First, 1-7 East Main Street on behalf of the Industrial Development Authority, so to provide
[35:31]
some context around this property and this project, we received a $6 million grant from the
[35:39]
Department of Commerce to construct a manufacturing hub in the Hardy County Commerce Park
[35:45]
for the purposes of adding it to the Industrial Development Authority's real estate portfolio
[35:50]
to be used as a recruitment tool, as we are looking to locate new business into the market
[35:56]
into Holy County. And so this is being built as a 30,000 square foot facility with the option
[36:04]
to have to 15,000 square foot units so that we could either attract more than one company or one larger
[36:12]
company that needs in much bigger space. And so as Brian spoke, we are doing some interior build out
[36:19]
to the facility with office space on the front
[36:22]
and then open warehouse so that once we were
[36:25]
a credit tenant, then they can come in and do
[36:28]
any additional improvements on the interior
[36:30]
that would be specific to their needs.

So that's a blessing, and then also a kind of a hindrance to our program in that we're blessed

that we've had tenants going into all of these buildings, and they are all occupied.

We do not have a fake at facility, but it also creates a gap in a available inventory
[37:27]
that we have to use as ready sites for folks that are looking to come in.

And as you said, having a building that's already there and ready for someone to move into
[37:38]
is a valuable asset and so we are trying to create additional space so that we have that inventory available now.

I hope that we personally can recruit somebody very quickly to go into these spaces and then we will, you know, go out for additional grant dollars to start the next one.
