[15:07] So the project description, the house has gotten a little bit smaller since the last time it was
[15:11] here due to some of the changes which I'll explain in a minute. But the scope is to construct
[15:17] 1,836 square feet of additions to an existing 997 square foot single family residence for
[15:24] total size of 2,833 square feet. So it's about 100 square feet plus or minus smaller than it was before.
[15:32] The first floor living space would be an additional, an additional 258 square feet, and then a new
[15:39] one car garage would add another 400 square feet to the first floor. And then the second floor addition
[15:45] would comprise 1,178 square feet. The height has not changed. It's still 21 feet and 10 inches
[15:52] Maximum Richite above finished grade. The project includes new landscaping and hard
[15:58] scape. And now post planning commission approval, the driveway entrance and the
[16:04] jackarandestreet tree are going to remain. The conversion of a 287 square foot detached
[16:13] one car garage to storage is in the back building is still part of the project. And as I
[16:19] and it was approved by the Planning Commission on November 3rd 2025.

[17:43] last thing is the planning commission after a very lengthy discussion decided that the existing
[17:52] driverate apron needed to remain as is and which would also retain the jackaranda street tree that's
[17:59] right here as well. So the driveway has been modified to now be flush with a property line on the
[18:07] here so that a car can come in from the street and then maneuver into the drive and
[18:12] maneuver into the garage here.
[18:18] And the first floor plan, the big change here is
[18:23] just that that wall got moved back for the garage door here, so it would be set back.
[18:31] And although it's a 400 square foot garage, it's still just a one car garage due to the
[18:35] size and configuration, so it's just like a deep wide one car garage.
[18:41] And then the second floor plan, nothing on the exterior change, just this bedroom closet and bathroom here got reconfigured a little bit to make the bedroom a little bigger.

[36:30] And then also, as a result of that, they are also not converting these three parking spaces in here to the storage units.
[36:42] So, basically, they will remain with the 13 parking spaces, and then it will remain as seven market rate units.
[36:50] And then here's the second floor plan, there were no real changes up here.
[36:57] The big change is, the colors of materials is, I think it was Patrick made the suggestion
[37:04] to go with the Benjamin Moore, I can't read by writing from the distant gray, is that what
[37:12] it is, distant gray, any more distant gray, instead of the other color, so they did change
[37:21] the exterior color to be that color and response to that comment. There are also comments made
[37:27] about the exterior light but they retained that exterior light and then at the meeting the applicant
[37:37] said that they would be providing landscape lighting plan prior to the final ARB review but in the
[37:43] plan there was not one included so when I reached out to page she says oh let me get that for you
[37:48] So hot off the press is the landscape lighting plan
[37:51] that you all see passed out in front of you
[37:54] on the table before tonight's meeting.
[37:56] And then it's basically just low pathway lights here
[38:00] along the two paths back to the parking area.
[38:07] And then here's the exterior fixtures.
