[0:08] first item on the agenda is the minutes, uh, from monday, april 6th, 2026.
[0:16] you review the minutes and then I'll entertain a motion.

[1:28] is a hearing concerning dangerous structure located at 1605 acosta. We'll turn it over
[1:32] to staff at this time.

[1:46] I'd like to think of my thing would work, but maybe it's not.

[1:56] acosta. Remember where it is on the map, uh,
[2:02] between beltline and carrier, north of marshall,
[2:06] south of south of, uh, jefferson.
[2:10] this was the house, or probably the first
[2:14] we met back in april of 2025
[2:18] and I got progressive pictures. This was the interior at the time. It's worse
[2:22] now than I believe, than it was then.
[2:27] progressive pictures, uh,
[2:31] the grass gets greener, the holes get a little bit bigger.
[2:36] there's a dumpster there. At the time, ms. Malone thought she could secure funding
[2:40] to get it, uh, financed and it, it, that didn't come through.
[2:46] uh, this was after it
[2:50] had come through, but, and they, they, the contractor bought
[2:54] materials found out that we had to do a lot more, uh, engineering and study
[2:59] to get, get it fixed the correct way.
[3:03] and so that was even in last month.
[3:10] this was saturday? No, this was today actually. Uh, when
[3:14] I went there saturday, there was a, a, an engineer walking
[3:18] around measuring with this wheel. And I ask him, hey, are you here for the house? He
[3:22] says, yes. And he says, the gentleman that's here tonight to speak with you folks,
[3:27] I hired him to do an assessment of what it would take to fix it, what
[3:32] y'all asked for to be presented at this meeting. So he,
[3:36] he was there on saturday and I commented that if
[3:40] things didn't get done in the last minute, that things, so many things get done in the last minute, more
[3:44] than any other minute in the, in the day. So, so that's good. So,
[3:49] uh, these were the rec
[3:54] original recommended findings. It's dangerous in,
[3:58] in the 29, 18, all those 2, 2, 7, 9, and 11. And, and,
[4:02] uh, oh, it's substandard and then dangerous 29, 28.
[4:08] and these were the original orders as a 30 day time period that's been pushed back
[4:12] now until june. Uh, and then with the
[4:16] order was for someone representing the, the company that's,
[4:20] that's, that's got the release, the mortgage representative of the mortgage company
[4:25] or attorney to present a de more detailed plan.
[4:30] and I believe he was here tonight. I, I spoke to him and he's got a,
[4:34] a document that I just, I haven't seen it before you guys did. So

[5:30] for coming on such short notice. My colleague thomas bracket, who's been here several times,
[5:35] uh, he, he's just returning from his, uh, 50th birthday and 15th anniversary,
[5:39] uh, today. So he asked me to come down here. Um, he had
[5:43] let me know what was going on and what was, what went on at the last meeting. Um, the update
[5:48] that I'm aware of is that the, um, mid first bank is willing or
[5:52] did come forward and, and offer to take on the cost of the repairs.
[5:56] um, the latest progress was that on saturday the
[6:00] engineer went out and did prepare the, uh, report, which I provided a copy to
[6:04] each of you in front there. Um, I do see that the very last
[6:08] page, which is the recommendations page, is in the smallest font possible that I
[6:12] couldn't even read. So if you'd like, I'm more than happy to provide the electronic
[6:17] copy that I have. Um, so you can take a look at that. Um,
[6:22] there's not any sort of real plans. It reads like an engineer's report. It's
[6:26] very clinical, um, describing exactly, you know, the, what standards
[6:30] needs to be done and, and so on and so forth. So I, I think what, uh, your
[6:34] honors are looking for is more of a, a realistic prescription
[6:38] of this is what we're gonna do, this is how we're gonna fix these problems,
[6:43] more of a plan of attack, more so than just a diagnostic, which I think is what the engineer's report
[6:47] is. Um, so I understand that I did request from my client as of
[6:51] friday that they have the general contractor who's gonna be overseeing this project here tonight.
[6:55] and they told me that that wasn't gonna happen at about 4:00 pm today.
[6:59] so I'm here hat in hand, well, I should say report in hand. Um,
[7:04] just to reaffirm that from what I've been told, they still plan on going forward with
[7:08] the repairs, even knowing what they have in this report and that, um,
[7:12] I would carry back your, uh, your directions to them with the emphasis
[7:17] on the need to get moving on this. Let's, uh, see if the board has

[7:31] so what we were looking for is a timeline
[7:35] of completion, not necessarily what type of materials,
[7:40] um, you would be using because we understand that's gonna be approved
[7:44] from the city as what type of materials you're using.

[7:56] uh, I understand tonight. I don't have an answer for you on that. Okay. I know hiring
[8:01] the, um, the engineering age for full scope of the work was really a big part of
[8:05] that. Mm-hmm . My understanding of it is that the next step will be for them
[8:09] to internally, um, pick a contract or sit down with that. So
[8:13] if I can carry that specific instruction that that is a mandate
[8:17] from the board to have a, um,
[8:22] a specific timeline mm-hmm . Um, for next meeting, that that is something

[9:29] to take any action today. The board can choose to take action, however, the board cannot,

[11:56] to undertake the, um, the cost of the repairs. And in doing so, they're
[12:01] also taking on the, um, uh, all the
[12:05] organization of and the paperwork of, so, so really ms. Malone, I mean, she's
[12:09] not outside of it, obviously, she's benefiting from it and, and she's been great throughout the
[12:13] process, but it's not as if we're relying on her to find a contractor. In fact, it
[12:17] was, it was sort of the opposite. She wanted to use some of the stuff that people she'd been working with
[12:22] and, and mid first has a, a required, no, they have their own set
[12:26] of vendors and their own procedure to do that with. So, um, I I
[12:30] think long story short is that no, yes, they're gonna come forward, essentially put a lien
[12:34] on the back end of her current mortgage, but, um, step up and, and get it fixed
[12:38] to full compliance. Perfect. Appreciate that.
