[0:23] I pledge allegiance. Yes. MR. [0:27] Ok Uh MR. [0:32] Justice Please be seated. [0:34] First item of business [0:38] is the minutes for AUGUST 6th. [0:41] 2026. I've read them [0:45] made a correction and if there [0:45] are no [0:48] further corrections or additions [0:48] or deletions, I'll entertain a [0:48] motion to [0:52] accept the minutes for AUGUST 6, [0:52] 2026. I'll make a motion, Mr [0:56] CHAIRMAN. MR. McGrath, on the [0:57] motion, MR. Castania on the 2nd [0:57] all [1:01] in favor all opposed. Minutes [1:01] are accepted. Thank you. Uh [1:05] dawn, are the appropriate [1:05] postings [1:08] and publications been done with [1:12] affidavit proof to give us [1:12] jurisdiction for our hearings [1:12] tonight. [1:17] Ok, thank you. The order of the [1:18] hearings tonight will be as [1:18] follows. [1:21] 23 7 34. [1:25] 800 Pulaski Road, Greenlawn, New [1:25] York. [1:30] 23715. 7 Olympia Court in [1:33] East Northport, 2373518 [1:37] Landing Road in Huntington. [1:40] 23722 Three greystone Drive in [1:44] East Northport and finally [1:46] 2373614 Wincott Drive in [1:46] Melville [1:50] Well, the applicant or the [1:50] representative of the [1:54] applicant for 23734. [2:02] 800 Pulaski Road, please address [2:02] the board. [2:06] Hello. Um, so, uh, my name is [2:08] Deirdre McDermott. I'm Mary [2:09] McDermott is my mother [2:13] um, she's the owner of the [2:13] house. I am, I have trust of [2:17] the house. I also live at that, [2:17] um, address. 800 [2:20] Pulaski Road. Um, and we're [2:21] looking to legalize [2:24] the existing shed that was [2:26] there when it was purchased my [2:27] parents purchased [2:31] it 23 years ago. So essentially [2:31] by with the, uh, [2:34] The real request, the bottom [2:34] line request [2:38] is that the, for accessory [2:38] buildings [2:41] the code allows 1200 square feet [2:41] and with the shed, you're up [2:44] to 1,462 square feet. So you're [2:45] looking [2:49] at 262 square feet variance just [2:49] to [2:52] maintain it 800 Pulaski Road has [2:52] been there for a long time. It's [2:52] a [2:55] corner plot. It's hard by [2:58] Minnicock and it's a it's a big [2:59] piece of property [3:02] more than 1 acre or 40. So is [3:03] there anyone in the audience [3:07] that wishes to be heard [3:07] regarding this application. I'm [3:11] expecting none and observing [3:11] none. Um, having said that [3:15] it's basically a de minimis type [3:15] of uh application I'll entertain [3:18] a motion to grant this [3:19] application first if I could [3:22] um, you have another accessory [3:23] structure there [3:27] There's no habitation. Nobody's [3:28] living it's completely down to [3:31] the studs, and you would agree [3:32] in our, our, it has, it just has [3:36] a snowblower, um, that kind of [3:36] stuff inside of it. It's [3:37] completely empty. [3:40] Thanks. I'm sorry. Ok, uh, [3:41] entertaining a motion to grant, [3:41] MR. Castagno [3:45] on the motion. MR. Campandao on [3:45] the 2nd, all in favor. Any [3:46] opposed [3:50] Good luck. Thank you very much. [3:50] Thank you so much. Well [3:55] the applicant or the [3:55] representative of the applicant [3:55] of 23715. [4:01] 7 Olympia Court please address [4:01] the board. Hi [4:05] how are you? My name is we're [4:05] fine [4:08] You are Andrew James Andrew [4:09] Bentley. Uh, [4:13] Yes, Andrew James Bentley, yeah. [4:13] Good. [4:16] Uh, yes, my name is Andrew [4:17] Bentley [4:19] I'm here with my wife, Carrissa, [4:20] along with my three children, [4:20] Drea, Drew [4:23] and Demi. Um, Respectfully [4:24] requesting [4:26] an area variance that would [4:27] allow us to keep our existing [4:27] chicken coop in [4:30] its current location. Uh, we [4:31] understand that under town law, [4:31] the [4:34] board must be balanced the [4:35] benefit of granting the variants [4:35] to our family [4:39] against any potential detriment [4:40] to the health, safety, welfare, [4:40] and character [4:44] of the surrounding neighborhood. [4:44] We believe the facts and [4:44] evidence we are [4:48] presenting tonight demonstrate [4:49] the allowing the coup to remain [4:49] as reasonable [4:52] and consistent with those [4:53] considerations. A property [4:53] presents a unique challenge. [4:57] We live on a on a court. It's a [4:57] pie-shaped lot located in the [4:58] center and [5:01] are adjoined by 7 neighbors. [5:02] Because of that configuration, [5:02] there was no [5:06] practical location on our [5:06] property where the coup could [5:07] simply be relocated [5:11] and satisfy the requirement [5:11] required setbacks from all [5:12] surrounding properties. [5:15] We originally selected the [5:16] location, we were unaware of the [5:16] specific coupe [5:19] requirement. We thought we were [5:20] simply following the [5:20] requirements of a shed. [5:24] Uh, the coup is located 15 ft [5:25] off the property line, we [5:25] thought we were [5:28] in, um, Um, We're meeting the [5:29] requirements. [5:31] Um, we chose the, what we [5:32] believe to be the most discreet [5:32] and least [5:36] intrusive area of our yard. Once [5:36] we learned that the coup did not [5:36] meet the [5:40] required setbacks, we [5:40] immediately took the necessary [5:40] steps to address the [5:44] issue properly and apply for [5:45] this variance. A great deal of [5:45] thought and [5:49] care. Went into the construction [5:50] and maintenance of the coupe. [5:50] Uh, we have [5:53] 3 kids. We were very concerned [5:54] about. Rodents and odor during [5:54] the town's inspection [5:58] we received positive feedback [5:58] regarding its condition and [5:59] quality [6:02] The inspectors both said that [6:03] they had never seen a coupe [6:03] built like this. [6:07] The coupe includes a [6:07] solar-powered exhaust system for [6:08] ventilation, as well [6:12] as a mini split heheheheheheheheniconditiom to help [6:12] regulate extreme [6:16] temperatures and prevent odors. [6:16] It's cleaned regularly and the [6:17] chicken's [6:20] feed is kept in a sealed [6:20] container inside of a, um, [6:21] storage bin to prevent [6:25] attracting rodents and other [6:25] pests. According to the [6:25] complaint registered [6:29] in the portal, uh, there were [6:30] concerns regarding pests that [6:30] have been raised [6:34] and the town came to our [6:34] property specifically to inspect [6:35] for the evidence of [6:38] pest activity and smell, none of [6:39] which were found. Believe the [6:39] actual conditions [6:43] observed during the inspection [6:44] are important when considering [6:44] whether the [6:48] coup has created an adverse [6:48] impact. Um, We'd also like to [6:52] provide some context regarding [6:52] the screening in this area. [6:52] There [6:56] were previously 3 mature trees [6:57] directly located on the side of [6:57] this. [7:01] Separating the coupe from the [7:01] adjoining property where the [7:02] complaint came. Those [7:05] trees were removed several years [7:06] ago by a tree cutting service [7:06] hired by [7:10] our adjoining neighbor without [7:10] our prior knowledge or [7:11] permission. Sent to [7:14] Tree cutting Service into our [7:15] yard, leveled those trees, [7:15] leaving us with [7:19] five-foot stumps that I then had [7:19] to pay to remove and grind out. [7:20] Those trees [7:23] would now be providing the [7:24] privacy that could be leading to [7:24] this complaint. Chicks [7:28] have also become something [7:28] meaningful to our family, our, [7:29] our children participate [7:32] in caring for them, feeding [7:33] them, collecting, and cleaning [7:33] the eggs and [7:37] learning the responsibility that [7:37] comes with caring for the [7:37] animals. It has [7:41] become both an educational and [7:42] rewarding experience for them. [7:42] And something [7:46] we genuinely enjoyed together as [7:46] a family. Most importantly, [7:46] we've made [7:50] every effort to ensure that [7:51] keeping these chickens does not [7:51] negatively affect [7:55] the people around us. Submitted [7:55] signed letters from our [7:56] neighbors who support [7:59] the coup. Um, have enjoyed our [8:00] eggs and have expressed that it [8:00] has not created [8:04] a problem or a nuisance for the [8:04] neighborhood. We understand why [8:05] setback [8:08] requirements exist and we [8:09] respect the town's regulations. [8:09] We're simply asking [8:13] the board to consider the [8:13] unusual configuration of our [8:14] property. The lack [8:17] of feasible alternative [8:18] locations, the condition and [8:18] maintenance of the [8:22] existing coupe. The town's [8:22] inspections finding no pest [8:23] infestation and the [8:33] support of our neighbors in the [8:34] actual impact the coup has had [8:34] on the surrounding [8:37] neighborhood. For, we [8:38] respectfully ask the board to [8:38] grant the requested [8:42] area bearance. Thank you. Ok. [8:43] Thank you, MR. Bentley. Is there [8:43] anyone in [8:47] the audience that wishes to be [8:47] heard regarding this [8:47] application. You MAY [8:51] step up. Good evening. Uh, my [8:52] name is Daniel Gorman. I am the [8:52] Southern southernly [8:56] neighbor of the property in [8:56] question, um, just a few points [8:56] I submitted [9:00] a pdf complaint via email as per [9:01] the hearing notice letter that I [9:01] received, [9:04] so I don't know if that gets [9:05] brought up during the discussion [9:05] as well, um, [9:09] but there's information on [9:09] there, um, in regards to the [9:10] comments made by [9:13] MR. Bentley, um. He references [9:14] that the coup was put up in a [9:14] fifteen-foot. [9:18] Um, distance from the property [9:19] line, but the notice hearing [9:19] that I received, [9:23] specifically says from my lot, [9:23] it's 7 ft and 13 ft [9:24] respectively, um, he [9:27] mentioned something about a tree [9:28] removal. Uh, that was done, I'm [9:28] assuming [9:31] by us on his property line. I'm [9:32] not aware of any service that we [9:32] hired to [9:36] have go over to his side that [9:37] would create a uh Cover for the [9:37] Said uh chicken [9:41] coop uh chicken uh chicken coop [9:41] uh chicken, um, and lastly [9:41] rodents and odor [9:45] that he mentioned. Um, he [9:46] specifically said in terms of [9:46] how it impacts his [9:50] children. I have children [9:50] myself. The odor and. Increase [9:51] in bugs and rodents [9:54] on our side of the fence because [9:55] of The chicken coop has become a [9:55] nuisance [9:59] which led to the initial [9:59] complaint in the first place. [9:59] Um, And [10:03] that's really all that I have to [10:03] say about it. We are on the [10:04] southerly side and [10:08] I believe. The coupe is actually [10:08] closer to our residential area [10:13] than any recreational area on [10:13] his side of the property. [10:16] Ok, thank you very much. Is [10:17] there anyone else who wishes to [10:17] be [10:30] heard regarding the application. [10:30] Go get that. [10:33] All right, observing you, do you [10:33] wish to [10:40] be heard? You might, you want to [10:41] address those comments. [10:44] So, this is the first time I'm [10:44] meeting him. Nice to meet [10:48] you. Um. I, I, I never received [10:49] a complaint from anybody [10:53] about these. Nobody told me [10:54] anything about rodents. Nobody [10:54] told me anything [10:57] about bugs. Nobody told me they [10:58] were cutting down trees, none of [10:58] that, um. [11:02] As far as the coup goes, it's 15 [11:02] or 13 ft. I, I don't remember [11:02] off the top [11:06] of my head. The Coopers, that's [11:07] the coop, that's what the coop [11:07] distance [11:11] is. The run is 2x4s and chicken [11:11] wire that encapsulates that is [11:11] not the [11:15] solid structure that I'm [11:16] referring to. That that run is [11:16] the sloped, uh, [11:20] roof in the back there. Again, [11:20] as far as, um, Reconfiguring [11:20] that [11:24] that that is Easy enough to do. [11:25] I mean, it, but, again, this [11:25] thing is [11:29] directly next to my pool. We are [11:29] 10 ft away from it, downhill. [11:33] Any smell, any rodent would be [11:34] in there. Town came [11:38] Again, said they had never seen, [11:38] never smelled anything. There [11:38] was [11:47] no signs of anything. Um, That's [11:51] all I really have in response to [11:52] that. No, no roosters out there, [11:52] right [11:56] No roosters. So at the time I [11:56] had the complaint, I [12:00] had 2 additional chickens. They [12:01] were hens. Polish hens. They [12:01] happen to be. [12:05] They squawk loud. I, I didn't [12:05] know. The Polish end were any [12:06] different than any [12:09] other ends, but uh. When the [12:10] complaints came in, all I could [12:10] think of is [12:14] that the neighbor might not have [12:14] liked the sound. I got rid of [12:15] those two [12:18] chickens. I thought this was [12:19] gonna go away after that. I've [12:19] since lost. [12:23] 3 days' pay coming here to go to [12:23] court numerous times, spent [12:24] thousands of [12:27] dollars reserving my resurveying [12:28] my, my plot of land, sending [12:28] letters. In [12:32] addition to the tree stumps, I'm [12:32] I'm in quite a big hole here. [12:33] Thank you. [12:38] Ok, thank you, MR. Bentley. I'm [12:39] gonna close the hearing and [12:39] we'll reserve [12:45] decision on this matter. The [12:46] applicant or the representative [12:46] of the applicant [12:55] for? 23735, that'd be 18 Landing [12:55] Road, Huntington, please address [12:56] the board. [12:59] Good evening. Uh, my name is [13:00] John Stecker. I've been a [13:03] resident of my property, 18 [13:03] Landing Road for [13:08] 38 years now. When I first got [13:08] my deed for the property, one [13:12] of the specifics on this was [13:13] that there was no hog rendering [13:13] involved. I'm [13:17] not asking for that. All I'm [13:17] asking for is the fact I, I [13:17] built a retaining [13:21] wall on my property, and we have [13:22] a fence that my [13:26] neighbor requested he billed to [13:26] contain his dogs on his property [13:30] and it's within. It's, um, [13:30] Within 8 [13:33] inches of what the required [13:33] setback of should be. [13:37] So, um, I'm requesting a [13:37] variance for the setback for the [13:38] fence to [13:41] be allowed. And also I have a [13:42] shed which is 4 inches from [13:46] the property line, I included [13:47] that in my request. So basically [13:47] the [13:50] two requests that you're [13:51] bringing before the board have [13:51] to do with [13:55] um, the shed, which is required [13:56] to be 2 ft off the property [13:56] linen [13:59] and you're 1.2 ft off the [14:00] property line. That's why you [14:00] mentioned the the [14:04] inches and the other one is, uh, [14:04] 1.8 [14:07] ft we're 2 ft are required as [14:08] well. That's, that's your [14:08] application, correct? Yes [14:12] correct. All right, is there [14:12] anyone in the audience that [14:13] wishes to be heard regarding [14:17] this matter on 18 Landing Road [14:18] in Huntington. Observing that no [14:18] one [14:22] wishes to be heard, I don't [14:23] intend your motion to grant this [14:23] application. [14:27] Thank you. MR. Basso, on the [14:27] motion. MR. Campadano on the [14:31] 2nd. All in favor. Any opposed? [14:32] Your application is [14:35] granted. Well, the applicant or [14:38] the representative of the [14:38] applicant 423722. [14:42] Three Graystone Drive in [14:45] East Northport, please address [14:45] the board. Good evening [14:49] CHAIRMAN, Judge Asher, members [14:49] of the board for the appellants, [14:50] Tom Abadi, [14:54] a b b a t e. I'm an attorney [14:54] with offices at 88 Sunnyside [14:55] Boulevard in Plainview, [14:58] and this is a residential [14:59] application, which solely seeks [14:59] side yard setback relief [15:03] to erect additions to my [15:03] client's home in East Northport. [15:03] The [15:07] subject premises is 3 gray stone [15:08] Drive, and this is located just [15:08] east of [15:12] the intersection of Larkfield [15:12] Road and Clay Pitts Road. So if [15:12] you know where [15:16] the iga is. Are now the former [15:16] iga. This is just east. It's the [15:17] second right [15:21] off Clay Pitts, and the subject [15:21] premises is the first rate on [15:21] Greystone. [15:25] It's a very well maintained [15:26] property and house. It belongs [15:26] to my clients [15:29] Jacqueline and David Birnbaum, [15:30] and the idea here is to erect [15:30] additions to [15:34] the side and to the rear to [15:35] accommodate their growing [15:35] family. They've lived [15:38] here for over 10 years now and [15:39] they have 3 children ages 7, 10 [15:43] and 12, but it's not solely to [15:44] accommodate. The growing family. [15:44] It's also [15:48] to accommodate Jacqueline's mom. [15:48] So a significant portion of [15:52] this undertaking is to, um, [15:52] include an accessory [15:55] apartment as part of the [15:56] additional construction. You [15:56] have [15:59] our plans for the accessory [16:00] apartment. They're drawn by our [16:03] project architect Louise Agnes, [16:04] and as you can see from those [16:04] plans, the [16:08] proposed accessory apartment [16:08] meets all the dimensional and [16:08] design [16:12] requirements to establish such a [16:13] use. What we do not conform to [16:13] is side [16:17] yard setback, and that's the [16:17] only form of relief we need [16:18] tonight. With [16:21] the r20 zone in which this [16:22] property lies, you have to hold [16:22] 20 ft side [16:26] yard setback on each side with [16:26] an aggregate of 40. If this [16:26] proposal is [16:30] granted this evening, we will be [16:31] holding 15 ft on the south side, [16:31] so it's only [16:35] a 25% reduction from that [16:35] otherwise required [16:38] by code, notably, however, even [16:42] after construction. We will [16:42] still have [16:45] the minimum aggregate side yard [16:45] setback of 40 ft required [16:48] under 19855 of the code [16:51] Yes, we're going to the rear, [16:51] but if you look at [16:55] a lot, you can see how deep it [16:56] is even after construction, [16:56] we'll [17:00] have more than double the [17:00] minimum rear yard setback [17:01] required of the r20, which [17:04] is 50 ft, and we are not going [17:05] any closer to grays Greystone [17:05] Drive than [17:08] the house already does. From a [17:09] practical perspective, that the [17:09] house [17:13] is presently enclosed on three [17:14] sides by a 6 ft high white pvc [17:17] fence that will remain, [17:18] especially on the south side [17:18] where we are closest [17:22] to our most affected neighbor, [17:23] and with respect to that [17:23] neighbor, David [17:27] Birnbaum, um, Consulted with him [17:27] and talked to him about the [17:27] project and [17:32] he said he has no problems with [17:33] the proposal whatsoever. That's [17:33] our case. [17:36] Thank you, MR. Abadi. Um, that [17:37] was going to be my question [17:37] whether [17:40] or not the the neighbor directly [17:41] to the south was in favor of [17:45] the project or not, and you've [17:45] answered that question that he [17:45] is [17:49] uh, it appears in the in the [17:49] publication of the [17:52] legal notice there, there is an [17:53] indication that the [17:56] combined with of side yard is 37 [17:59] ft, we're 40 ft is required. Is [17:59] that, is [18:03] that, are you still requesting [18:03] that variance? No, we don't need [18:04] that. We [18:08] don't need that. No, because we [18:08] have excess um on the north side [18:08] of 26 ft. [18:12] So, so if you add the two that [18:12] was my question I wanted to make [18:16] sure that since the, the legal [18:17] notice on the documents that [18:17] were presented [18:21] to me indicates that that was [18:21] part of the, part of the [18:21] request, but basically [18:25] you're just asking for a side [18:26] yard variance now, not the [18:26] aggregate, MR. [18:30] Wheeder likes to make fun of me [18:31] because I can't do math, but 26 [18:31] and 1541, [18:34] right? So we're in excess of 40, [18:35] ok. I had to use a calculator [18:35] for that, [18:39] Frank. Is there anyone in the [18:39] audience that wishes to be heard [18:39] regarding [18:43] this application. Observing that [18:44] no one wishes to be heard and [18:44] they and [18:48] then in effect the application [18:48] is amended to just be the side [18:48] yard variant [18:52] on the southerly side. I will [18:53] entertain a motion to grant. MR. [18:53] Castagno, [18:57] on the motion, MR. White on the [18:57] 2nd, all in favor? Any opposed? [18:58] Application [19:02] is granted. Good luck with the [19:02] construction for your clients [19:02] you all so [19:06] much. Good night. The applicant [19:06] or the representative of the [19:07] applicant for 23736 [19:15] That's 14 Wincott Drive, please [19:15] address the board. [19:19] Good evening, Diana Lespisa with [19:20] Moreno Expediting Services [19:23] po Box 39, Bethpage, New York, [19:23] 11714 here [19:26] on behalf of the property owner. [19:26] ok. [19:29] Good evening Good, tell us your [19:29] application. So good [19:33] evening, CHAIRMAN, members of [19:33] the board. The applicant [19:37] is proposing to construct a [19:38] 2-story addition, a one-story [19:42] attached garage addition and a [19:42] rear covered patio. The property [19:42] is [19:46] located in the r40 zoning [19:47] district, which requires a [19:47] minimum side [19:51] yard setback of 25 ft, a minimum [19:51] aggregate side yard setback [19:55] of 50 ft and permits a maximum [19:56] of 3 garage spaces [19:59] The application requests relief [19:59] to permit. Minimum side yard [19:59] setback [20:03] of 14 ft, an aggregate side yard [20:03] of [20:07] 39.8 and additional garage space [20:07] that is technically [20:11] capable of accommodating 4 [20:11] vehicles. Although the existing [20:14] garage is classified as a [20:15] two-car attached garage. It it [20:15] is [20:18] really undersized and does not [20:19] function as a practical [20:22] two-car garage. The available [20:23] space is too narrow to [20:27] comfortably park two vehicles [20:28] while allowing them to enter and [20:28] exit their [20:31] cars and maneuver. Maneuver [20:32] within the garage. In addition, [20:32] the interior stairs [20:36] leading into the home further [20:36] reduce the usable floor area [20:40] As a result, the garage has [20:41] functioned really primarily as a [20:41] one car [20:45] garage with the remaining space [20:45] being used for bicycles, [20:46] children's outdoor toys [20:49] seasonal items, and general [20:50] household storage. The [20:53] proposed garage addition is [20:53] intended to provide functional [20:56] garage space. The Levine family [20:56] owns 3 [21:00] only owns 3 vehicles and MR. [21:01] It's MR. Levine's car [21:04] his truck, and MRS. Levine's [21:04] car. Their goal is simply to [21:07] park 2 vehicles indoor [21:10] while maintaining adequate space [21:10] for lawn equipment [21:14] a snowblower, tools, and other [21:14] household storage [21:17] In practice, this addition would [21:18] sort of create a his and hers [21:18] type [21:21] garage with the new person, so. [21:22] Surveying more of MR. Levine's [21:22] vehicles and [21:26] related storage needs workbench, [21:26] tool area. The proposed [21:30] addition will increase the total [21:30] garage area to approximately 900 [21:34] Actually, it's not [21:35] approximately, it's 933 square [21:35] feet [21:39] um, while it's technically [21:39] exceeds the code's limitation on [21:43] garage capacity, the layout [21:44] dimensions and placement of the [21:44] garage doors [21:48] make it impractical to [21:48] accommodate 4 vehicles, and the [21:49] additional space [21:52] is intended to improve the [21:53] functionality rather than [21:53] increase the [21:57] vehicle storage. The garage [21:57] addition will remain one. Story [21:58] in height and it [22:01] is strategically located to, uh, [22:02] incorporate the [22:06] pool area and create a covered [22:06] outdoor seating area. And [22:07] furthermore, the [22:10] addition will be substantially [22:11] screened from the neighboring [22:11] property to [22:15] the east with existing mature [22:15] veg, uh, vegetation and it'll [22:16] minimize any visual [22:20] impact on any of the surrounding [22:20] properties. We did have, um, one [22:20] of the [22:24] neighbors to the east, which [22:24] would be the neighbor most [22:25] affected, um, an [22:28] architect had reached out to me [22:29] that they work with. Inquiring [22:29] about the [22:33] project and they asked for some [22:33] more information. I forwarded [22:34] them the plans, [22:37] and I had asked them if there [22:38] was any concerns from the [22:38] neighbor to make [22:42] sure that they speak with MR. [22:42] Levine or contact my offer [22:43] again, uh, or my [22:46] office again. And, um, they [22:47] didn't reach out to my office. [22:47] MR. Levine did [22:51] confront him and they had no [22:51] objections. They said they just [22:52] didn't, you [22:55] know, I guess they didn't go on [22:56] the portal and look at the plan. [22:56] Ok, thank [23:00] you very much for your [23:00] presentation. Is there anyone in [23:00] the audience that [23:04] wishes to be heard regarding [23:05] 23736. Observing that no one [23:05] wishes to be heard. [23:09] Essentially your request is 14 [23:09] ft 14.1 ft actually on the side [23:10] yard with 25 [23:13] is required to combined with the [23:14] setback is normally 50 ft. [23:14] You're You're, it's [23:18] gonna show 39.8 ft and finally, [23:18] you're asking for one [23:22] extra space, which, um, you [23:22] have. Three [23:25] bays we use is usually permitted [23:26] in our 40 and [23:29] you're looking for a 4th bay and [23:30] you've explained that one of the [23:33] bays is essentially not able to [23:34] be used for [23:36] car use, but for storage anyway. [23:37] That's [23:40] essentially the application, [23:41] correct? Yeah, just one thing to [23:41] correct, it's [23:45] actually only 2 bays. It's like [23:45] a 1 1/2 bay and 1/2. So that's [23:45] why [23:49] it's hard to park the 4 vehicles [23:50] because you'd have to pull in, [23:50] maneuver [23:54] and just trying to make sure [23:54] that we get at least I just [23:55] wanted to make [23:58] sure that because I know Bay is [23:59] a big, a big thing here I [23:59] understand your [24:03] application. You just want to be [24:03] certain that we, we grant the [24:04] app, we grant [24:07] what the relief that you need. [24:08] So having said all that, I'll [24:08] entertain a [24:12] motion to grant the application. [24:12] MR. Camppadano, on the motion, [24:13] MR. Castagna [24:16] on the 2nd. All in favor. Any [24:17] opposed? Your application is [24:17] granted. Good [24:21] luck with all the construction. [24:21] Thank you. Have a good night. Mr [24:26] Bennett, do we have any other, [24:26] other business tonight [24:30] CHAIRMAN. We do not. Ok, thank [24:30] you very much, everyone [24:34] for your participation, uh, we [24:35] will be adjourned in our next, [24:35] the next meeting of [24:39] the zoning Board of Appeals will [24:39] be on SEPTEMBER [24:42] 3rd, uh, 2026, 2 weeks from
