number 20261 for possible action adopts

guidelines monument hills parks

agreement and other incorporated

the record. Um, real quickly, this item,

you've seen this before. Uh, you've seen
the development agreement. This is
[3:03]
essentially a ministerial step that is
required to adopt an ordinance. But just
[3:07]
to give you a quick summary of what
Monument Hills is, it is in located in W
[3:11]
6, uh, 940 acres, about 6,000 units of
housing, a military housing community, a
[3:18]
10acre city park, and a 30 acre parcel
devoted for economic development, a
[3:23]
future economic development. And I'm
happy to answer any questions. If not,
[3:27]
uh, John Redillis, assistant city
attorney, has a something he'd like to
[3:31]
comment on, a clarification or change.

» Yes. Uh, council. Um, subject to
discussions with the developer, we
[3:42]
thought need some clarification language
regarding the economic development
[3:45]
parcel in the timelines for development,
and those changes, very minor, were
[3:49]
submitted to the city clerk for the
record.

» Can you highlight what those changes
are?
[3:52]
» Yes. Um, essentially the city has seven
years to acquire an economic development
[3:58]
partner and if during that time the
economic development partner doesn't
[4:01]
commence construction within three years
after we negotiate a disposition and
[4:05]
development agreement with that economic
development partner, the developer has
[4:09]
the opportunity to purchase the property
back from the city at the cost we
[4:12]
acquired it from the developer.
>> If I were to summarize that, the city
[4:16]
has seven years to find a developer and
then three years to commence
[4:20]
development. And if we fail to do that,
then the devel then the master plan
[4:23]
community developer can purchase the
property back at this price we sold it
[4:27]
for.
