over here between the bills

wanted to and that's that's
[1:32:41]
certainly something that we
[1:32:42]
could add as well what we we're
[1:32:43]
trying to do is because the
[1:32:46]
parking that has been provided
[1:32:47]
exceeds what was required by
[1:32:47]
the city. Also know that
[1:32:50]
there's a reason those numbers
[1:32:51]
are established. But we also
[1:32:52]
want to get neighbors. We do
[1:32:54]
want to create an issue on the
[1:32:58]
site for the tenants to
[1:32:59]
live here. So I'm adding
[1:33:00]
more parking is good. We tried
[1:33:01]
to limit the amount of parking
[1:33:01]
because we were trying to
[1:33:02]
maximize the amount of green
[1:33:04]
space that could be provided on
[1:33:07]
the site. So if staff
[1:33:08]
asks for right to shuttle
[1:33:09]
parking worth displeasure the
[1:33:09]
commissioners for us to has
[1:33:10]
more parking and certainly
[1:33:12]
we're going to work to add that
[1:33:15]
parking.
[1:33:16]
Our 2 locations that were
[1:33:19]
requested for that that I would
[1:33:21]
ask that I'll give you the
[1:33:22]
reason why we didn't consider
[1:33:24]
it it's it's here at the end
[1:33:28]
and of the of our first time
[1:33:29]
and then over here next
[1:33:30]
to this surface lease area,
[1:33:33]
those 2 spaces as as far as
[1:33:36]
adding the first one
[1:33:37]
right here. We would
[1:33:37]
be wiping out a tree to put the
[1:33:39]
parking spaces so we're trying
[1:33:43]
to preserve trees. And and not
[1:33:45]
put any parking there but if a
[1:33:46]
if it's a pleasure of the of
[1:33:49]
that mission and staffers to
[1:33:52]
put parking there that that too
[1:33:53]
he is a is a reasonable place
[1:33:54]
to add the parking spaces it's
[1:33:55]
in a good good location
[1:33:56]
relative to the walking trail
[1:33:57]
that out there and it could
[1:34:00]
provide. There's a there's a
[1:34:02]
benefit
[1:34:02]
down here though the reason
[1:34:05]
that I haven't put any parking
[1:34:06]
in that area are reasons for
[1:34:07]
developing it. It's it's not
[1:34:07]
easily accessible it's a great
[1:34:08]
space to pull him to but it's a
[1:34:10]
hard space to try to back out
[1:34:14]
of a turn around and leave.
[1:34:17]
So so that's why we didn't have
[1:34:18]
we do have the
[1:34:18]
2 spaces right here that are
[1:34:19]
easier to get into that and
[1:34:21]
then kind of 3 point turn
[1:34:25]
maneuver to to to come and go
[1:34:28]
so so.

And providing parking spaces or
[1:34:34]
or the conversation
[1:34:37]
that certainly I think a couple
[1:34:37]
of parking spaces there.
[1:34:41]
We're already agreed to the
[1:34:43]
parking spaces there.
[1:34:43]
If it comes that we need to put
[1:34:44]
parking they're happy to do
[1:34:47]
that and I think those parking
[1:34:51]
spaces would be very visible.
[1:34:54]
In terms of amenities for the
[1:34:55]
We again we were trying to keep
[1:34:57]
the space as green as possible
[1:35:01]
a week. Dog parks and be a
[1:35:06]
I'm pretty useful area outdoor
[1:35:06]
We we have a very large walking
[1:35:09]
trail and just natural space in
[1:35:09]
that floodplain area but for
[1:35:10]
the residents to enjoy as well
[1:35:13]
in terms of putting a Pavilion
[1:35:16]
and.
[1:35:17]
A grilling space that there's
[1:35:19]
50 feet in between those units.
[1:35:22]
They're they're maybe space on
[1:35:23]
their to add one.
[1:35:24]
You know we could find
[1:35:26]
somewhere here I'd like to have
[1:35:27]
a little more centrally
[1:35:29]
located, but if we can get
[1:35:30]
something worked in that area.
[1:35:31]
The our our client, the owner
[1:35:31]
of the property amenable to
[1:35:34]
that and that's something that
[1:35:37]
we can.
[1:35:40]
To work into this plan.

Speaking to the variances that
[1:35:46]
we had as far as fences are
[1:35:46]
concerned, don't know how big
[1:35:47]
of an issue that is with the
[1:35:48]
commissioners if if you'd like

objections to what we're

proposing as as far as that
[1:37:05]
we're building and how we're
[1:37:06]
going to screen their their
[1:37:06]
service space which will speak
[1:37:09]
about that that gravel spaces.
[1:37:12]
If we get permission from them
[1:37:13]
to put the game are put to the
[1:37:15]
fans, it's a lot harder, then
[1:37:17]
we'd love to
[1:37:18]
put that the wrought iron fence
[1:37:19]
there it would look nice it
[1:37:22]
would give the sense security
[1:37:24]
we just.
[1:37:24]
Because we don't have a a lot
[1:37:25]
of space on the north side of
[1:37:28]
the site long it floodplain to
[1:37:31]
have a.

Have Gates and truly have
[1:37:32]
everything from insecure we
[1:37:35]
just will propose and have a
[1:37:38]
fence or have a gated.

I would be willing to believe

client but if if it came

back that it was the pleasure

could make a deal work with

that many unit,

want quality we want

to create a sense of community
[1:39:25]
that's with the amenities the
[1:39:28]
gathering spaces for these
[1:39:31]
people to to live socialize

feeling, sick, you're safe and

where they live so I think
[1:39:35]
those are important elements
[1:39:38]
that. You don't need to be
[1:39:39]
reflected on on
[1:39:40]
your design. So that's why
[1:39:43]
we're we're bringing these up

both in work session and now

for you to kind of think about
[1:39:51]
and digest.

deal with all the easements in

flood plain. It needs to be

tweaked just a little bit.

One of the tweaks is a gate
[1:42:29]
second tweet is finding some
[1:42:30]
additional parking and the
[1:42:33]
3rd tweak if anyone more
[1:42:34]
amenity and I don't care what
[1:42:35]
it, yes, sue Phelps might be
[1:42:38]
able to help you with that with
[1:42:41]
that. But whether it's a
[1:42:43]
covered billion or whether
[1:42:44]
something else. But the concept
[1:42:45]
that I want you to remember
[1:42:47]

community that needs to be some
