mentioned, the property is at 105 Anglo C Street in
[15:41]
Godrich. The owner and applicant is Todd McCann, and I'll
[15:45]
note that Todd is on this call. The Lancer designated
[15:49]
residential and are zoned residential medium density. The following shows
[15:54]
an aerial photo of the subject property. I will note
[15:57]
that this is from 2025. So the attach garage is
[16:02]
no longer there. And that's what Todd is looking to
[16:05]
replace as a new attached garage. The purpose of the
[16:08]
variance is mentioned is to facilitate and attach garage to
[16:12]
the existing dwelling along the Western side yard. The zoning
[16:17]
vial requires a minimum setback of 1. 5 metres. And
[16:21]
the applicant is requesting a reduced interior sight of one
[16:24]
metre. And the proposal also includes an Eaves overhang of
[16:29]
12 inches or 0. 3 metres, which is a permitted
[16:32]
encroachment. The following shows a site visit photo of the
[16:37]
proposed build location in the adjacent neighbouring property. The following
[16:43]
is a site plan that was submitted by the applicant.
[16:46]
And then on the top of the site plane, you
[16:48]
can see that one metre setback along the western lot
[16:52]
line, which is where the requested variances. The proposal otherwise
[16:56]
meets the zoning requirements. The following is a sketch of
[17:03]
an elevation on the side of the building that will
[17:06]
be abutting the side yard, just showing the pitch and
[17:12]
then the height of the building. The applicant has also
[17:16]
provided a survey that was previously prepared for the subject
[17:20]
property that does show the locations of lot lines with
[17:25]
Todd's property and his neighbor's property. This was done as
[17:29]
for the previous Attach Garage. But again, it does demonstrate
[17:33]
that there is knowledge of where that property line is.
[17:37]
As the committee's aware and considering application, the planning acts
[17:41]
sets forth the four tests of a minor variance. So
[17:46]
whether it's minor nature, whether it's desirable and whether it
[17:50]
maintains the intent of the official planning zone and bylaw.
[17:54]
So the proposal meets official plan policies. This proposal does
[17:58]
support the residential use, as shown in the elevation, the
[18:02]
roof lines are directed away from the side yard. There's
[18:04]
no proposed doors along the side yard. And the eaves
[18:08]
accroachment of 0. 3 metres is within the permitted overhang.
[18:12]
There is sufficient building separation and access that is maintained.
[18:17]
As mentioned, the proposal otherwise meets the zoning biological requirements.
[18:20]
Um, so I'm of the opinion that it meets the
[18:23]
Fortest, including maintaining the intent to purpose of the zoning
[18:25]
bylaw, being minor in nature, desirable, and needing the official
[18:29]
plan. Um, so as mentioned before, that was my conclusion
[18:32]
on the file. Um, in terms of public comments, um,
[18:36]
I will provide an update that no public comments have
[18:39]
been received. However, additional items may be raised during this
[18:43]
public hearing. Um, I will note just for the committee
[18:46]
members that are not in the room as of right
[18:48]
now, we do not have any members of the public
[18:50]
that are at this hearing. Um, so, uh, the committee
[18:54]
concurs with the planning report regarding the effect of public
[18:56]
and agency comments, uh, it is recommended that they pass
[18:59]
emotion to that effect in which there were no comments
[19:02]
received. Um, it's recommended that the variants be approved subject
[19:06]
to conditions that the proposability be constructed consistently with the
[19:10]
site planet elevations as submitted to the satisfaction of the
[19:13]
building official, uh, and that the approval is valid for
[19:16]
a period of 24 months. Um, so I'm happy to
[19:18]
answer any questions that the committee may have. Don't any
[19:23]

back to the last slide there, Hannah, please. Yes. I
