please. I hereby declare this meeting of

the How Township Planning Board to be

open adequate notice having been given

pursuant to the New Jersey Open Public
[0:52]
Meeting Act in the following manner.

First, on January 8th, 2026, a copy of
[0:57]
said notice was emailed to the Asbury
[0:58]
Park Press and the Star Ledger. Second,
[1:01]
on January 8th, 2026, a copy of said
[1:04]
notice was hand delivered to the clerk
[1:05]
of the township of how. Third, on
[1:08]
January 8th, 2026, said notice was
[1:10]
posted in the office of the planning
[1:12]
board and on the bulletin board in the
[1:13]
How Township Municipal Building 4567
[1:16]
Route 9, Howell Township, New Jersey. In
[1:19]
accordance with the fire prevention code
[1:21]
and for your safety, please be advised
[1:22]
that this facility is designed with two
[1:24]
emergency exits at the front and rear of
[1:26]
the meeting room. Furthermore, smoking

is not permitted in the municipal

documentation and correspondence after
[6:46]
she reviewed the ordinance which Andy uh
[6:49]
our esteemed board attorney will go

Yeah, this is an ordinance of the
[6:55]
township amending chapter 188 land use
[6:58]
schedule permitted uses residential
[7:01]
zones schedule bulk bulk and dimensional
[7:04]
requirements residential zone section
[7:07]
188-4 definitions and rules of general
[7:11]
applicability of the township the code
[7:14]
of the township of Howell. Um, we have a
[7:17]
letter dated from the board planner
[7:19]
August 27th which uh reads that pursuant
[7:24]
to NJ
[7:26]
SA there's a typo. It's NJSA 405D-26.
[7:32]
Then she reads writes out the name of
[7:35]
the ordinance um and indicates that it
[7:40]
is consistent with the uh township of
[7:42]
Howell's master plan. Among the key
[7:45]
goals is to introduce building coverage
[7:47]
and lot coverage in the R residential
[7:50]
zoning districts within the township as
[7:53]
well as to continue to review the land
[7:55]
development ordinance standards to adapt
[7:58]
to the changing economy. As such, the
[8:00]
above reference ordinance is consistent
[8:02]
with the township's master plan.
