single building. [22:56] So the first waiver is the architectural waiver [22:59] for the architectural design. [23:01] This is the elevations for their proposed site. [23:05] [23:09] And their justification. [23:11] The applicant states that the proposed building incorporates [23:14] stone pilasters in a covered front patio element [23:18] in the frame vernacular style. [23:21] So they do have a porch front facing Gable. [23:25] They are features of frame vernacular style, [23:29] but it doesn't actually incorporate all [23:30] of the elements of that style. [23:33] [23:37] And the second waiver is for the no more than three colors. [23:41] So as you can see here, this is the list of their exterior [23:45] finish that they'll be using. [23:47] They do have three paint colors, but our code [23:50] does not distinguish between paint and stone, brick, metal. [23:57] So as you can see here, they do have I've outlined in teal. [24:02] They're paint colors. [24:03] So they do have the three paint colors. [24:05] And then they have the blue metal. [24:07] And they also have some stonework. [24:10] And again, this is just a duplicate of their design. [24:15] So can see all the colors there and the waivers [24:17] that they're seeking. [24:18] [24:21] Again we have the two waivers and we [24:24] are just looking for a recommendation to move forward. [24:28] Or if you have any comments on the design, [24:31] the applicant is here. [24:34] Do you have any questions or anything you'd like to add. [24:39] No OK. [24:41] Please let us know if you have any questions. [24:42] I can answer anything of town staff and the applicant is here. [24:46] I have a question. [24:48] Did I say that this building was going [24:50] to have 45,000ft 4,500 4,500. [24:56] It's 4550ft That kind of fits a little better. [25:03] I was just saying. [25:04] That's an acre. [25:06] Yeah, it is slightly smaller than the existing [25:09] building there. [25:11] So could we see the site plan again. [25:17] [25:21] That's the landscape. [25:22] And this is the site plan layout. [25:26] So that big tree that's out on the let's see [25:29] the southwestern corner of the lot is going away. [25:33] They do not have any historic trees on this site. [25:36] They are meeting all of our landscaping requirements [25:38] as far as retaining 25% of these existing trees. [25:42] They do have some larger 30 inch about trees. [25:46] Most of those are going to be in that Northern section [25:49] where they're keeping the trees. [25:51] [25:57] What are you going to do with that area under the trees. [26:00] I'm just asking curious questions here. [26:03] No direct links at this point in time. [26:05] Picnic tables. [26:08] Possibly yeah. [26:11] Good idea for all these retired folks [26:13] who like to go on a picnic. [26:14] [26:17] As part of the resubmittal, they were requested [26:20] to put a sidewalk in from the existing [26:23] parking lot to Griffin Avenue. [26:24] So there will be a sidewalk running through there. [26:28] But the intent, according to the site plan, [26:32] is to clean it up and leave it trees. [26:36] All right. [26:37] I have nothing else. [26:38] Are you going to keep that ugly sign on. [26:40] Griffin? [26:42] sir, before addressing the question, [26:43] could you come up just so we can get your name into the record. [26:46] For those who are transcribing the minutes [26:47] just to introduce yourself. [26:48] Thank you. [26:51] Thank you. [26:52] Yes I'm j. [26:55] Campbell Campbell construction. [26:56] We're actually the general contractor on the project. [26:58] Sheamus Schroeder, the engineer of record. [27:01] He is not here. [27:02] The one who filled out the application. [27:05] And we've got Mr. Chad Finley. [27:06] I am Chad Finley. [27:07] I'm the owner operator of Culver's restaurants. [27:10] The nearest one to here is the villages, [27:11] and we certainly hope to join your community. [27:15] I saw a lot of pink little pink flags around over there [27:19] when I drove through, probably from our surveyors [27:23] or I'm guessing probably survey flags. [27:26] [27:29] Does anybody else have any questions or comments. [27:32] My comments are. [27:34] I have absolutely no problem with the waivers as requested. [27:37] The building smart. [27:38] I think it would be a great addition to our community. [27:41] It's a great repurposing of that area, [27:43] especially since we're going to leave the treed area [27:46] and make it more accessible to the people. [27:50] We have a lot of people around here [27:52] that do like Culver's, and it's only my opinion, [27:55] but I don't think we need banks. [27:58] We don't a lot of banks. [28:00] Oh, we have plenty of banks. [28:03] I'm excited for you guys to come in. [28:06] That area does need some attention to it. [28:08] So I'm excited for you to come to our community. [28:10] Welcome to Lady lake. [28:12] Thank you. [28:12] I also am glad you're coming down this way. [28:15] And can we open it up within a week or so. [28:17] What do you think. [28:18] You'd have to talk to this guy. [28:20] Maybe two weeks. [28:21] Tell me. [28:21] We got a permit right across the highway. [28:24] Well what's that. [28:26] You're aware of the store. [28:27] That's right across the highway. [28:29] Yeah, we love being next to them. [28:31] OK yeah. [28:34] Thank you. [28:36] I have no problem. [28:37] I don't either. [28:38] I don't do we need a vote. [28:41] I think we should move forward. [28:43] I think we should adjourn. [28:44] I'm pleased that you're keeping the significant trees [28:49] in the foliage. [28:51] And are you going to have the walleye sandwich available [28:55] at ribbon cutting just for you. [29:00] Then I'm in. [29:02] Good answer. [29:03] Alrighty, that was easy. [29:05] Thanks very much. [29:06] I just want to make sure to clarify [29:08] we are good to move forward on both waivers for the site plan. [29:12] Do you need a vote. [29:13] Just a consensus to move forward. [29:15] Yes, for me, I think that's the wish of the committee. [29:21] Yep of the commission. [29:23] I'm sorry. [29:24] Thank you, thank you. [29:26] OK thank you. [29:27] Have a good question. [29:28] This meeting is adjourned. [29:30] No parking spots. [29:56] Although the golf cart people seem to work it out, [30:00] they do, maybe not. [30:02] Maybe just have them double off. [30:05] OK thank you, thank you, thank you. [30:09] Oh you're welcome. [30:10] [30:15] I'm excited. [30:16] My ice cream they got. [30:19]
