development plan to revise the approved [1:17] sidewalk size and location along the Snider Road [1:20] Frontage [1:25] BR good evening Brian Snider inment you should have a copy of the staff report [1:30] for this case this is a final development plan modification um the [1:36] case is 20231 so it was just approved last year [1:41] um this zone change was approved by the Sims Township [1:44] trustees um with conditions um and a specific development plan since this is [1:49] a planned retail District the plan that was approved by [1:54] the trustees um included U expansion of a parking lot demolition of a house um [2:01] but the the point of tonight's meeting they approved a 4-ft sidewalk um several [2:06] feet back from the um edge of pavement of Snider Road basically at the back of [2:10] the rideway where our sidewalk would typically typically be [2:14] constructed um that was how the plan was approved by the trustees there was a [2:19] condition in the um trustees resolution of approval that required the 4ft [2:24] sidewalk to be constructed [2:27] um along Snider Road um the final development plan that came [2:32] in after that um had moved the sidewalk from its location at 4T and several feet [2:38] back from the road to right up against the road and 6 feet in width um there [2:44] was some discussion at the time that's what the township plans had showed um [2:48] that's what the township is planning to construct north of the silver [2:51] Springhouse property on Sider Road um and this would match that sidewalk [2:56] however um I believe the applicant can explain it better but um they ran into [2:59] some situations with constructing that sidewalk where it doesn't make sense to [3:03] build it there um and they are requesting approval to move it back to [3:06] the location and the size sorry back to the location where it was approved um as [3:10] part of the trustees um plan and resolution and also [3:15] to make it 5T instead of 4T um that's the um subject of the [3:22] tonight's meeting um staff has no findings other than we did contact the [3:26] Hamil County Engineer's Office um the County engineer States that um the keny [3:32] engineer is satisfied with the 5ft sidewalk that is shown on the attached [3:35] plan that was sent on March 25th 2024 which is the plan that we sent to them [3:39] um so they're okay with the plan as submitted and as um in front of you for [3:43] tonight's consideration uh that's all I have I'd [3:46] be happy to answer any questions am I correct that the sidewalk [3:50] goes from keer to patrilla um it goes from keer to the [3:54] edge of the silver Springhouse property that's what they that's what tonight's [3:59] meeting is about there but then it will continue on to Peto and further north [4:04] whatever the township builds it yes okay and the sidewalk that's currently along [4:09] keer is that 4 feet I believe so thank you so basically if I understand it [4:17] correctly you're going to take what was what we approved what the township [4:22] approved which was a 5 and 1/2t sidewalk directly adjacent to the street we're [4:28] going to put a tree line in there 5 1/2t sidewalk you won't have to mess with the [4:33] utilities that are underground that would be costly to have to deal with [4:37] with this uh sidewalk essentially yes it was 6 and2 ft at the edge and they're [4:42] proposing 5 ft the staff report did say 5 and 1/2 ft somewhere but that was an [4:45] error it's 5T that's their proposal okay all right thanks at the edge of their [4:51] property line if kind of along north of their property if the sidewalks going to [4:57] be along the road are they kind of taking into account you know if their [5:02] sidewalk is going to be back from the road sort of you know tying that in [5:06] obviously um I I believe they'll have to match the sidewalk that's constructed on [5:13] the silver Springhouse with whatever sidewalk the township builds down to [5:16] that point it'll jog in some in some fashion okay and as far as that jogging [5:21] my recollection is in one of the drawings it was a straight line more [5:24] like a z is it possible to get more of an S kind of a aesthetically pleasing [5:29] curve I'm not a sidewalk [5:32] designer I'm not sure what Ada says about that or anything else maybe we can [5:36] let the applicant yeah trust that just Cincinnati United contractor is [5:59] representing the slver Spring House at 7143 East keer Road Cincinnati Ohio [6:05] 45249 um so to answer some of the questions um one being the the reasoning [6:12] behind the design so we have always shown a 4T sidewalk um in the RightWay [6:19] but it's been up away from the street and we do that for several reasons one [6:25] is to match the current sidewalk that's along East keer Road which is set back [6:29] from the road number two for the safety of pedestrians [6:33] and uh patrons of the business and then number three it's most cost [6:37] effective so um when we we originally proposed [6:42] that and then you know when it got switched uh right after the trustees [6:46] meeting uh went to the face of the road and then uh we want are now looking back [6:52] to go to our original plan which is closer into the into the right of way [6:57] and if you could see we [7:02] have the sidewalk connecting up to the existing intersection to where it's [7:07] going to be right there so you can people can walk across the intersection [7:10] and it goes all along the way goes through this uh with the ramps through [7:16] this Drive Entrance and then it comes all the way up here towards the northern [7:20] property line of the residence here and then right now we've dedicated 50t right [7:25] away here and here this one currently only has a 30t so what we did is yeah we [7:30] did kind of a z if you will and and joged it back to that 30 foot RightWay [7:37] position so um if if an S works for you guys to that's no big deal um we were [7:43] just trying to transition it back to that 30 right away so were those all the [7:48] questions that I answer everything I I guess the the only [7:52] question I have and I don't know whether you know this or not is why did it [7:57] switch from the original plan to the now current plan I mean was that a the [8:02] township requested that or the trustees or what happened yeah the town the [8:07] administration requested that uh right after the trustee meeting and before the [8:12] final um Planning Commission meeting okay you don't know why though uh the [8:18] only only idea I have why is because they were afraid of parking people [8:22] parking along the street and thought that putting that sidewalk against the [8:27] street would prevent people from parking that's the only thing that I've got on [8:31] so there's going to be between what you're proposing between the sidewalk [8:36] and the street they'll be some kind of grassy area is there going to be any uh [8:42] landscaping or anything no no trees we're not allowed to put that in the [8:46] right of way okay grass yes grass okay does that mean the existing no parking [8:53] signs will be done as well those no parking signs uh are actually put up by [8:58] Hamilton County um so we don't have jurisdiction in [9:03] those okay go ahead oh I was just going to say [9:07] yeah that I think having that be more of a gradual kind of yeah kind of s sort of [9:14] transition would be easier for you know I think like Wheelchairs and people with [9:18] strollers and things like that um but is the continuation of the sidewalk from [9:25] where your portion ends to patrilla is that going to be the same [9:30] wther is that for some reason I me he probably doesn't know but uh I could [9:34] probably find out I have I do have drawings of the engineer if you really [9:38] that car suck it open on the no I mean I know that the trustees had approved [9:44] putting sidewalk in all the way North keer all the way I think to Fields erles [9:49] but I don't know exactly how they're going to do that I mean just based on [9:54] what they did on Union Cemetery I think some you know they they take the most [9:58] effective route you don't have to worry about it yeah what's that they'll match [10:02] it up I just thought if you knew for some reason I thought it was going to be [10:05] larger but it just makes sense to take the existing and blend it in yeah yeah [10:11] um [10:30] it looks [10:34] like that's passive right I think that's the next street down after petrill [10:40] they're showing it all against the road which against the road they have it as 6 [10:43] and 1/2 ft wide against the road so there's limited there's limited existing [10:48] right away north of here and when you get it that close to the road you have [10:52] to build the square curve and you have to build it wider so people can walk [10:54] further away from the Cars makes sense yeah so if Springhouse puts theirs [11:01] in and then a year from now or 6 months or two years from now whatever the time [11:05] period is I have 5 ft and then a larger is does [11:10] it is it a gradual or is it just it stops at five and then it suddenly [11:14] becomes six it'll widen out in whatever way they can figure out how to make it [11:18] widen out I've seen it where one p one square is five and one square is six and [11:24] it just looks horrible like if you look on Union [11:28] Cemetery where they curve is and it's right against I mean you can't it's you [11:33] can't really tell I mean uh any questions for [11:39]
