[24:08] at some point in the near

[24:16] a separate entrance

[24:18] worried that in the future they
[24:21] might rented out for airbnbs

[24:24] and or rented out for long-term

[56:20] regular maintenance take reads
[56:22] off of the top of the station
[56:24] and any kind maintenance and

[56:38] work session that there is a
[56:41] need in the area which we
[56:43] definitely see that
[56:46] what this substation does is it
[56:49] transforms to 3.45 k v.
[56:49] Electricity at steps it down to
[56:50] the distribution level which is
[56:53] where we see our wood pulls our
[56:54] distribution poles
[56:55] and goes into directly serving
[56:55] the residents and businesses
[56:58] within the city of Arlington
[56:59] and
[57:01] we're estimating typically with
[57:04] this they can and on load of
[57:07] about
[57:08] 10,000. Customers that it
[57:09] directly serves. So hopefully
[57:12] we can provide to increase and
[57:15] then continue to
[57:17] provide reliable services to
[57:17] the area. And with that I also

[1:24:04] site post 36 a unit
[1:24:07] multi-family development, 6
[1:24:08] units per acre
[1:24:09] as compared to the maximum
[1:24:12] forearm and 22 is 22 units per
[1:24:14] acre it will consist of 9,
[1:24:16] 2 story structures. All units
[1:24:20] will have 2 bedrooms the units
[1:24:20] will 1801,816 square feet
[1:24:23] in size with premier access
[1:24:26] being off of car to drive.
[1:24:27] There's also portion of the
[1:24:28] site is within the fema flood,
[1:24:30] plain area along the northern.
[1:24:33] And eastern
[1:24:35] property That's 20% of the
[1:24:39] that up area will maintain is a
[1:24:40] recreational
[1:24:41] area with without walking
[1:24:43] trails that would also be a dog
[1:24:44] Park in the area
[1:24:47] as well. All of the tree
[1:24:48] preservation of the site needs
[1:24:51] the requirements as far as
[1:24:52] landscape buffers
[1:24:53] the set It will mean all of
[1:24:55] those requirements all of the
[1:24:57] trees within that.
[1:24:57] Floodplain area will be
[1:25:00] preserved as they create along.
[1:25:03] Actually along both both
[1:25:05] buffers you have come our
[1:25:08] commercial zoning to the north.

[1:25:10] commercial zoning and uses to
[1:25:13] the north and East almost
[1:25:16] property lines.

[1:27:51] and made the collector again
[1:27:53] card is is classified as
[1:27:54] a minor like, but again that's
[1:27:55] a that's the only access point
[1:27:57] to the size of the really can't
[1:28:01] avoid that deviation.

[1:32:51] are established. But we also
[1:32:52] want to get neighbors. We do
[1:32:54] want to create an issue on the
[1:32:58] site for the tenants to
[1:32:59] live here. So I'm adding
[1:33:00] more parking is good. We tried
[1:33:01] to limit the amount of parking
[1:33:01] because we were trying to
[1:33:02] maximize the amount of green
[1:33:04] space that could be provided on
[1:33:07] the site. So if staff
[1:33:08] asks for right to shuttle
[1:33:09] parking worth displeasure the
[1:33:09] commissioners for us to has
[1:33:10] more parking and certainly
[1:33:12] we're going to work to add that
[1:33:15] parking.
[1:33:16] Our 2 locations that were
[1:33:19] requested for that that I would
[1:33:21] ask that I'll give you the
[1:33:22] reason why we didn't consider
[1:33:24] it it's it's here at the end
[1:33:28] and of the of our first time
[1:33:29] and then over here next
[1:33:30] to this surface lease area,
[1:33:33] those 2 spaces as as far as
[1:33:36] adding the first one
[1:33:37] right here. We would
[1:33:37] be wiping out a tree to put the
[1:33:39] parking spaces so we're trying
[1:33:43] to preserve trees. And and not
[1:33:45] put any parking there but if a
[1:33:46] if it's a pleasure of the of
[1:33:49] that mission and staffers to
[1:33:52] put parking there that that too
[1:33:53] he is a is a reasonable place
[1:33:54] to add the parking spaces it's

[1:35:19] 50 feet in between those units.
[1:35:22] They're they're maybe space on
[1:35:23] their to add one.

[1:35:29] located, but if we can get
[1:35:30] something worked in that area.

[1:35:31] of the property amenable to
