The subject property is identified as vacant law 57, a year number 8291-041-023.

Due to the significantly sloped topography, the shallow rectangular shape of the parcel,
[1:16:07]
The site has constraints that significantly restrict the construction of the single-family dwelling.
[1:16:14]
The architect designs to step down the steep slope to the rear,
[1:16:20]
following the contour of the hillside which is consistent with the neighborhood pattern.

An aerial image illustrates that although the request height of 41 feet is significant,

when viewed from over a crest stripe, the overall height measured from the highest point of the roof

to the lowest adjacent grade is 41% 10 inches. This increase, the increase in height will be
[1:32:18]
visible from the distance to the surrounding neighbors at the rear. This morning the applicant requested

to amend variance number 25-001 to include deviations from the Whittier Municipal Code to order
[1:32:33]
the increase the maximum allowable for every ratio to 40 percent to 65 percent. Staffs would

also like to clarify that the public noticed distributed for this project did reference the

The interior staircase that will provide access to the second floor

as well as the finished basement.

The second floor is also going to be housing

the bedrooms two of the bedrooms will feature a walking closet

Again, with an honestly, with the bathroom, the floor will also include the master bedroom,

master bath, bucket closet and an office and then this one, it also features the balcony as well.

So again, this site shows the basement that was going to be converted to the ADU in
[1:36:56]
you need to do but per the applicants request this morning is for it to be a finished basement
[1:37:03]
showing the dining space and then also access to the pool that would also be on the same level.

This one is going to be the square footage breakdown for a lot of 56.

This one again is what the architect provided me which will reflect when we meet again on September 15.

Again, while staff was working with the architect,

we felt that although the properties are side by side,

both the prairie architecture using different materials,

offset in colors, both felt that it would be compatible

for the neighborhood given that there's not an established
[1:37:59]
neighborhood architecture in that in that area.

Again, in the building materials, it will consist
[1:38:10]
of composite wood planks in color Spanish walnut, which would be this darker. So the property
[1:38:17]
next door is going to feature more of the lighter cover. Colors, this lot is going to feature
[1:38:23]
a lot of the darker colors, like with a stone, more of a gray color of the rift tile, and then
[1:38:30]
Also, the wood planks are going to be a little bit more lighter, that's going to complement the stockstone.

Again, the inspiration for the architecture is going to be a prairie style.
[1:38:44]
While I was driving in that neighborhood, again, there's not one specific neighborhood architectural design.

So given the massing, the articulation, staff did come to a conclusion with the architect that the prairie style would be

compatible with that neighborhood, given the bridge building materials.

So again, staff recommends based on the letter that we received for us to continue the

site to September 15th to allow time to receive and review the additional technical reports.
