[5:35] The center is located on the northwest corner [5:39] of DePaul Drive and Cochrane Road. [5:43] This site is a 7.82 acre site. [5:48] The general plan and the zoning are commercial highway. [5:52] And this is a gateway project. [5:55] Earlier this year we received an application, [5:59] and then later in the year approved, [6:01] the Poppy Ranch Shopping Center. [6:03] It is a almost 60 square foot commercial shopping center. [6:11] There is an anchor store located on the back or the southwest portion of the site with five [6:20] commercial pads. [6:22] So two buildings will face Cochrane and three buildings will face DePaul. [6:28] And it does meet all the parking and everything else. [6:32] And here is a glimpse of what that shopping center is going to look like. [6:38] And we have one more for you. [6:43] And so tonight what we're doing is we're talking about the signage for their master sign program [6:49] for this shopping center. [6:52] The municipal code requires all non-residential developments of this kind to get a master [6:59] sign program. [7:00] The purpose is for a coordinated approach for multi-tenant businesses. [7:04] And it also allows for deviation to standard sign code standards to allow for more signage [7:16] for shopping centers and also to allow for special type of signage, for example, a monument [7:22] sign that identifies the shopping center versus just for businesses only. [7:30] Before you is a table that explains what is allowed for the municipal code and then what is proposed in this master sign program. [7:43] So there are four types of signs. [7:45] There's wall signage, canopy signage, monument signage, and freeway signage, and we'll go through all those. [7:54] and the first column there says type of sign so number of wall signs in general [8:01] it's one pertinent they're proposing two or three pertinent and this one that is [8:07] for three is for businesses that are on that end of a building so that you have [8:12] a sign on all facades we are in support of this as it shows two faces of a [8:18] building right so when you're on the road you look like you're looking at [8:22] front of a building but when you're inside the center looking at the building you know where [8:26] you're going still right. Then for the anchor grocery store building again it's one pertinent [8:33] and this size of a space usually has multiple signage so of course they're proposing more signage [8:39] there. So there is the one primary sign two secondary signs and a couple of there's four [8:48] other signs that we'll walk you through on the few slides down. And then you have a freeway sign [8:55] eligibility. So this site is commercial freeway. It was originally envisioned as a much larger [9:04] commercial zoned area. There were other applications and a builders remedy application [9:11] that has shrunken the commercial square footage of that zoning area and so we [9:18] have 7.8 acres instead of 10 and the amount of square footage of commercial [9:25] space is almost 60,000 and usually you would need 100,000 but again we don't [9:32] have all the square footage then we don't have all the acres and then for [9:37] freeway signs. The maximum is 200 square feet area. This is asking for a bit more. It's 320, [9:46] which we have seen in other freeway signs. And lastly, freeway sign distance. So our code reads [9:54] that a freeway sign shall be located a thousand foot away from another freeway sign. This one [10:00] approximately 500 and we'll walk you through that as well.
