[4:34] I believe that increasing the size of supply of housing, especially affordable housing, is an
[4:39] predomate important. However, making sure neighborhoods where people can easily access
[4:44] their business jobs and community spaces are just as important, especially in this new
[4:50] development. So I think that one part of the solution to preserving the mixed use in nature
[4:54] of neighborhoods while accommodating the practices of developers is encouraging the work units
[4:59] where developers do not want to lend developers, do not want to build ground floor
[5:03] commercial units, because they're classified as residential under the California building code.
[5:08] They're generally easier to finance for developers.
[5:11] Can be applicable for dense key bonuses and can still support small businesses, entrepreneurs, and active streets.

[9:43] single-family home, which noted for the lot summary will be 5,500-701 square feet, the slope
[9:52] is 15.71, which allows for a ratio of 0.506 and that allows them to have a maximum
[9:59] gross floor area of 2,819. The existing column is 1,273, what is proposed is 2,432, which
[10:09] is still under the noted for a racial and maximum size of 0.506 and 2,819 respectively.
