[0:00] I'm Pickram, I'm glad to be here to give
[0:01] the quarterly update. Um
[0:04] we'll start on Yandell West. Uh
[0:07] had a lot of progress from the
[0:09] right-of-way acquisition standpoint.
[0:11] Title work, appraisals, all that's been
[0:13] has been completed. There's been
[0:16] interviews with landowners, that kind of
[0:17] stuff. So, hopefully in the near future
[0:21] we'll have
[0:22] uh
[0:24] right-of-way offers establishment of
[0:26] just compensation to the board on about
[0:29] half the parcels.
[0:30] Um
[0:31] then we'll just follow up with the rest
[0:33] of them, but uh
[0:35] coordinating with utilities, I'm just
[0:37] I'm going to repeat what all the other
[0:39] firms have said. Most of these
[0:40] utilities, other than Entergy, are
[0:42] waiting on us to buy the right-of-way
[0:44] cuz they want to relocate their
[0:46] facilities inside our right-of-way. Um
[0:48] so, there'll be an extensive permitting
[0:50] process. Make sure
[0:51] there's room for everybody. Um
[0:54] Entergy, once we're done, they'll start
[0:57] approaching the same landowners that we
[0:58] approached to get their easements for
[1:00] their for their poles.
[1:02] Um on Yandell East, uh we're working
[1:05] with toward our office review. This uh
[1:08] milestone is September the 25th.
[1:11] We are starting our utility coordination
[1:13] on that. On both projects, we've reached
[1:16] out to all the affected utility um
[1:19] owners and we have provided them copies
[1:21] of plans. They've got uh
[1:23] PDFs, they've got if they've requested
[1:25] CAD files, we've given them all the
[1:27] information they requested. So, um
[1:30] they're they're queued up, ready to go
[1:31] once once they
[1:33] uh the right-of-way is acquired and they
[1:35] can get started. Um acquisition plats
[1:38] and deeds on the E segment is uh
[1:41] substantially complete. If you remember
[1:43] at the last meeting, I kind of let you
[1:45] know that what we discovered on the E
[1:46] segment is that there's large portions
[1:49] of Yandell East where
[1:50] there was no dedicated right-of-way to
[1:52] the county. The
[1:53] uh the descriptions, the legal
[1:55] descriptions, went to the center of the
[1:57] road.
[1:58] I met with Tim and Mr. Ashby.
[2:00] Uh mapped out a plan how to address that
[2:02] on all the property owners. Uh going
[2:04] through our title work now. Once Once we
[2:07] get all of that finalized at Mr. Ashby's
[2:10] recommendation, we'll have a uh I guess
[2:12] a minor public meeting with all the just
[2:15] the landowners to kind of explain to
[2:17] everybody at one time how we're going to
[2:19] address the situation with
[2:22] with it not being a dedicated
[2:23] right-of-way on on that segment.
[2:26] So, work plan for the next period, well,
[2:28] I said we're going we have office review
[2:30] submittal on uh September 25th. Uh both
[2:33] pro- both projects are moving forward.
[2:35] Um
[2:36] uh pretty soon it's going to stop being
[2:38] a design project and be a right-of-way
[2:40] and a utility relocation project on both
[2:43] of them.
[2:44] » Do you understand me?
[2:46] » Um
[2:46] » Great.
[2:47] » You say you have met or have talked with
[2:49] the utility companies?
[2:51] » We have talked with them.
[2:52] And we have we have not had anything out
[2:54] in the field just yet, but uh we have
[2:56] talked with extensively with each one of
[2:57] them, asked them what they needed,
[2:59] shared our plans with them.
[3:01] All of them have our plans. So, they
[3:03] know they would know what they have.
[3:05] » Yeah, and and again, I'll find out later
[3:09] on, but I know when Neil Shafer was here
[3:13] Now, it might have been Wagner.
[3:15] Might have been uh one of them said with
[3:17] uh Energy, they want to
[3:19] purchase their own property.
[3:21] » Mhm.
[3:21] » And that's that's a little different.
[3:23] » Yeah.
[3:23] » I'm not totally sure what that's about.
[3:26] » They put their poles on private
[3:28] easements cuz they have to get clearing
[3:30] easements anyway.
[3:32] So, they they want 10-ft 20-ft on each
[3:34] side of their lines so they have
[3:35] permission to get in there and to clear.
[3:37] So, by the time you put it on the public
[3:39] right-of-way, you're still having to get
[3:40] an easement to clear on private
[3:43] property. So, we just decided to just go
[3:45] ahead and get an easement. They're not
[3:47] buying the property, they're just
[3:48] getting a a easement to put the pole and
[3:51] » Permission to clear.
[3:52] » Yeah,
[3:52] » Need to follow up cuz if we already have
[3:54] these, but
[3:55] uh of course I'll I'll talk with Neil
[3:57] Shafer with this. I think it was Neil
[3:59] Shafer.
[4:00] Um with Keith uh just to see, you know,
[4:03] what else is going on there because if
[4:05] we've already bought the right-of-way
[4:07] » Right.
[4:07] » Or the easement,
[4:09] you know, we'd like they just locate on
[4:11] that.
[4:12] On that easement right-of-way, but I'm
[4:13] sure there's something special there.
[4:16] » Um
[4:18] rarely do they put on put their poles on
[4:20] public right-of-way.
[4:21] » Right.
[4:22] » Yeah, so I can see that. So.
[4:24] Okay.
[4:25] Any questions?
[4:27] All right, thank you, Rick. Thank you.
