[2:34:00] In point, clear [2:34:02] what my concerns are, [2:34:05] are with the degree of, integration [2:34:09] into the existing neighborhood, [2:34:11] and particularly with [2:34:14] if this whole area is indeed to be developed, [2:34:18] what it will ultimately look like and what will be the prospects for the [2:34:23] merchants who are currently in that strip, including squirrels, including those [2:34:28] including Five Guys and a number of others, [2:34:31] and what, dispositions will be taken [2:34:35] to make sure that in the course of, this construction project, [2:34:40] they are in a position to be able to survive and remain viable [2:34:45] when the whole area is redeveloped, if it is redeveloped, [2:34:49] what we'll have in the first floor commercial in that [2:34:51] which right now is doing pretty well, we don't have to have the answers to this. [2:34:55] And, you know, my preference is a way of going about [2:34:58] this would have been to require the developer [2:35:02] to submit a comprehensive development plan or some form of plan for the entire, [2:35:07] set of [2:35:08] buildings in that shopping center so that we could [2:35:11] and make an informed decision as to what its redevelopment will look like. [2:35:15] And so the citizens could provide their feedback [2:35:18] on, on such a plan. [2:35:21] Instead, we're kind of proceeding in a piecemeal way. [2:35:25] I have gone to an area. [2:35:28] I went there on Good Friday, and I could see that despite, [2:35:32] many businesses being closed, the parking lot was very still nearly full. [2:35:37] And, I haven't spoken to a merchant who is there. [2:35:42] A couple of weeks ago, I was told that, [2:35:47] trucks from the developers project to the north, the same developer. [2:35:53] We're filling up the parking lot in a way where it was relatively hard [2:35:57] for its clients to get parking, during the daytime period. [2:36:02] And we have yet to see, like, a clear parking plan, [2:36:06] as to what this will look like in a construction period [2:36:09] and whether, it might not [2:36:11] put some of these businesses in a position where they lose a lot of money [2:36:15] because the parking lot is continually, filled with trucks. [2:36:19] The resolution that we have before us only indicates that the parking spaces [2:36:24] have to exist, and that during the construction period, [2:36:28] they couldn't be, dug up or covered in concrete blocks. [2:36:33] But it doesn't indicate who or park where and where. [2:36:35] And we don't have a parking and circulation plan, [2:36:39] for whatever project will go forward.
