[3:26] of crete tonight instead of here my clients would like to go back to racing

[3:39] parking lot be rezoned to i1 and then the special use permit on that south

[10:24] shipments had to specifically include language to say you cannot use helm's
[10:30] court lane also we had requested that the fencing be covered so that you
[10:38] wouldn't have to look at that partially partially uh chief panic of
[10:43] the as i recollect of the cree township fire
[10:46] protection district did voice concerns about that there wouldn't have to be
[10:50] anything john mentioned periodic inspection inspections because they're
[10:54] concerned that you know make sure there's no gas leakage anytime he has
[10:58] had a suggestion i have passed it on to my clients and they've gone ahead and
[11:02] done it i've already voiced our objections okay but so but trying to
[11:07] understand from the owner's perspective they have a piece of property that they

[11:25] up to the assessor and county assessor but i suspect the property taxes will go
[11:30] up because now you're going from vacant land to something that has usage
[11:34] so it is being used and as a result of that the assessed
[11:38] value will i believe will be going up which means
[11:42] property taxes are going up and as mr cavanaugh had mentioned that would mean
[11:46] additional property taxes for the school district all the various tax
[11:50] involvements i have no problem what are the requirements
[11:52] is because we're asking for a change in zoning
[11:57] the county doesn't allow split zoning on a parcel so we have to file a petition
[12:03] to separate that south 30 acres off if it gets the i1 zoning with the special
[12:10] uses then absolutely it is right right right

[14:48] parking that expires in 179 days the ward terminal doesn't come in the
[14:54] definition of a truck terminal is a facility principally used for
[14:59] the parking storage repair maintenance or dispatch of trucks
[15:05] semi-trailers and buses and truck tractors
[15:09] temporary permit they already have it the temporary permit allows for parking
[15:13] only we could recommend conditions for the special use
[15:19] of the truck terminals we don't want a truck terminal right
[15:27] they're not making noise they're not running they're not hurting anybody but
[15:30] that's how we're going to keep it but just get the rezoning so we don't have
[15:33] to go through the whole process but once you rezone it then you're able to build
[15:37] all the other stuff correct and that's that
[15:42] after that happens by us any resulting that would happen would also go with the
[15:47] property rezoning would go with the property yes one of the concerns would
[15:50] be and special you may not be their intent but if so
[15:54] the new owners would have the would have they were the
[15:58] zoning they could do now as much as the intent may not be there

[16:08] if you request that it run with the property so that if it's
[16:12] sold then it'll run with the property but you
[16:16] can also put a condition on it that it's only for the current owners keep doing
[16:20] your 179 days we don't care but we just don't want the rezoning fixing the
[16:25] trucks and feeling the trucks and the truck drivers sleeping in the truck
[16:28] starting 24 7. i'm not breathing that in i shouldn't have to breathe that in and
[16:33] it will happen i moved there so i didn't have to breathe in
[16:36] city craft the concerns that i've heard one is
[16:40] the security and public safety not only to the property but for the traffic on
[16:46] elms court lane and route one and round one

[17:17] present all of the concerns that you have to our board we
[17:21] would probably say to the township board that the special use permit for the
[17:27] for the terminal should stay a temporary
[17:31] use permit and they just got to keep renewing it we won't fight that security
[17:35] they're keeping the entire property up even outside the fence we would then
[17:40] recommend that the next time a temporary use permit
[17:45] comes up that these concerns be addressed as a condition
[17:50] i don't think we would recommend rezoning thank you thank you
