I am expressing serious
[16:35]
concerns regarding the
[16:36]
development at 1847 Northeast
[16:38]
4th Avenue.
[16:39]
While growth and
[16:41]
revitalization are important,
[16:44]
this project raises red flags
[16:45]
that cannot be ignored,
[16:47]
especially when it comes to
[16:49]
safety, livability and long-term
[16:51]
sustainability.
[16:54]
First, the decision to have
[16:56]
this zoned as a commercial
[16:57]
rather than residential is
[17:01]
deeply followed.
[17:03]
It removes basic protection,
[17:05]
including the ability to install
[17:09]
speed bumps in a neighborhood
[17:09]
where children play and seniors
[17:11]
walk.
[17:13]
The absence of traffic calming
[17:16]
measures is dangerous.
[17:20]
Commercial zoning invites
[17:23]
faster traffic but denies us the
[17:26]
tools to keep our streets safe.
[17:29]
Second, flooding is another
[17:30]
chronic issue I've addressed
[17:33]
with Commissioner Pardo's office
[17:36]
when we have a street sign that
[17:37]
says, "Flooding possible.
[17:39]
" That's not a fix.
[17:42]
It's a short-term sign that's
[17:47]
creating chaos in our community.
[17:51]
[Unclear] Less absorption.
[17:53]
Without a robust stormwater
[17:56]
management plan, every heavy
[17:57]
rain is a hazard in this
[17:59]
community.

Residents already face

property damage and rising

insurance cost.

The development could push

those burdens past the breaking

point for our community.

How is this development also

avoiding taxes, as it is a

units that will be a full Airbnb

I'm very confused how they're

not contributing to the current
[18:28]
school system in this community.

Calling it a hotel when all

the advertisement is daily

rentals, easy living.

corridor is Biscayne Boulevard,

which already struggles with
[19:26]
daily gridlock.
[19:30]
We had a vehicular death in
[19:31]
Biscayne where one of my
[19:34]
residents lost her son.

[Unclear] The intense traffic
[19:39]
constantly on the road.
[19:43]
Hundreds of daily trips plus
[19:45]
ride share and service trucks
[19:46]
will push a failing system over
[19:49]
the edge.
[19:51]
There is no parking to absorb
[19:56]
the surge.
[19:59]
Aria Reserve is bringing 700
[20:03]
units per tower.
[20:06]
Pedestrian risk will spike as
[20:08]
[Unclear] Narrow sidewalks used

by families and pets.

I almost got run over by my

y pet by a car careening through
[20:20]
an alley way.

When I saw the way Edgehouse

is being placed against other

buildings I was kind of shocked.

They're usually designed with

bright, led.

Lighting that I think should be

prohibited on towers so close to
[20:39]
each other.

Light filters into homes and
[20:42]
degrades the character of the
[20:44]
community.

Our drainage, water and street
[20:48]
capacity is already

over-extended.

Until a neighborhood plan
[20:59]
addresses [Unclear] I urge you

to deny or defer approvals or
[21:03]
Edgehouse and other projects

like it.

We have these buildings going

is not okay.

Adding units with no

affordable housing component is
[28:58]
not okay.

We're in a housing crisis, yet
[29:03]
developers ignore the part of
[29:04]
the act that calls for
[29:08]
affordable housing.

It's being sold as.
[29:13]
A 50 story building on a half
[29:17]
acre lot.
[29:20]
Lobrado, you mentioned some of
[29:21]
the scale issues coming up in
[29:25]
Edgewater.
[29:27]
Beyond the height and density,
[29:31]
Miami is a driving city.
[29:32]
Most households have 1 to 2
[29:34]
cars, and they're trying to
[29:38]
reduce the parking.
[29:40]
Now we're back to back with
[29:43]
two developers that want to do
[29:44]
stacked parking with a valet
[29:46]
only system.
[29:51]
They haven't offered activate
[29:53]
valet company.
[29:59]
These waivers should raise a
[30:00]
red flag to udrb, which is why
[30:03]

They're pushing parking out to

the neighborhood.

We're forced to drive our

vehicles and walk our

grandchildren through these

floods.

To get to the park, or out of

the building.

I don't know how we can have
[33:15]
such a large building coming in,
[33:16]
and not address infrastructure
[33:20]
to the community.

Also, the destruction of the

green space at [Unclear] Park..

I used to enjoy walking in the
[33:28]
park.
[33:30]
Now it's littered with so much
[33:33]
debris, so many people.

We need to work.

On green space development, if

this structure will be built.

transit study.

The building says we have mass

transit, but we really don't.

So many accidents and things.

the morning without having

It seems that it's none of

these, and it's an Airbnb

complex sold as a condominium.

If it's a real condominium,

there's not enough parking

spaces.

Our issue is with this "Airbnb

concept.

At the Opera Condo on Bayshore
[35:43]
drive, they initiated an Airbnb
[35:47]
program.

It was a nightmare for the

neighborhood.

The police were being called

None of the neighborhoods were
[35:58]
having those problems at the
[36:01]
time.

Once the Airbnb program was

canceled, things went back to a

normal level.

The Airbnb units will be a

security nightmare for the

designed with active uses and

extensive glazing to create a
[43:45]
safe, welcoming pedestrian
[43:48]
experience.

The project is not built lot
[43:52]
to lot line.
[43:54]
That's important because if

you look at the adjacent
[43:58]
buildings they're almost fully
[44:01]
lot coverage.
[44:06]
There's very little open space
[44:08]
This project offers 21% open
[44:09]
space, completely open to the
[44:12]
sky.

That's not on an amenity deck;
[44:14]
that's 21% on the ground floor
[44:16]
all the way up.

That's more than double the
[44:23]
10% required by Miami 21.

So we're not fully developing

the site.

That park we feel is important

for the people who live in the

around the block in a pleasant

aspect that both condominium

residents and affordable housing
[1:48:09]
tenants can enjoy.
[1:48:12]
We quickly found out this site
[1:48:16]
is less than an acre, but the
[1:48:18]
corner here is challenged,
[1:48:21]
because of the shape.
[1:48:23]
The way we generated the upper
[1:48:24]
floors.
[1:48:27]

This is a prominent corner.
[1:48:32]
We anchored the main corner
[1:48:36]
with the retail component of the
[1:48:39]
project, which is about 5,300
[1:48:42]
square feet, and anchored it
[1:48:43]
with a flatiron effect on that
[1:48:45]
corner.
[1:48:48]
Then we centralized the main
[1:48:52]
lobby access to the building and
[1:48:54]
support spaces, with access to
[1:48:56]
the main core of the building.

We felt it was important for
[1:49:04]
this project with the magnitude
[1:49:08]
of units, to have a real
[1:49:10]
pedestrian and vehicular passage
[1:49:13]
for the project, where people
[1:49:15]
can get dropped off at any time
[1:49:19]
in a covered manner.

Another retail component will
[1:49:24]
further activate the passage of
[1:49:26]
pedestrians and vehicles.

works well, especially because

of the separation of the service

We anchor the corner with

extensive amounts of units here,
[1:50:37]
and provided parking circulation.

We were able to simplify it,

working in a counterclockwise
[1:50:42]
direction.

parking on the north, to allow

for 100% of the linear frontage

We felt that taking that

wellness factor to the next

level was appropriate, to

think would be spectacular at
