[21:35] proposing a aluminum structure
[21:38] to to create like the to
[21:40] implement the letters plus the
[21:43] image following the branding
[21:46] regulations. So this is like
[21:47] the dimension and the format of
[21:51] the structure. And as I
[21:53] mentioned this sign is hanging
[21:54] its interior but it's
[21:56] projecting to the street. So
[21:57] basically you can see from the
[21:58] street during the day and
[22:01] during the night and all the
[22:02] electrical components will be
[22:04] like concealed interior and the
[22:06] aluminum structure will be like
[22:10] the way I mean like the
[22:12] elements to where we can hide
[22:13] all the electrical components
[22:16] and all the gearbox and
[22:18] electrical connection will be
[22:21] like internal so nobody can see
[22:23] everything will be clean um
[22:26] plain and this is like a render
[22:28] with the daylight view and

[27:14] a structure like a bullseye
[27:17] both panels it's very light

[27:28] is just like pedestrian like

[33:57] little um building in the
[33:59] center that has the little

[34:06] property in the southern end of
[34:08] wynwood here bordering north of
[34:10] northwest 20th on both sides of
[34:12] second avenue northwest first
[34:15] place and so on. Um these
[34:18] buildings right here are being
[34:19] used currently as they exist
[34:22] and adaptively reused and what
[34:25] you see is that we had um this
[34:26] is the fence that we're talking
[34:27] about that we're replacing.

[34:33] showing the property. Um so one
[34:36] of these properties in the
[34:37] bottom the there's like four
[34:39] it's like four separate folios
[34:40] actually make up this one

[34:45] says one story building is
[34:47] where our offices are. And we
[34:49] came before this board a few
[34:50] years ago for the approval of
[34:52] that fence and the little
[34:53] courtyard that you'll see in
[34:54] some of these photos. What
[34:56] we're essentially trying to do
[34:57] is replace an old gate and
[34:58] fence that's just down the
[34:59] street next to the other
[35:01] building in front of the other
[35:02] courtyard with something that
[35:04] looks exactly the same that's
[35:07] more artistically um attractive
[35:10] and um the esthetics would be
[35:11] you know, to match right. The
[35:14] other fence um what we're doing
[35:15] in general in the neighborhood
[35:17] is we're trying to kind of
[35:19] improve and adaptively reuse a
[35:21] lot of the existing structures
[35:23] and to try to create a
[35:25] neighborhood vibe and
[35:26] neighborhood energy. We are
[35:27] trying to have a lot of the
[35:29] things match right? So similar
[35:30] landscaping on the same
[35:31] property. So you'll know when
[35:33] you go to our area oh you're in
[35:35] you're in you're in the soy
[35:36] area right? Which is what we
[35:38] call our our little area of
[35:41] wynwood. Um so if anybody has
[35:43] any questions about the fence
[35:44] itself and the construction of
[35:46] it, I have our contractor here.
[35:48] I'd like to just skip forward
[35:49] to some of these photos. So
[35:52] this is the existing fence in
[35:54] front of our office as it
[35:56] exists today we came before the
[35:57] board. We originally had a
[35:58] different design. The louvers
[35:59] were a little bit more
[36:01] concealing the board wanted at
[36:03] the time it was a different
[36:05] board but the board wanted um
[36:07] more more see through to to be
[36:09] more inviting. So when the gate
[36:11] is closed you could see through
[36:13] the courtyard and when it's and
[36:14] then during the day it's
[36:17] typically open. Um it's not a
[36:18] public courtyard but you know
[36:20] it's open like this as you see
[36:21] in this picture and you could
[36:22] kind of see the murals and you
[36:24] could see the landscape behind
[36:26] it. So the idea is to do
[36:27] something similar on the one
[36:28] that's just next door. We
[36:31] actually um have some tenants
[36:33] that are operating in those
[36:34] spaces that you'll see when I
[36:37] get to that photo. Um here this
[36:39] is the existing fence as it was
[36:40] when we bought the property. It
[36:42] has this sheet metal kind of
[36:43] covering from being able to see
[36:45] in we got all these murals
[36:46] painted. We have beautiful art
[36:48] on the walls but you kind of
[36:49] can't see it now even when this
[36:52] gate is open. Um it's partially
[36:53] concealed. The entrance to one
[36:55] of the retail spaces is
[36:57] actually behind that fence. Um
[36:59] we just rented it to a tenant
[37:01] who's moving in now. Um there's
[37:03] a nail salon in there and then
[37:04] we have some interest in the
[37:05] space that's right here. So
[37:07] we're trying to kind of create
[37:09] a nice courtyard area for all
[37:10] the tenants to use. And then
[37:11] one of the spaces is actually
[37:14] still used by us as a as a
[37:15] satellite office for our design
[37:18] team. Um and so the the idea
[37:20] this is what the courtyard
[37:21] looks like today, right? The
[37:25] idea is to replace this fence
[37:27] with um something that will
[37:28] look very similar. This is just
[37:30] to give you a view of the
[37:32] street vibes that we have here
[37:33] with all the murals, right? So
[37:35] there's a lot of art on the
[37:36] walls. This is the existing
[37:39] fence here. And then if we
[37:41] replace the other fence with
[37:43] the similar this is a rendering
[37:44] of what we're looking to do
[37:46] with the courtyard. So it'll
[37:48] open up you'll be able to see
[37:49] into it we're going to
[37:51] landscape it um put some
[37:53] benches um this doesn't show it
[37:54] but probably some shade sails
[37:55] to give it a little bit more
[37:57] shade in the courtyard as well.

[38:07] closed. Um it's also um better

[38:18] street as opposed to this will
[38:20] be able to get in and out a lot
[38:24] easier. Um so um that's that's
[38:26] basically it um as far as the
[38:28] design and everything, um you
[38:31] know, we felt that by having
[38:33] the fences match um that the
[38:35] esthetic itself is the artistic
[38:37] part of it right and that
[38:39] you'll be able to now see all
[38:40] these beautiful murals that are
