It's uh further known as block 40 lots one and [6:01] two and block 63 lots 10 and 12. The premises are presently occupied by a [6:07] manufacturing company called Alvin Brush Company. uh they receive uh shipments uh [6:14] large trucks. They manufacture, they ship out uh various types and quantities [6:19] of brushes. Mr. Dphano has been in business uh and [6:25] has operated in Little Falls as well as the Toronto community by providing types [6:29] of amusements uh in connection with fairs, uh municipal events, weddings, uh [6:36] church events and the like. uh he proposes to purchase the property which [6:40] consists of 5.7 acres. It's a large practical plant uh which is uh [6:45] designated as wooded uh I've been to the property about four times and it's more [6:50] like forested. There are big uh aged trees that grow in there. Uh there's a [6:56] pond, there's herds of deer and other natural resources have property. There [7:04] are going to be no changes to those buildings. I'm going to be heightened, [7:08] heightened, lengthened, uh more doors and more windows, nothing to stay the [7:13] same. Uh there's going to be no increase in impervious service. [7:19] So something to consider. Um of the 5.7 acres, there is 6 acres that are [7:25] impervious. So they're going to be no increase in purpose of service. There [7:30] are stored on the property as it presently exists uh containers and [7:34] they're stored in an area between the parking uhized parking area uh and the [7:41] wooded or forested areas I like. So Mr. going to be sat belts here that tell you [7:47] a little bit about his business, what he intends to do with the property, his m [7:50] his mode of operation, the number of employees, the number of cars, uh [7:54] particularly what what sort of apparatus he has because he's seeking to not only [7:59] occupy the premise the commission, but also to have outdoor storage in the area [8:03] where outdoor storage presently exists and expand it a little bit into the uh [8:10] non-imperous uh area that exists. If you'd continue with [27:26] the rides so that they're not visible from the dewy side of the the project [27:30] that would hide all of those six to seven mechanical rides they have. [27:36] I'm just trying to figure out a way to make it less of an attractive nuisance [27:40] where kids are going to come and potentially see them or jump on them or [27:43] do anything like that from that angle. If they're behind the containers, I [27:47] don't think they'd be visible. None of them are higher than the containers [27:50] themselves, right? Um so you know I think on the on the balance the uh proposal with some of [58:21] the things we've discussed to limit storage limit the scale and location and [58:26] enhance the buffering in particular um do advance several purposes of zoning [58:31] and we'll improve the visual environment on the property. Uh, you buy five acres, it's incredibly rare that anyone's [1:22:09] buying five acres. not used for anything. Uh obviously I'm [1:22:16] a little bit spoiled. We we borrowed trees. It's great. Aesthetic is fine. Uh [1:22:20] it's obviously wetland. Most of my questions were answered [1:22:24] quick. Uh my statement really just kind of dives into the fact that to appease [1:22:30] the other immediate neighbors, myself and my immediate neighbors want to make [1:22:34] sure that the town and it seems like everybody's on the same page, but we [1:22:37] want to make sure the town looks out for the fact that no part of this five acres [1:22:41] becomes any kind of storage or junkyard. As far as so one set of neighbors, we're [1:22:47] not now going to store this in the back where I look out my back window and I'm [1:22:51] looking at broken down rides or any of that. As long as this doesn't become a [1:22:54] junkyard, we're not talking about tapping into sewage. Um, future [1:22:58] development obviously at a later point be a major concern for us because there [1:23:02] is water table there. Uh, when we have bad storms, I'm outside. I'm in the I [1:23:07] think I'm in the 500 yard link. So, if we click there's one 500 year chance, [1:23:12] whatever. Sometimes that could happen more frequency during some of the bad [1:23:15] storms we've had in the nine years that I've been there. My water in the [1:23:18] backyard doesn't drain already. So any development of that property could be [1:23:22] major problem later on. Uh but myself and our neighbors on the other side of [1:23:27] that we have over on the Bergen side. We want to make sure that this doesn't [1:23:31] become well okay it's just woods. We can store anything we want there. We can put [1:23:35] the containers there. It's out of sight for the immediate neighbor that look at [1:23:38] the property. Uh that's really our only concern. We don't want to be looking at [1:23:42] all the rides. Sure nobody does obviously. Uh [1:23:46] but from what it sounds like it doesn't sound like immediate plan to expect that [1:23:49] it's just that we want to make sure that everybody here's our concern of 5 acres [1:23:54] is a lot of area 5 acres is a lot of area specific to live right and every [1:23:59] town in New Jersey builds we all build we build up I don't know how many 5acre [1:24:03] lots even exist in this township and probably no is my guess I could be wrong [1:24:09] uh so my our concerns are you know obviously in the future we address what [1:24:13] may need to be addressed But we also want to just make sure we don't start [1:24:16] cutting trees down. Make it a space where now we can store to appease ex [1:24:21] neighbors and now why neighbors get forgotten about. There'll be a limit of uh the limit of four containers which [1:28:56] currently exist on the site. They're going to add additional [1:29:01] landscaping or planting arbor vidy trees. the nature and sufficiency of [1:29:05] which would be subject to review and approval of our board planner. There'll [1:29:10] be no work outside of the building before 7 a.m. [1:29:14] They're going to add landscaping to the northerly side of the property, provide [1:29:18] a visual buffer. Uh they're going to move the storage [1:29:23] containers outside of the 40ft buffer area with plan arboriting. [1:29:29] Also, they provided uh we went through the technical process of our board [1:29:34] engineer and they're going to comply with these with the technical comments [1:29:39] contained in the board engineers review report.
