[0:19] The last two items we discussed at the last meeting or pre
[0:22] annexation agreement for two different projects.
[0:24] The date after our meeting, that applicant did contact me
[0:29] and pulled back the applications.
[0:31] So neither one of those projects are moving forward
[0:35] with annexation with the city.
[0:40] The next item on the agenda would
[0:44] be to receive a general citizen comments.
[0:48] Those would be applicable to anything
[0:50] that is not on the agenda.

[0:55] would fall under that category.
[0:56] We can move on to the first item which is PZ-26-08-01,
[1:06] a public meeting to the annexation to --
[1:09] US highway 140 East.
[1:17] At the 18th council meeting there was a pre annexation
[1:23] agreement that was approved at resolution 23-49.
[1:26] That agreement did provide for the selling of city water
[1:29] to the company at that property.
[1:32] They had agreed to annex to the city within ten years.
[1:35] That agreement did state that it would be under the M1 Light
[1:45] Zoning district.
[1:46] Typically in ordinance it's as property annex is in.
[1:46] We look at what it is zoned in the county.
[1:47] We automatically bring it in as whatever is closest.
[1:49] In this case, the closest thing was M one.
[1:59] Now we're at a point where we actually starting the annexation
[2:02] process, took another look at it and for what
[2:04] they are doing it probably is more appropriate to have it
[2:07] in the M2 heavy industrial zoning district.
[2:10] They have made that request that that annexation agreement.
[2:13] This is part of that process to have that public meeting,
[2:15] have that Discussion to amend it.
[2:28] After this it would move on to City Council
[2:30] which planned to occur at the next two council meetings.
[2:33] The zoning around this property to the north
[2:41] is actually the city's business park that is already zoned M2.
[2:46] To the west it is zoned M-1 Light Industrial.
[2:48] To the east it is zoned agricultural out of the county.
[2:50] And then to the south it is zoned
[2:54] M, which is restricted industrial in the county.
[2:58] The development Review Committee members consider this request
[3:01] at their August 5th, 2026, meeting.
[3:08] And they recommend approval.
[3:14] There's members in the audience if there's any questions
[3:17] from commission members.
[3:24] If you look at the arrow that was in the packet,
[3:29] the hatched area here is the property.
[3:31] Down here if you keep going down Grand Avenue,
[3:33] Dick Blick would be down the road.
