lift for the property located at 2916

Um, we'll go ahead and start with the
[5:35]
aerials of the subject property. These
start on page 12 of your packets.

Uh, so as you can see, this is part of
the Trafalgar Condominium. And then on
[5:44]
the west side, there's these uh, three
townhouses. This is the subject property
[5:49]
here. You could see the existing dock
dock as well.
[5:52]
And here's a better look at the dock
looking eastward. Again, this is the uh
[5:57]
property. I put the address on the roof.
And this is the area where the proposed
[6:01]
lift is going to be located.
Um so, as indicated, this is a special
[6:06]
exception. This is going to be a
four-piling
[6:09]
uh 13,000-lb capacity lift. Um there's
an existing wood dock, as you can see
[6:13]
from the aerial. Um the applicant has
received both FDEP and Army Corps
[6:18]
authorizations. Those file numbers are
in your staff report, and the
[6:22]
authorizations are in your backup as
well. Uh we'll go ahead and take a look
[6:25]
at the plans. These are the 11 by 13
sheets that are in your packets. Uh this
[6:31]
is the survey of the property. Again,
this is the subject property here.

Um here you have the existing
conditions. Uh you could see there's an
[6:41]
existing lift there. Um and here you
have the proposed site plan. Again, here
[6:48]
you have the 13,000-lb capacity lift. Um
as you can see uh from the aerials and
[6:54]
on on the site plan, uh there's the
Intracoastal Waterway. Uh so, and I
[7:00]
indicate this in the staff report, uh
this lift is exempt from the waterward
[7:04]
extension regulations that we have in
the code, which is that you can't extend
[7:07]
more than 25 ft or 25% the width of the
waterway, whichever's less. Obviously,
[7:12]
this doesn't apply here. Um uh any uh
lift for accessory marine facilities
[7:17]
that are on the Intracoastal Waterway
are exempt. Um and then we'll go to the
[7:21]
detail sheet for the actual boat lift.
Um I indicate also in the staff report,
[7:26]
uh we have a regulation in the code
about a maximum height for lifting
[7:30]
devices. Um that max is base flood
elevation plus 8 ft. Um the base flood
[7:35]
elevation for this property is 7 ft, and
the top of the lift measures 9.5 ft, so
[7:41]
they are um in compliance uh with the
code.
[7:46]
Um the planning board has the ability to
approve, approve the conditions, or deny
[7:51]
the request.
This again for a special exception. Our
[7:55]
staff reviewed the applicant's proposed
request to include the plan set which
[7:59]
was date stamped received by the
building department on July 16th.

Um and the application is consistent
with the special exception provisions of
[8:06]
the town code where applicable and
consistent with the town's comprehensive
[8:10]
planning code of ordinances. I'll be
glad to address any questions. We also
[8:14]
have the authorized agent here from the
uh applicant so they'll be happy to
[8:19]
address questions as well.
