preliminary drainage review of a 36 lost
subdivision located

on Morgantown Road approximately a half
mile north of Whiteland Road

this was at the April meeting and was
continued as there were some revisions
[2:00]
that needed to happen this has been back
through Tac
[2:04]
commented on and reviewed by wessler
at this point staff would recommend
[2:10]
approval of the pulmonary drainage
approval we do have Donna here with
[2:15]
North Point I'm sure she could talk

North Point engineering and we're
[2:38]
representing uh Greg Allen's group for
Hickory Trace subdivision
[2:43]
um it's a 36 lot subdivision containing
roughly 39 Acres
[2:49]
on if you look at page three I just have
an aerial just so you can see the
[2:53]
location of the site majority of it is a
cultivated field with the southern
[2:59]
portion is a wooded area on site and
what we are doing and if you look at the
[3:06]
very last page
just to show you we have our proposed
[3:10]
subdivision what this exhibit shows you
is we have two ponds on site one out by
[3:17]
Morgantown Road and the other on the
southwest corner of the project
[3:21]
and it just shows our drainage areas to
these ponds
[3:25]
um the pond at along Morgantown connects
to the pond at the southwest and then it
[3:31]
Outlets into
a swell or a low area at the southwest
[3:35]
corner of the site and as Joe said we've
been through our review addressed all
[3:41]
comments and everything's in order
actually in the process right now the
[3:45]
final construction plans
and final drainage and everything right
[3:50]
now to get those filed but we meet the
ordinance and we don't have any waivers
[3:56]
or anything such that we're asking for
so

town and everything was good there

from that existing Watershed map so with
the new proposed grading and such we're
[6:51]
draining
a portion of it again to the that
[6:54]
detention area along Morgantown and then
it connects and flows Southwest to the
[6:59]
other pond

typically when you do a a subdivision

you're changing AG to to a residential
type of thing it's not the same kind
[8:59]
there's more water
um it's different kinds of water it's uh
[9:02]
you know that sort of thing so there's
usually different stipulations on it so
[9:06]
I I am concerned that and I'm just
bringing this up now so that we can
[9:10]
somebody can look at it okay
um that that water flow going that way
[9:15]
ends up it ends up across a couple
fields that people may not like that
[9:21]
um and um and then it ends up in a pond
and then it goes over to persimmon woods
[9:25]
and down another area so so that's just
something to look at as we're going
[9:30]
through this and then you know just
going through all of the fundamentals of
[9:34]
this I I don't want a lot of water
coming I have a lot of water already
[9:38]
coming across my ground from the natural
way it is and when you start to put
[9:43]
houses in concrete in here the
coefficient of runoff becomes instead of
[9:46]
instead of absorbing into the soil from
25 you know 75 going into to the soil it
[9:53]
goes to zero percent going into the soil
so that can increase it I could I
[9:58]
calculated on a million gallons so of
during a big kind of big rain so so that
[10:03]
is a lot of water and so I don't want it
you know flooding my my whole area so
[10:08]
yeah so that's my concerns right now as
we we start to walk through this that
[10:12]
those get addressed and that all the
elevations and the pipe flows and all
[10:16]
the things that we're saying all make
sense in that it cannot actually be done

and like I said I'm an engineer I've
Done big big projects and if you don't

get it done to begin with it costs
millions of dollars taxpayers will end

up millions of dollars so um and we
can't Burgers still can't afford that so

um we've been working with Adam Stone in
[17:25]
stone Municipal
right now if with the West Street
[17:30]
project a fully funded by stormwater
we're about a half million dollar Gap
[17:36]
from what stormwater has available and
what that's going to require yeah so
[17:42]
we're working through with Town Council
on Dan
[17:44]
and the engineers to uh
figure out
[17:48]
where that comes from because obviously
it's not
[17:51]
income from this board
with the projects we have on the books
[17:55]
already

the pipe Culvert replacement at 300
North Roy got us through idem approval
[18:05]

to order the the pipe that's a 103 inch
