[12:18] the agenda is for conditional use permit number 26-05 to review a request to establish
[12:25] and operate an automotive repair facility within an existing building at 1848 Tyler Avenue.
[12:35] So the site has a general plan designation of ingestual and is currently zoned as manufacturing.
[12:40] The site is approximately 50,530 square feet with the existing tenant space like warehouse
[12:48] as being approximately 3,886 square feet.
[12:52] The site is currently developed
[12:53] with six individual warehouses
[12:56] with most of the units being occupied
[12:58] by automotive repair and tire shops.
[13:04] For the project, the applicant is requesting
[13:06] to establish and operate an automotive repair facility
[13:09] within an existing building.

[16:03] is exempt from environmental review pursuant to section 15301. Staff has
[16:08] determined that the project complies with all development standards noted in
[16:13] the South El Monte Municipal Code chapters 17.03 and 17.09. Approval of
[16:19] the CUP as determined will not be detrimental to persons or properties in the immediate vicinity
[16:25] nor the city in general.
[16:29] In conclusion staff recommends that the planning commission adopt
[16:32] resolution number 2610 approving CUP number 26-05 to establish and operate an automotive

[27:59] scoping. So when that project is available, when they're approved

[29:42] time to see if there's something we wanted to recommend any change any
