You can see on the next page it's zoned [0:50] industrial with an industrial land designation. [0:53] And then the plat just shows three lots. The [0:58] easternmost lot taking up the bulk of the frontage [1:02] with a shared access for the entire development. [1:06] And so staff's reviewed it and is recommending approval. [2:40] The plat is primarily just to show dedication of right-of-way. [2:46] There is some landscaping that will be part of the site plan [2:51] that will be put in along the road, but the remainder of the property will [2:55] be subdivided at a future time when that [2:59] property owner submits application. [3:15] » I will just mention briefly that as we progress with the site plan approval, [3:19] and as the city commences work on the substation, it's likely that we'll bring [3:24] a zone change proposal before the commission at that time. [3:36] Incidentally, power substations are permitted use in the industrial zone as [3:40] well, but that's something that I would guess probably will happen sometime in [3:43] the next few months. >> Okay, thank you.
