[0:45] I'm Liam Trotter with the planning department,
[0:47] and I have two site plans to present to the board
[0:49] this afternoon, acting as the board of site plan review.
[0:52] The first application is called Vincent's woodfired pizza.
[0:55] The subject site is located on the Southeast
[0:58] corner of Lake Avenue and Woodlawn Avenue in ST James.
[1:02] The proposal is for a change of use from.
[1:05] First floor office to food retail.
[1:07] Facade alterations.
[1:08] Demolition of existing detached garage and a parking lot.
[1:12] Expansion a new curb cut on Lake Avenue and associated site work.
[1:16] So this is the proposed site plan.
[1:18] A lot of the parking along the East side of the building
[1:22] currently exists.
[1:23] The parking lot expansion will occur on the South side
[1:25] of the building, and there'll be a new curb cut
[1:29] exit driveway onto Lake Avenue.
[1:31] There currently is a drop curb that was installed with the Lake
[1:35] Avenue restoration project.
[1:37] So they'll be utilizing that existing drop curve.
[1:39] So there won't be any new disturbance
[1:41] of the sidewalk on Lake Avenue.
[1:45] This is a Street view from Woodlawn.
[1:48] This is the Garage that will be demolished.
[1:51] And there will be new head in parking along the East side
[1:54] of the property.
[1:56] Because there is a neighbor directly to the Middle East.
[1:58] The applicant will be proposing a new PVC fence and plantings
[2:02] along that property line to mitigate any noise
[2:04] and visibility impacts.
[2:07] And this is the Street view from Lake Avenue.
[2:10] As you can see right here, this is that existing drop
[2:12] curve that will be accessible with this new parking lot
[2:16] addition.
[2:18] And the applicant has agreed to five conditions
[2:20] of site plan approval.
[2:22] The first condition is that the applicant obtain
[2:24] the necessary permits from the town building department,
[2:27] and that any proposed ground sign
[2:29] shall be a monument style with a 2 to three foot masonry base.
[2:32] Not to exceed a total height of 8 feet.
[2:34] The second condition is that the applicant shall install
[2:37] a tree preservation fence around all trees
[2:39] to be preserved on site.
[2:41] The third condition is that the applicant
[2:42] shall obtain a road opening permit from the town
[2:45] highway department.
[2:46] The fourth condition is that prior to the issuance of a CEO,
[2:50] the town of Smithtown drainage on the corner of Lake Avenue
[2:52] and Woodward Avenue shall be located, identified and shown
[2:55] on the final as built survey and easement shall be submitted
[2:59] and approved by the engineering department
[3:01] and then filed with the town for future maintenance
[3:03] of these structures.
[3:04] So there's an existing drain on the corner,
[3:08] and there might be some structures that might
[3:10] be on the subject property.
[3:11] So all the engineering department is asking for that.
[3:13] Those structures be identified and any easements
[3:16] put in place if necessary.
[3:19] And the last condition is that the landscaping and site work
[3:22] shall be modified in accordance with the master
[3:24] plan prepared by the planning department dated July 7, 2026.
[3:27] Which is this plan.
[3:29] What we were asking for is the species of plants
[3:34] that the applicant had specked out along the North side
[3:36] of the parking lot.
[3:37] They were proposing red Cedars and arborvitae, which
[3:40] are taller of a species and may not
[3:42] be appropriate for this area, what we were asking for is
[3:46] a boxwood or similar mid-sized shrub
[3:48] that's mainly to screen any cars that might be parked there.
[3:52] And we're also asking for a walkway
[3:55] connection from the South parking area
[3:58] to the entrance of the building.
[4:01] And lastly, this is the proposed facade alterations.
[4:05] The building will be resided with a white board
[4:07] and batten and a new faux chimney, which is.
[4:10] This will be facing the Woodward Avenue elevation.
[4:16] Does the board have any questions on this proposal.

[4:21] that piece of property becoming a pizza place.

[7:42] this is the location of the proposed building.
[7:45] There are three other existing structures
[7:47] on site for the repair in business,
[7:53] there was actually a single family dwelling
[7:56] within this location that was recently demolished
[7:59] within the last year.

[8:10] And this is the proposed rendering for the new structure.

[8:45] is that the property shall not be utilized for the sale

[22:53] As the previous two meetings, I did mention the heavy truck
[22:56] traffic problem we've been having on town
[22:58] Road for quite some time now.
[23:01] I had mentioned that superintendent Jordan Cox is
[23:04] going to write you all a letter, and you
[23:07] would think it would be as easy to write a letter
[23:09] and send it out.
[23:10] But every organization has their protocols and all that.
[23:14] So it's already been approved by the school board
[23:19] and it had to go through legal.
[23:21] Now they want everybody on the school board to sign it.
[23:24] So you should be receiving that letter
[23:26] request in removal of that truck traffic sometime in August.
[23:34] In addition, for that, to get some updated information
[23:38] in regards to the traffic flow North and South
