[9:31] buildings on the property totaling 11,675 square feet
[9:35] of additional self-storage property is located in the West
[9:39] running Brook zoning district.
[9:41] The property currently contains a pre-existing
[9:43] non-conforming self-storage facility.
[9:46] Self-storage is not permitted in the west running Brook
[9:49] district, therefore a variance is required.
[9:52] Prior to the creation of the West Round Brook district,
[9:55] which was September 13th, 2019,
[9:58] the current self storage use was considered preexisting
[10:02] non-conforming in the general commercial three
[10:07] district for district, sorry.
[10:09] When the site plan was originally approved
[10:11] for self storage in 2005,
[10:14] self storage was considered a permitted use in the lot.
[10:16] And at that time it was zone general commercial.
[10:19] So it's kind of changed over time.
[10:21] The lot was then moved to general commercial for
[10:24] and August, August 6th, 2015.
[10:27] So 10 years after the original approval date,
[10:31] and now it's West Brook district, which was 2019.
[10:36] The existing lot of record is approximately 6.08 acres
[10:39] and contains one existing single story self storage building
[10:42] three existing two story self storage buildings
[10:45] and one single story accessory office structure.
[10:49] As the applicant stated, they did come
[10:52] before the planning board on June 3rd, 2026.
[10:55] And that's in accordance
[10:56] with the zoning ordinance section 1 65 dash 32.4 B 20
[11:02] for a non-binding discussion to obtain preliminary feedback,
[11:07] that feedback was
[11:09] provided as an appropriate expansion
[11:11] of the existing use on the lot.
[11:15] And so if it's approved by the board this evening,
[11:17] as the applicant stated, a site plan amendment is required
[11:21] to be reviewed and approved by the planning board
[11:24] and then if approved appropriate permits
[11:26] and inspections are required.
[11:30] Ms. Owen, is this a kind of a correct high level
[11:33] of the dates that you provided 2005 plan approval,
[11:36] it fit all the criteria, no variance required?
[11:39] Yes. 2015 sounds like it changed, the zones changed,
[11:43] which then kind of put it into the preexisting nonconforming
