[23:59]
I am one of the affected property owners
[24:01]
in Tall Timbers. Uh I'm here not only
[24:05]
for myself but also 25 other affected
[24:08]
property owners that opposed the special
[24:10]
exception that asked me to speak on
[24:13]
their behalf.
[24:15]
since did the majority's people were
[24:17]
unable to attend. So they sent a signed
[24:20]
statement to represent their opposition
[24:25]
to the special exemption here. And I
[24:29]
have that signed statement
[24:33]
right here.
[24:45]
I canvased
[24:48]
11 affected properties in Tall Timbers
[24:51]
and out of the 11 property owners only
[24:53]
one property owner was not opposed. I
[24:57]
canvas the entire neighborhood in
[24:59]
Pinerest subdivision which is only 38
[25:03]
homes. Out of the 16 property owners
[25:06]
that were home at that time, only one
[25:09]
property owner was not opposed.
[25:12]
Statistically, that means 90 to 95%
[25:17]
of the property owners
[25:20]
living in the neighborhood do oppose
[25:23]
this.
[25:24]
We are not here to attack the property
[25:26]
owner. We welcome him to our
[25:29]
neighborhood. A new home built to the
[25:31]
community standards does nothing but
[25:33]
enhance the quality of our community and
[25:36]
increases our property values. A home a
[25:39]
home built to some substandards in our
[25:42]
neighborhood does the opposite.
[25:45]
What we are opposing is this property
[25:48]
owner trying not to be held to the same
[25:50]
high quality standards as other property
[25:53]
owners that bought in this neighborhood.
[25:55]
One family told me they pay a lot extra
[25:58]
just to get into a quality neighborhood
[26:00]
like Pinerest subdivision.
[26:04]
There are no modular homes in Tall
[26:06]
Timbers subdivision. There are no
[26:08]
modular homes in Pinerest subdivision.
[26:10]
And there are no modular homes in Wafer
[26:13]
Forest subdivision, which is a very old
[26:14]
subdivision there. We do not want one
[26:17]
[clears throat] of these lower quality
[26:19]
homes built in our backyard.
[26:21]
Once you get one in the neighborhood,
[26:24]
that's enough just justification
[26:26]
to approve another one.

In closing, I would ask each and every

approve a home built next to you that
[26:38]
does not meet your community standards,

Ladies, gentlemen, I am also a neighbor
[28:03]
of u actually my backyard about I don't
[28:07]
know whether it's as much as David's,
[28:08]
but probably at least 150 ft or more. My
[28:12]
backyard is right up against their this
[28:15]
proposed property. Uh I don't know if
[28:18]
you guys remember back that huge
[28:21]
flooding period in I think it was 2016.
[28:24]
We lost a lot of homes in the Tall
[28:26]
Timbers area. Um
[28:29]
that runoff is continual. They've done a
[28:32]
lot to help mitigate that, but every
[28:34]
time it rains there's streamlets coming
[28:38]
down through property yards and all
[28:40]
that. that area that was right behind my
[28:42]
home that they proposed to build
[28:44]
something on that is going to impact
[28:47]
additional
[28:49]
uh drainage runoff. It's going to come
[28:50]
right into my yard and my neighbor's
[28:52]
yard who is also very vently against
[28:55]
this uh and you can see the actual
[28:58]
runoff going right through the yard down
[29:01]
in the drains over overloading the
[29:03]
drains actually in the tall timbers
[29:05]
area. So it does impact us directly and
[29:08]
uh again I have no problems with uh the
[29:12]
neighbors at all. I just don't think
[29:14]
that that would be in our best not only
[29:17]
our best interest could be detrimental
[29:18]
to us. So I thank you for your time

and everything also goes down between a ditch that runs between two houses.

And I have pictures after 4 ines of rain
[33:38]
that this ditch is overflowing and it's
[33:41]
about ready to flood one of the
[33:42]
properties right there. You can also see
[33:44]
all the dirt and everything. You know,
[33:46]
when they landscaped it, it's in the
[33:48]
water because this was the first big
[33:50]
rain that we had since that time. But um
[33:55]
the ditch itself is very narrow and uh
[34:00]
also when they cut down the the trees
[34:02]
and they pulled all that stuff, they did
[34:04]
level it had a lot of dips and
[34:05]
everything back there. It wasn't level
[34:07]
at all. Uh there's an old pump sewage
[34:10]
pump lift station that's there as well.
[34:12]
And um all that water will run right
[34:16]
down through there. And since they took
[34:17]
away the waterhed, we'd have even more
[34:19]
rain now.

dips and made a lot of little ponds back

there, but since it's been leveled out

say pictures of the drainage all through
[34:37]
Tile Timbers just with 4 in of rain and

that's not a common thing. I just it's

very common thing around four or more
[34:45]

29th at 2:42 p.m. It states, "Dear

members of the board, I am writing to
[35:15]
submit my formal opposition regarding
[35:17]
the proposed building and land use
[35:18]
variance for the modular home trailer
[35:20]
adjacent to my property. I am unable to
[35:23]
attend the hearing and personally
[35:24]
request that the statement be entered
[35:26]
into the official record. My concerns
[35:28]
regarding the proposed construction are
[35:30]
as follows. Property values. The
[35:32]
placement of a modular home or trailer
[35:34]
directly adjacent to standard single
[35:35]
family homes risk negatively impacting
[35:38]
local market comparables and depressing
[35:40]
surrounding property values.
[35:41]
Neighborhood density and tenant vetting.
[35:44]
If this structure is intended as a
[35:45]
lowcost rental unit, the lower rate
[35:47]
could lead to higher turnover, higher
[35:49]
tenant turnover, and potential community
[35:52]
management issues directly neighboring
[35:54]

[38:50]
