So there'd be [2:02] two units in the front that two stories [2:05] that would look kind of like a [2:06] conventional duplex and then in the back [2:09] there would be a building with two [2:11] singlecar garages on the main floor and [2:13] two dwelling units above the garages. At [2:15] the committee of the whole meeting the [2:17] applicant indicated that the plan is to [2:20] stratify the the development into two [2:23] units per strat lot. Essentially half of [2:26] the duplex building and half of the back [2:27] building. Um they could do that. they [2:30] could change their plan and stratify it [2:31] into four units. It's the zoning bylaw [2:33] permits either. So, it's can be any any [2:36] strata layout that the property owner [2:39] wants to do. Uh there's one protected [2:41] oak tree in the front yard that is being [2:44] retained through the design. The [2:46] applicants made steps to push the [2:48] building back from that corner and work [2:49] with the project arborist and the town's [2:51] parks department to try to protect that [2:52] tree through the redevelopment. All the [2:55] four required parking spaces would be [2:57] accessed off the lane in the back. [3:00] Selena did a review here in the report [3:02] of the development against the design [3:04] guidelines and you can see that it [3:05] complies really well with the [3:06] guidelines. There were none that we [3:08] wanted to highlight for better um or for [3:11] changes to the plans to better address [3:13] those guidelines. So the recommendation [3:15] is just to that it be approved with one [3:18] condition uh that there be a landscape [3:20] or yeah deposit taken to secure the hard [3:25] and soft on-site landscaping before a [3:27] building permit is issued. But with that change in [5:52] legislation and our change in the zoning [5:54] bylaw, properties this size, like this [5:56] one's 520 square meters, I think, um [5:59] it's over 280 square meters, which is [6:02] the threshold that the provincial [6:03] government established for properties [6:05] 280 mters and over can be developed with [6:07] up to four residential units in BC if on [6:10] that property you could only do a single [6:12] family house or a duplex per four. So, [6:14] this does fall under that small scale [6:16] multi-unit housing type that the provinc [6:18] has changed the legislation to allow [6:20] everywhere. Um, yeah, the the number of [6:24] units was permitted before, but they had [6:27] to go through subdivision to get it and [6:28] people don't have to do that anymore. [6:30] So, we're starting to see more variety [6:32] of housing types and sizes and forms. [6:34] You probably all saw the one under [6:36] construction around the corner just on [6:38] Orchard, [6:40] one block up and a little further west [6:41] between 7th and 8th.
