[14:06] record. Thank you for your
[14:07] interest
[14:10] and your participation. Robin
[14:10] would you please
[14:12] take the role to share Messer
[14:15] here it's near brusette act.
[14:16] Vice Chairman Here is your
[14:19] right now. And commissioner
[14:19] Justin has an excuse steps.
[14:22] We stand for the pledge of
[14:25] allegiance.
[14:28] That's likely to lose 2 right
[14:29] the United States of America
[14:32] and to the whims of his fans.
[14:33] One nation.
[14:37] It with liberty and justice for
[14:40] all.
[14:44] Roseanne ski do we have any
[14:46] changes to the agenda.
[14:49] This morning. No changes per se
[14:50] chair, but we did issue a
[14:51] correction in the briefing
[14:52] paper just to clarify was an
[14:52] address to the console
[14:53] selection committee but to the
[14:55] full board.
[14:59] Okay great. Thank you.
[15:02] >> All right so this
[15:04] morning we are going to be
[15:05] doing interviews and rankings
[15:07] of responses to requests for
[15:09] proposals for land leases for
[15:10] the development of the North
[15:11] quadrant parcels one 2. And we
[15:14] will be starting with parcel
[15:17] one responded.
[15:22] What we will is first we will
[15:26] have the presentation by each
[15:28] of the respondents.
[15:30] He interviews. Then we'll have
[15:33] questions from the
[15:34] commissioners and then we will
[15:37] rank first parcel one responds
[15:41] then parcel to respond.
[15:42] So I'd like to First
[15:43] Call up the purse of one
[15:46] respondents and I will start
[15:49] with Marco hangers llc.
[15:52] If you
[15:55] could begin by stating your
[15:59] name.
[16:06] Good morning, ladies and gent.
[16:12] And don't of Marco hangers.
[16:14] I've submitted a proposal to
[16:17] to develop a business aviation
[16:18] complex. And
[16:21] offering $0.55 for square foot.
[16:24] But police fate.
[16:28] And I'm big ocean on that.
[16:30] I currently
[16:31] own an affront fbo but Danbury
[16:31] Connecticut which offers
[16:33] similar as one of the polls in
[16:37] here market, I'm sorry in
[16:40] Naples.
[16:42] Hangar
[16:43] space Stein own offices.
[16:46] Lobbies course restrooms if a
[16:49] site.
[16:52] And there's nowhere for over.
[16:54] And I would like to take just a
[16:56] minute. So you've been where
[16:59] come from.
[17:02] Was born in use in Europe.
[17:03] when I was 13.
[17:04] I was their report, but it
[17:06] wanted to fly really bad it was
[17:09] really like anxious that it was
[17:12] really really poor.
[17:16] When it came to this country
[17:16] and I got this try to get a
[17:17] little image, but it can get
[17:19] about what's actually jorah
[17:21] itself.
[17:25] >> I was so course all I wanted
[17:28] to fly I could afford it.
[17:29] So I see use umbrellas to try
[17:32] to fly to get it went to the
[17:34] extent of meat taken my shoes
[17:35] off us you know shoes. No
[17:36] jackets I can actually be
[17:39] lighter. I didn't work out well
[17:41] always hurt when I fell
[17:44] the work I so I give that up,
[17:47] but I think about my dream.
[17:53] What I wanted to do a. After
[17:56] that. A I moved to more violent
[18:00] but 2 years ago.
[18:02] And if you connect a base that
[18:05] more on that. But sometimes I
[18:05] find me say that you ran
[18:06] from rights air or just 5
[18:09] months ago. Tonight we're a one
[18:12] Abels airport.
[18:14] That I heard
[18:15] Naples front of it out there it
[18:15] was very exciting to put a
[18:18] proposal in and that's how
[18:21] folks coming.
[18:24] Same time, I'm working with
[18:25] directed to all right that will
[18:27] do the manufacture. For these
[18:31] types of building and used them
[18:31] before. There are one
[18:32] of the largest in this country.
[18:35] What I like about them is that
[18:37] they do that building
[18:40] and the door versus lot of
[18:43] parties don't both.
[18:46] At the same time I'm working
[18:48] with whole mess team.
[18:51] This is a little carrier to
[18:54] look because I believe.
[18:57] Lou has done everything in here
[19:00] in Naples.
[19:00] He's familiar with Naples
[19:01] the Cubs but a whole long time.
[19:04] And his son was on hand years
[19:06] of the place.
[19:07] So I chose him to be my project
[19:10] manager and engineer. I believe
[19:13] is the best but his job.
[19:15] And now will let you come up
[19:16] come up and talk about site
[19:19] plan. And how come up in just
[19:20] 2, 2, more and afterwards.
[19:22] If you've got any questions or
[19:25] I think that you can dance.
[19:33] Good
[19:35] morning for a record not look
[19:37] Carrie air.
[19:40] With whole month as read it
[19:43] times based in Fort Myers.
[19:49] Proposed development in a
[19:51] partial
[19:51] one basically we have a a lot
[19:53] that's a little bit more about
[19:56] 1.3 acres about 58,000 square
[19:59] feet. We are proposing.
[20:00] To put in about
[20:02] 25,000 spirit of a front that
[20:05] is capable of holding aircrafts
[20:07] a large corporate
[20:10] aircraft, 75,000. The apron
[20:11] will access directly onto a tax
[20:12] lien rather than on to the
[20:14] taxiway which is a bit more
[20:17] safer from an operation
[20:19] standpoint. A hanger
[20:21] building is actually 24,000
[20:24] square feet and will be divided
[20:27] into 2 sections far wall one
[20:30] of the advance of doing that is
[20:30] that minimizes the cost for
[20:31] fire suppression that's
[20:34] something that we will need to
[20:38] work out with the a
[20:40] city our department
[20:43] each show hangar will be about
[20:44] 12 square feet.
[20:47] Along with that will be on the
[20:48] back of the
[20:50] building will be parking for
[20:52] that this note, including the
[20:53] required handicapped parking
[20:56] and then it'll be an office
[21:00] area that
[21:00] waiting room and restrooms
[21:03] that are all applicable
[21:04] consistent
[21:05] with your minimum standards.
[21:07] A part of the project requires
[21:09] us to extend the access road to
[21:12] the facility. You go from the.
[21:21] We'll be staying access road we
[21:23] probably 10 to ornate that with
[21:25] the development of parcel to
[21:28] since is going to be a joint
[21:29] issue along
[21:32] with that will be a requirement
[21:33] to extend
[21:36] water line. Sanitary sewer and
[21:39] electricity the building.
[21:42] Building This
[21:45] is a validation view of it.
[21:46] A the maximum height of
[21:49] buildings going to be 39 feet
[21:51] we've looked at the heart 77 f
[21:51] a a surface is to make sure
[21:54] that we're not going to violate
[21:56] that were well below that.
[21:59] The doors are going to have a
[22:02] Hi a
[22:03] 27 feet.
[22:06] With about a 100 feet which
[22:09] will allow us
[22:11] Support some of the
[22:12] larger The gulf stream's which
[22:15] have close to 2526 foot tell
[22:17] Heights.
[22:19] The Finnish for elevation we
[22:20] it's actually did some
[22:23] preliminary design set the rate
[22:26] at 7.3 7 which gives us.
[22:28] The
[22:31] appropriate grade slope
[22:32] downwards to a
[22:33] connecting to the actually
[22:36] which is you know is already in
[22:39] place.
[22:39] But also to make sure that were
[22:41] above the fleet, fema
[22:44] elevation. Uh you know we need
[22:46] to make sure we need all those
[22:48] criteria is. The roof pitch is
[22:50] pretty much standard. A our
[22:51] office building Heisman be
[22:52] about 20 feet. So that that's
[22:55] going to be a well below the
[22:55] building. A
[22:58] this year John that gives you
[22:59] an idea
[23:00] we're proposing to to bill.
[23:03] Now back to turn back to rush
[23:06] this.
[23:10] So we're going to be offering
[23:12] aeronautical service. The
[23:15] public people.
[23:17] >> All and local standards on
[23:20] this project. Well extent the
[23:21] road and utility.
[23:22] It's going to quality
[23:24] construction. Hurricane
[23:27] resistant.
[23:29] All and in a's and
[23:32] minimum standards. For the 30
[23:33] year lease of $0.55
[23:36] like I mentioned before.
[23:39] We are negotiable that.
[23:40] Why choose us where local
[23:43] company. Experience and owner
[23:44] of the running the project.
[23:47] With the effective because
[23:50] market plan. Another service,
[23:53] the public.
[23:56] A teen design Lou carrier.
[24:00] High quality construction
[24:01] material will meet
[24:02] and a local standards. Safety
[24:04] on an arson and that security
[24:07] is a top priority. It will
[24:10] increase veteran too.
[24:31] >> I noticed on your pro forma
[24:32] incomes income statement for 5
[24:32] years project that out there's
[24:35] no interest costs are you
[24:38] financing this personally yet
[24:42] so no no bank loans.
[24:42] I am I'm finance when
[24:43] I probably is but that's
[24:44] something wholly separate.
[24:45] But for this there's no there's
[24:47] no fight there's no debt and
[24:50] the uh a.
[24:55] We mentioned this might be a
[24:57] question for
[24:58] You're splitting the building
[25:01] into 2 parts to 2 sections as
[25:04] but one big high.
[25:04] He said near reasoning is for
[25:05] fire suppression reasons lower
[25:07] costs too because you don't
[25:10] need the same was it
[25:11] one of the eye enough why do
[25:14] they use so far in these
[25:17] facilities who I a the net
[25:19] son of a building hangers
[25:20] control under and get 4 oh 9
[25:22] which took a entered specific
[25:23] threat or that if you main
[25:26] your bone, less than 12,000
[25:28] square feet or standard metal
[25:29] building. You don't need the
[25:31] fire suppression system okay
[25:34] see that the new and the home.
[25:38] Arson I got an ok which makes a
[25:40] lot more land right on work.
[25:40] Well that limit the size
[25:43] aircraft so that you can get
[25:44] into each
[25:45] section. Well it wasn't looking
[25:46] at pretty much the largest
[25:48] aircraft group 3 aircraft that
[25:51] a Gulfstream. Fenton Abels
[25:54] anyway. So.
[25:56] Well now that you see of you
[25:57] you a strategy for 50 in your
[26:01] diagram but that I've seen g 6
[26:04] 50's come in here to know.
[26:05] I yeah, I thought so based on
[26:08] the field even bright. I mean
[26:09] theoretically you
[26:10] you could put just one hangar.
[26:11] They're right and be able to
[26:13] accommodate that larger than
[26:14] that, but you know.
[26:17] What is return on investment
[26:19] and and how many can you
[26:19] and the of those 6 50's you
[26:22] really have right now we're
[26:23] just asking the question now
[26:23] know we basically looked at the
[26:26] land that we had available.
[26:29] And. How do
[26:33] we best utilize action craft.
[26:35] When
[26:36] gets the you or talk about
[26:37] female a video of Asian the
[26:39] floor level elevations that's.
[26:41] I thought it was higher than
[26:44] that for some reason it it
[26:45] remember where it using
[26:46] you May be using 2 different at
[26:50] one of them is and if he 3
[26:50] which most current
[26:52] and actually it when you look
[26:53] at the fema flood maps, the
[26:56] ovation is on foot lowered that
[27:00] it used to be our up a base
[27:03] know the.
[27:05] It rolled by the existing
[27:08] airfield payments that we have
[27:11] understand yet.
[27:17] Just clarify some.
[27:20] I read a newspaper were Marco
[27:23] Island was expanding.
[27:26] This was so and your name is
[27:28] Marco c
[27:29] you do you have any interest a
[27:32] financial interest or are you
[27:35] building.
[27:53] >> And the un town I mean I
[27:54] think they put it at the end
[27:56] and I believe they got a
[27:59] moment.
[28:02] You know this is my passion.
[28:05] I love to see your planes uh
[28:06] well, the Asian and even Marco,
[28:08] but like I mentioned before
[28:11] else
[28:14] excited to put this proposal.
[28:16] >> And you're in the bidding
[28:17] process. As far as mark a
[28:20] violent.
[28:23] No I believe they decided.
[28:26] Yourself trying to get a feel
[28:29] for its that don't still going
[28:32] soft.
[28:37] >> I have said one other
[28:38] question to ask you what's the
[28:41] name of your business in
[28:44] Danbury
[28:45] it will exit aviation. Take
[28:46] executive executive air service
[28:49] but now no exit to the exit
[28:52] evasion got a k. And you know
[28:55] been in aviation business.
[29:06] Every day makes me happy to see
[29:09] Commissioners if I May.
[29:10] Being that we don't know Mister
[29:12] In eyes and yet that reference
[29:13] we call them
[29:14] and found that the positive
[29:17] feedback that news 10 in good
[29:20] standing at cut.
[29:23] That are or been
[29:25] in Danbury
[29:25] Connecticut you do flight
[29:26] instruction as well there.
[29:27] But when you do flight
[29:27] instruction as well as a white
[29:28] school. That's currently
[29:30] occupy.
[29:33] There s a ca. Search so
[29:37] basically.
[29:40] This space is that correct.
[29:42] You know we use of cell.
[29:43] No I'm going to be for Naples
[29:44] it's going to be rested for a
[29:47] business unit charter.
[29:50] Maintenance stuff like that.
[29:57] >> You were talking about the
[30:00] largest sized aircraft that you
[30:03] thought would.
[30:08] Are you willing to talk about
[30:09] modifying your designed to a
[30:11] common a larger aircraft or is
[30:12] is this what you think you want
[30:15] to do.
[30:16] I am definitely open to
[30:16] modifying aircraft if we which
[30:17] if we have to be we won't put a
[30:20] wall in the middle we just make
[30:23] it one.
[30:25] So you can fit the g 6.50.
[30:28] But I think I mentioned I g
[30:31] 6.50 is all here.
[30:31] To have the potential.
[30:33] Tenet right now that's look
[30:37] into paypal sites and they have
[30:40] a charter company.
[30:42] Because I know where mage
[30:43] but they would like to take if
[30:46] if I if we get it, it went off
[30:49] i guess.
[30:51] >> Also I notice that
[30:53] you said you you were going to
[30:54] be you're going to leave this
[30:57] project. But you still have
[30:59] your.
[31:02] Facility acted aviation and am
[31:03] very and you also
[31:05] working in Marco who is going
[31:07] to be responsible for your Dan
[31:09] Barry facility.
[31:13] Have person When you a long
[31:16] time. The budget and.
[31:22] You know other business down in
[31:25] New York. But
[31:30] >> we don't have to worry that
[31:32] you spending too much time
[31:33] and and they're going up of the
[31:36] year. Okay I can understand
[31:38] okay.
[31:41] Think that's all I have anyone
[31:44] else have They are.
[31:47] >> I assume from what's the
[31:50] incentive. The signs of 2.
[31:53] Spooner the combination and
[31:55] path and provide for 2
[31:58] under current that that that
[31:59] was predicated on. Fort Hood.
[32:01] You perceive that demand to be
[32:05] Reynolds faces that front.
[32:06] Right I figure we go with to
[32:09] just in case we don't get some
[32:12] money that big.
[32:13] At least we can
[32:15] fit too small a jets in there
[32:17] and I think will probably be
[32:19] able to rent that a faster sort
[32:21] of just one usual. But like I
[32:25] mentioned before I do have a
[32:25] potential tena don't want to
[32:26] take it sure.
[32:28] And we'll take it you there
[32:31] with one or divide in the
[32:35] middle.
[32:37] I have another
[32:40] question back to the fire
[32:41] suppression so with that
[32:42] divided like that there's no
[32:43] requirement cording an fda for
[32:46] fire suppression on either side
[32:47] correct. There is a we part
[32:48] fire suppression for system
[32:51] other air.
[32:54] A fire walls and.
[32:57] Very specific elements right.
[32:59] But it doesn't
[33:00] are the phone. Our suppression
[33:01] so it would be a water or pri
[33:03] action system or this year a
[33:06] cut.
[33:19] >> I May have missed it.
[33:22] The sketch shows it under
[33:24] 2 units 110.
[33:27] What does that do work.
[33:30] Opening.
[33:31] 90's 90
[33:32] 27 under what you propose, but
[33:35] what I'm hearing is that you
[33:38] are agreeable to modifying that
[33:39] design to potentially eliminate
[33:42] the partitions and if necessary
[33:45] increase the door height.
[33:53] Second
[33:56] question are you willing to
[33:59] accept a lease which only
[34:00] permits commercial uses
[34:04] in other words it doesn't allow
[34:07] for private storage. Yes.
[34:10] The union like a business.
[34:10] Yes, it does it is that this
[34:12] identified as the highest says
[34:12] that's use in that are in our
[34:15] if I want something that can
[34:18] bring revenue to name.
[34:32] >> Thank you Gentlemen,
[34:35] anything else before you go.
[34:36] Yeah, I would I save one
[34:37] additional question cake ahead,
[34:38] you provided us some
[34:40] information on are erected
[34:43] tube.
[34:47] The officer building that would
[34:50] be attached to that very little
[34:51] detail. Do you have anything
[34:54] more specific on the office in
[34:54] terms of an architectural
[34:57] rendering or anything or is
[34:58] this all you have
[35:01] this all eh for now. It may
[35:01] change and
[35:02] we're looking to build
[35:05] somebody. You know if you just
[35:06] a silly when I look in to go
[35:07] light. Bill like you know like
[35:07] 10 years ago looking to do
[35:10] anything with it was going to
[35:13] be Maher.
[35:19] For us and that is
[35:22] he's given us parcel won in 2.
[35:25] 2 would it be wise this find
[35:28] out if there's anything
[35:31] different.
[35:33] >> Hang on to that later we
[35:35] come back, a.
[35:36] Know we're going to deal with
[35:36] them completely separately
[35:39] because they they really are
[35:40] different. Thank you know.
[35:43] Thank you Gentlemen, thank you.
[36:04] >> Ouster of this uh
[36:04] presentation somehow or another
[36:07] on the computer I promise you.
[36:10] Thank you for the time this
[36:12] morning. My name is Matt Hagens
[36:12] I'm the owner of Naples jet
[36:16] center which is part of the
[36:16] first
[36:17] wing group of companies first
[36:19] wing. Aviation companies,
[36:22] including Eagle Creek aviation
[36:25] in Indianapolis. First we get
[36:26] Center northern in Annapolis
[36:27] which is a reliever airport and
[36:30] then the first wing jet center
[36:31] Frankfort Indiana as well as
[36:34] the tables get better. I also
[36:35] own a main as you a
[36:38] chartered management company
[36:39] also called for swing so
[36:42] use that Lot so. I'm here today
[36:45] to request.
[36:48] Space in the at number one to
[36:49] expand my business.
[36:51] To use for basically aircraft
[36:52] management aircraft maintenance
[36:55] and story Jeff of doing this
[36:58] right.
[37:00] I first want to
[37:03] the staff of the airport
[37:06] authority for help in And that
[37:07] working with this very we
[37:10] developed this and specifically
[37:10] to headed to Luke. Thank you
[37:13] Heather lot of phone calls back
[37:14] and forth make sure we had
[37:16] the proposal in on time and for
[37:19] presentation ready to do so
[37:20] thank you to her a lot of
[37:21] emailing back and forth.
[37:24] The criteria that the board set
[37:28] out in the us. Proposal
[37:31] is list
[37:31] In the proposal and the it's
[37:35] the cattery categories of that
[37:35] will define
[37:36] the decision-making process or
[37:37] the use of the premises.
[37:39] The quality the development the
[37:41] proven record success of the of
[37:43] the applicant financial
[37:46] capability references and then
[37:46] propose lease terms
[37:49] professionalism and
[37:49] presentation. I
[37:51] thought today's best time to do
[37:52] that use of time would be not
[37:55] to go back to the presentation
[37:56] or the proposal regarding
[37:57] provided you that May be answer
[38:00] some of these criteria,
[38:02] directly and
[38:05] that's where I get I plan to do
[38:06] that real quickly.
[38:07] Who is David jet center I'm the
[38:10] founder I live here and in
[38:13] Naples of at halftime
[38:14] gray Oaks is outside the city
[38:17] limit been here since 2006 open
[38:19] Naples jets entered 2007.
[38:21] I believe we're the largest
[38:24] private employer at the airport
[38:24] with about 42 employees.
[38:27] A full-time employees plus part
[38:29] time. And the team all here
[38:32] we've been doing I've been
[38:36] doing this 42 years.
[38:38] Not rookie. I have a 135 years
[38:39] of aviation operations and
[38:41] management experience sitting
[38:42] in that seat over there so
[38:44] we're well experience in all
[38:45] phases of
[38:47] of the airport operation.
[38:50] Air aircraft made this aircraft
[38:51] management.
[38:51] In an aircraft sale, so that's
[38:54] a that's my team and they will
[38:58] be on site.
[39:01] Naples jet
[39:02] Most of you was a hanger built
[39:04] by a predecessor who got in
[39:06] trouble with the airport
[39:08] authority by selling fuel.
[39:11] The airport took over the
[39:12] property in 2004 5. I don't
[39:15] remember the exact date we
[39:15] bought the
[39:16] rehabilitated it had that we
[39:19] had its best as we had mold the
[39:19] loss of
[39:20] problems, but a million dollars
[39:23] refurbishment and we steadily
[39:25] grown our from 2007 to now
[39:28] the change in the business.
[39:31] Uh sorry. Well, I copy care.
[39:32] This is our trend is
[39:34] actually bet Craig is architect
[39:37] met.
[39:40] And the of them up in a This is
[39:41] a rendering of the hangar
[39:44] construction and offices that
[39:45] we're going
[39:46] to build it and the Naples
[39:49] style. Quite frankly very
[39:49] similar earlier prisoner in
[39:52] size is about 25,000 square
[39:54] feet of hangar space.
[39:57] Whether I divide the center
[39:57] with a fire wall or not quite
[39:58] frankly, it's a lot depends on
[40:00] the farmer for the same issue
[40:03] he's got.
[40:04] The fire. If you I have a
[40:06] building bigger than 20 o'clock
[40:09] 1500 you have to have active
[40:12] suppression. You May we May
[40:13] have to have it anyway. And the
[40:14] fire wall May cost more than
[40:17] suppression so I have made that
[40:18] decision either. Hangar
[40:19] going summer side ransomware
[40:20] size the buildings he is unable
[40:22] style get into that just a
[40:24] second.
[40:25] The site we have and I can do a
[40:29] little pointing I think with
[40:32] this of told me right here a.
[40:35] Our current is here.
[40:36] And we're
[40:38] importing the pointer that's
[40:40] the 3.77 citation point
[40:41] building that going has are
[40:43] how's our maintenance at this
[40:45] point. Hangar 3
[40:48] a poll by a 3 is part of that
[40:49] building complex
[40:52] as used for storage. Hang this
[40:54] building which was no here the
[40:58] as the seal more hangar, we
[41:01] purchased in 2015. It's fall.
[41:01] Aircraft we both manage an
[41:04] aircraft that we maintain we
[41:07] will at some all over
[41:08] maintenance over that hangar.
[41:09] I think and then use this that
[41:11] we're talking about building
[41:14] for the manage airplanes.
[41:17] We currently additional.
[41:19] Well is this a hanger just
[41:20] being built right now is the
[41:22] Gulf Coast reactionary with
[41:25] that I think right.
[41:26] That was a regular in my space
[41:29] eisold that when well does it
[41:32] matter now but to go back and
[41:32] have the bidding for now, but
[41:35] that's why so that space and I
[41:38] read this hangar from you now.
[41:41] We caught hangar 5 it's at 3.99
[41:43] staycation point Tucker.
[41:45] I think it is and we're
[41:46] proposing that was my hangar
[41:49] bill to give that back to the
[41:49] city if they want to have not
[41:52] only that by continually sit at
[41:54] your your choice. So.
[41:58] And it that well the real quick
[42:01] use the premises real quick.
[42:03] I do what I do now i
[42:05] manage airplanes, I maintain
[42:08] airplanes I charter aircraft.
[42:09] I do store airplanes.
[42:13] The airplanes that Ickes store.
[42:13] And offer stories to are not
[42:15] us.
[42:16] It ranks space. I usually have
[42:19] on of almost exclusively have a
[42:20] maintenance
[42:21] management agreement minimally
[42:24] so the airplanes are bringing
[42:25] here.
[42:27] And putting in the hangars are
[42:28] being maintained at our
[42:31] facility and we think a great
[42:33] job instantly are up
[42:36] our business is growing.
[42:39] At all locations. The demand is
[42:41] changing from aircraft
[42:44] repair 2 aircraft modification
[42:47] Hughes Electronics.
[42:50] The the space we need is for
[42:51] larger cabin aircraft we have
[42:53] to larger aircraft coming very
[42:54] soon and we don't really have
[42:57] space the large cabin airplanes
[42:58] or what we
[43:00] really are a that those face
[43:02] for. I mean im Bricklin
[43:03] commander service in rare
[43:05] produces both large and small
[43:06] airplanes there you'll see a
[43:07] reference letter your package
[43:10] that the President Of ember
[43:11] here has a included for me he
[43:12] would like me to take over.
[43:13] The larger aircraft maintenance
[43:15] for every year we simply do not
[43:18] have space at this juncture.
[43:24] I through this
[43:26] and here just to show you the
[43:26] 2 aircraft to hear the large
[43:27] cabin airplanes that are that
[43:29] need this type of hangar space
[43:30] the left airplane is a Falcon
[43:33] 900 the right as it is a
[43:35] Gulfstream 5.50.
[43:35] I think you guys know, but I
[43:38] discovered is that came out to
[43:41] second ago.
[43:43] The aircraft weight
[43:44] limit here is is
[43:45] 75,000.
[43:47] The g 5.15 g 6.50 operate its
[43:50] 95,000 gross takeoff weight,
[43:51] but
[43:53] each have a service bulletin
[43:53] where they can operate at
[43:54] 75,000 give the information to
[43:56] the pilots. The crew have
[43:59] operate that level so we will
[44:00] have 6 50's at this airport.
[44:03] We have to 6 50's that would
[44:05] like to be here.
[44:06] If they want me to vanity
[44:07] airplane on one of their they'd
[44:08] only a manager that I just
[44:10] don't want to be a hanger air
[44:13] that's not my business.
[44:17] Well the can of development.
[44:19] The hanger steel will be this
[44:20] same companies but up the Gulf
[44:23] Coast anger that Golden giant
[44:24] buildings out of Ohio they
[44:27] built 9 hangar farming. They
[44:30] have architects and they legal
[44:31] to be a contract and state of
[44:33] Florida that experience here
[44:34] they're building right
[44:36] now so they work with the Kerry
[44:39] keven and the airport Airport
[44:42] staff in an in depth.
[44:45] The site development will be
[44:46] the current the same Site
[44:47] engineering firm that the
[44:47] airport authority uses. I can't
[44:50] remember the names Kelly's
[44:52] coming e g solutions
[44:52] e g solutions thank you.
[44:55] Though that all the site
[44:58] development. It will be us
[44:58] similar height is above the
[45:01] fema requirement, I think it's
[45:02] I thought was
[45:03] 7 half. But that is summer that
[45:05] with the with the 101 slope
[45:05] down to the taxiway and it
[45:08] won't have one row for 13 roof.
[45:08] So I think both
[45:10] both Africans are talking to
[45:13] similar size hangar. I think
[45:14] it's important that we talk
[45:15] about you know new development
[45:17] here what we want to look like.
[45:22] I think we all like the
[45:23] Naples style. I like a neck
[45:24] breaking up a little bit and
[45:25] talk about the style he
[45:27] selected for the for this
[45:29] building and what about
[45:29] the mhk style has become very
[45:32] popular. I think most of you
[45:32] know.
[45:34] Is is it buildings here but you
[45:37] have to sta. 2 minutes, maybe
[45:40] we don't have much time.
[45:45] Good morning. For the record my
[45:46] name is Matthew
[45:46] Craig with mhk architecture
[45:47] planning.
[45:50] A 9.70 miles 6 Avenue souths us
[45:53] we 200 city of Naples a
[45:54] I was delighted when people
[45:55] jet senator approached us and I
[45:56] think that the main reason that
[45:58] in the first 5 minutes of her.
[46:03] First meeting is. It said when
[46:03] their customers come and go
[46:04] they wanted their customers to
[46:06] feel like they were in Naples
[46:07] and not seek p or some other
[46:10] place in how can we achieve
[46:11] that so we thought through you
[46:12] know the hanger itself be a
[46:15] metal building very clean
[46:17] white. A box.
[46:17] I'll tell you they have clean
[46:20] is hangars that I've seen a
[46:22] very impressed.
[46:25] The architectural component
[46:26] Oval Office component a waiting
[46:29] area area to get a coffee and
[46:31] so forth.
[46:34] Outside along with the parking
[46:35] areas. Will Well landscaped
[46:36] meeting all the at all the f a
[46:37] requirements and an a
[46:39] requirements of the building me
[46:42] all that in a requirements.
[46:44] We are no stranger
[46:47] to the city of Naples process
[46:50] that design review board and so
[46:52] for so we we'll have
[46:53] under control that the style
[46:55] architecture the building
[46:57] really wanted to have it
[46:58] reflects uh oh you know that
[47:00] hey I'm home I'm in Naples and
[47:01] ah this
[47:02] is what the houses in my
[47:03] neighborhood sort of feel like
[47:04] but a more commercial clear
[47:05] like we did with the Hyatt
[47:08] Hotel born April square or
[47:10] maker but also around the
[47:13] airport. Even a little break
[47:14] bridge structure that
[47:15] currently connects the Naples
[47:16] there the uh the Gordon River
[47:17] Greenway to the city of Naples
[47:20] has a structure similar to this
[47:23] that we design recently so
[47:25] we are we are pleased
[47:28] to be a part of this it's just
[47:29] there's been a great
[47:30] company to work with and we
[47:31] hope you go there direction if
[47:34] you have any questions, I'm
[47:37] happy to answer those 4.
[47:39] >> Well as photos apart just
[47:42] mention that the the road and
[47:43] parking placement
[47:45] in this rendering is that the
[47:48] road is in the place as
[47:51] proposed Kerry keys design.
[47:54] We would anticipate
[47:56] of we're going to extend pop
[47:56] and Lane to that in
[47:59] coordination with average the
[48:01] us. The winner site too.
[48:02] It will be some coordination
[48:05] there. The only a rent
[48:06] abatement we've asked for is if
[48:09] the site to doesn't develop
[48:11] quickly that you
[48:13] Laos of a given that and the
[48:16] until were reimbursed for half
[48:16] caused by a
[48:17] well remember to recite number
[48:20] 2. We go directly comparable
[48:23] about out of time here.
[48:25] The company itself I
[48:28] have been or 10 years. I know
[48:29] most of You know I
[48:32] very proud that group I've got
[48:33] my my
[48:37] Solid 40 years continuous
[48:37] growth
[48:39] we have a lot of long-term
[48:40] employees. We've won the
[48:42] Diamond award for training in
[48:45] excellence more than a dozen
[48:46] years in a row.
[48:49] We sell to My main its clients,
[48:50] my management clients in the
[48:53] hangar Class a are 280,000
[48:54] gallons worth of fuel
[48:54] purchasing the airport
[48:57] authority and they over billion
[48:59] dollars so far
[49:02] 2006 2018. We are we do
[49:04] represent a number of
[49:06] aircraft manufacturers and
[49:08] builders and will have and I
[49:09] think we're doing we're doing
[49:11] aircraft yet make this on this
[49:13] airport when airplane brakes on
[49:14] the runway or has a problem.
[49:15] We get that call when they when
[49:16] you need the airplane as it
[49:18] like go out a flat tire on the
[49:20] ramp. We respond 24 hours a
[49:21] day. I think we've been good
[49:23] citizens here in a proven our
[49:26] worth.
[49:28] We
[49:30] currently bike on the a 160
[49:33] total employees this project
[49:34] will add 8 to 10 right
[49:34] away just just but the physical
[49:36] size that an additional
[49:37] maintenance and what it
[49:38] will bring with managed
[49:41] aircraft. We believe that it
[49:42] could at 20 to 25 I
[49:45] think that will jobs within 3
[49:46] to 5 years. And aircraft
[49:48] technician jobs. Are in the 50
[49:51] to 75 range pilots are in the
[49:54] 90 to one 50 range.
[49:58] i have
[50:01] the cash to start the project
[50:02] and I have a good left a
[50:04] commitment from Centennial bank
[50:06] there's a letter in my proposal
[50:09] from the President Pablo that
[50:11] to as the mortgage
[50:14] on one of my buildings now and
[50:15] we've got a relationship with
[50:17] him we've had since they were
[50:17] they were partners banking and
[50:18] stonegate bank and now central.
[50:21] If you've been Centennial bank.
[50:24] So that sets
[50:26] that situation, I've included a
[50:29] number of references in our
[50:31] proposal.
[50:32] Without re gonna come pull this
[50:35] part of that a pretty well
[50:38] known this business.
[50:41] I've included a reference the
[50:42] aircraft owners and pilots
[50:45] Association President Mark
[50:45] Baker who I know
[50:46] personally servants, several
[50:48] volunteer boards. I feel about
[50:49] for for them, I style my
[50:52] representation, the community
[50:55] and my ethics. The the
[50:59] in very aircraft. Here in
[51:00] Florida and now
[51:02] they they voted no for Florida
[51:04] a name me one other key
[51:05] strategic partner time on their
[51:07] planning committee and they
[51:08] would like to sit do the bigger
[51:10] aircraft. We don't have space
[51:12] for him. And I'd like to
[51:15] Most of us know don't look back
[51:16] in. He was here for the board
[51:18] for I think 18 years that
[51:21] factory that Mr. Higgins Griese
[51:22] business into one of the
[51:23] authorities largest and most
[51:24] able candidates. The company
[51:25] scrupulously followed the rules
[51:26] and regulations of the
[51:28] authority enhanced the attract
[51:31] and activists of its sites.
[51:33] There are a
[51:34] number of other references in
[51:34] our in our poll. You're in a
[51:37] asking for is up on our
[51:38] completion of the
[51:40] Falcon lean extension of
[51:40] parking lot that I until
[51:43] unreimbursed by developers
[51:46] adjacent to the red be abated
[51:49] the lease rate we would
[51:50] propose. We would definitely
[51:53] support that the airport
[51:54] authority should attach a 20%
[51:56] premium for all the runway
[51:59] facing air site leases
[52:00] being on
[52:01] the next to the runway has
[52:03] value. The people see it if I
[52:04] don't get this item want to be
[52:05] penalised because I'm not going
[52:07] to have it. So I believe that
[52:10] should be a premium. I would
[52:11] propose a support
[52:11] paying a premium for that site
[52:12] as long as everybody else was
[52:15] on the on the new leases pay
[52:18] the same. And the other 3 d a I
[52:19] think.
[52:19] >> You've got to fill use a
[52:20] bring you we're we're going to
[52:23] be I think we have a set rate
[52:24] right now it's a
[52:25] but is it.
[52:28] Believe your proposal included
[52:29] $0.48 per square foot it says
[52:30] it 40 at what what what's the
[52:33] what's the standard for bodies
[52:36] rally fact now when the rfp.
[52:37] >> The minimum was $0.40 per
[52:38] square foot. Yeah, the current
[52:41] is 40's 40 sense of what you're
[52:42] charging I I think everybody
[52:44] decides with the leaves are all
[52:45] set at I
[52:48] think that ought to be set a
[52:49] premium. I I propose 20%
[52:51] obviously out it's a gauche
[52:53] avoid it, but I would think you
[52:54] should do it all when they
[52:57] renew. And we're the best a 30
[52:59] year term.
[53:02] i think that answering
[53:05] questions.
[53:08] In addition to our
[53:11] you just a a.
[53:12] >> In addition a need to be.
[53:14] Additional space for expansion
[53:16] of your business you.
[53:17] Just stated that you got to
[53:20] have that location on the
[53:23] border from a a.
[53:29] Publicity is that.
[53:31] But your position were
[53:34] in coming up. Credit would be
[53:37] able to to see your
[53:38] locations that are part of it
[53:40] too.
[53:42] I think it's location location
[53:42] location. Yes, Sir.
[53:43] The.
[53:46] There have been a number of
[53:48] failed. Aircraft
[53:51] service businesses that are
[53:52] tacked back.
[53:53] We're difficult to get a taxi
[53:54] to I I can't say one plane
[53:57] Masters or something of that I
[53:57] can't think of it couldn't get
[54:00] back to the hangar. So they
[54:03] went out of business. So yes,
[54:04] they'll and vision but to
[54:04] the runway site airside is
[54:07] important and valuable. Yes
[54:10] Sir.
[54:17] >> You mention that letter from
[54:18] Centennial bank is a commitment
[54:19] that when I read this it says
[54:20] this letter is not and should
[54:22] not be interpreted as a
[54:25] comeback.
[54:26] >> There you can enjoy make it
[54:28] specific applications, no lease
[54:31] here but He wrote a strong as
[54:31] he can
[54:34] write without me having
[54:34] anything to do it. Youhat day
[54:36] that the money is there.
[54:37] Well that's my qstion is I
[54:40] mean are you I mean you look
[54:41] very from what I can hear you
[54:43] see of your current operations
[54:43] in.
[54:45] This you know want to make sure
[54:47] that when I read that that kind
[54:50] of most contradict a little bit
[54:50] what you said firms would make
[54:51] sure everything's. It's a legal
[54:53] disclaimer he had to put in ok.
[54:56] I promise
[54:59] you a kind of money is
[55:00] arranged. I have a
[55:02] backup bank as well as it got
[55:03] closer to I'm building a number
[55:04] hangers right now as well, I'm
[55:05] building at 2 hangars
[55:08] Indianapolis net the financing
[55:11] to all ranged ok.
[55:14] Substantial cash to to handle
[55:14] the beginning of that night are
[55:15] portion that is probably that
[55:16] probably borrow 2 thirds out
[55:20] gas company that ring. That's
[55:21] kind of what we don't know
[55:22] previous ones country.
[55:24] Commissioner lenhart one of the
[55:24] term so far.
[55:26] Standard lease of course when
[55:29] you have an existing facility.
[55:34] If they. She going to default
[55:35] for financial considerations
[55:36] obviously the authority as
[55:39] remedies take back a hangar
[55:40] right in the construction
[55:41] situation, there is risk some
[55:44] more recently. Past couple of
[55:45] leases there's been a
[55:46] requirement to provide either a
[55:47] letter of credit or a
[55:50] construction bond prior to
[55:54] construction.
[55:56] If anything should
[55:57] happen whether be a financing
[56:00] problem or some other okay,
[56:03] this truck shun.
[56:04] So you've got things
[56:05] and put in place to as
[56:07] protection from that will be
[56:09] part of this lease is what
[56:12] action a cut. And we're fine
[56:13] with that of on
[56:14] was plight.
[56:15] Across that everybody is all
[56:16] right I just picked being
[56:17] picked out a right. That's
[56:20] going to pick on I have to ask
[56:22] these
[56:24] know it's it's fair effect.
[56:25] But you know that that is a
[56:27] situation Chris Benz that that
[56:28] could happen somebody gets you
[56:29] know I have to hang a living
[56:31] there now have built. Yes, I
[56:34] get it.
[56:36] And also I just got to make
[56:39] comment that you these 2
[56:40] hangars are going to be
[56:42] very visible from the runway.
[56:43] So I I think coordination
[56:46] between the 2 winners of these
[56:49] 2 sites is I I know that
[56:52] I would hope
[56:53] that whoever wins site too
[56:55] would work with us and we have
[56:56] some are looking so you don't
[56:57] have disproportionate looking
[56:57] and we want to look back we
[57:00] want the Naples look for
[57:03] everybody right.
[57:12] >> You talked about
[57:14] the facility and
[57:15] and mention that. You mentioned
[57:17] for your jets. I know that you
[57:20] have a in their proposal a 25
[57:23] foot tall.
[57:26] Well the door system.
[57:28] thought so not proposals has uh
[57:31] it's incorrect to be 28 that's
[57:34] the typo.
[57:35] >> Okay it did take 25 so my
[57:36] question to you is going to
[57:36] college eyes. President
[57:38] Consider we had a few patients
[57:41] to that.
[57:42] And there are you
[57:43] know it's state of the art of a
[57:44] new aircraft coming on line new
[57:47] corporate aircraft coming on
[57:50] line that would we need
[57:52] tall indoors.
[57:55] You're the gulf strained right
[58:00] now 25 a 26 feet. And we're
[58:01] trying to put a satellite
[58:02] receiving dollars on them again
[58:02] at another foot to that.
[58:04] You have to have a least a foot
[58:08] clearance on top of We're
[58:10] building 28 foot doors.
[58:11] Bottom roller doors and that's
[58:14] that's the style of your we're
[58:17] probably going to use.
[58:21] >> What is
[58:22] the distance from the front of
[58:25] your hangar to the edge of the
[58:28] tax Elaine object.
[58:31] >> I don't know dk you recall
[58:35] that.
[58:43] And it is definitely all this
[58:44] is we've built before with
[58:46] other authorities. We know
[58:49] there might be some given taken
[58:51] to integration with
[58:51] Tory utilities the road
[58:54] placement all signing that I
[58:57] think so.
[58:58] What we do is that
[59:01] the I think free area. We are
[59:04] good to build up the eu high.
[59:17] >> And that's your play here.
[59:22] But this was that prescribed
[59:23] area here.
[59:26] The footprint here that's why
[59:30] we actually utilized a
[59:30] putting the building. Office
[59:33] component where the job in the
[59:36] road against there. Okay.
[59:38] >> We get the road in the
[59:41] saces the proposal showed
[59:44] the Dr. Extension.
[59:45] >> And the death of the hangar.
[59:47] I'm assuming car leads to the
[59:50] size of the aircraft that
[59:50] you're thinking about.
[59:52] >> Yeah that right the comment
[59:53] that the best side these
[59:55] airplanes have about a 105 foot
[59:58] we spend a
[1:00:00] so a 120 by a 110 is that big
[1:00:03] thing get and you was the under
[1:00:04] 17 if you can if you're going
[1:00:06] to use a a. Separate a wall so
[1:00:08] in that been hooked well for
[1:00:09] something. So 120 by what the
[1:00:12] one on I want to wait with some
[1:00:15] number.
[1:00:19] >> The cylinder this to the
[1:00:20] funding question. I think
[1:00:23] that's all ahead. Any other
[1:00:26] questions.
[1:00:32] >> Matt you
[1:00:33] in Breyer is requested for you
[1:00:34] to take on some of the larger
[1:00:37] aircraft maintenance what does
[1:00:39] that mean.
[1:00:41] >> That they 3 sizes of
[1:00:41] airplanes, the fee knows that
[1:00:42] were that we see in airport and
[1:00:45] very billion on your ramp with
[1:00:47] net jets and others.
[1:00:50] The neck size they they They
[1:00:51] now call the Prater series.
[1:00:53] That is an airplane we
[1:00:57] currently don't work on in the
[1:00:57] 30's in some sales they make
[1:01:00] a larger airplane which is the.
[1:01:04] I called it's called the c
[1:01:06] series. It's basically the
[1:01:09] legacy 600 legacy 6.50. There
[1:01:11] are underserved.
[1:01:14] They have facility here in the
[1:01:15] 2 facilities and Florida.
[1:01:17] One in Fort Lauderdale's and
[1:01:20] one in Melbourne. They'd like
[1:01:21] to get out of the large
[1:01:23] aircraft maintenance in both of
[1:01:24] those facilities there ask us
[1:01:25] to to take a look at doing that
[1:01:26] certain business case we have
[1:01:28] to decide to meet a million
[1:01:31] dollars and tooling for each of
[1:01:33] those. So based on your part
[1:01:36] polls all year.
[1:01:37] Conceptually looking to serve
[1:01:38] that market which would the
[1:01:40] something that's not presently
[1:01:43] offered that's correct. We
[1:01:46] don't have space now for that
[1:01:46] we have to class looking at
[1:01:47] Gulfstream so we do not remains
[1:01:50] and we would manage those
[1:01:53] airplanes. A prophetic ruining
[1:01:56] the services.
[1:02:09] Thank you thank you very much.
[1:02:12] Thank her.
[1:02:18] Are we ready to.
[1:02:25] Just for personal one. This is
[1:02:29] Janet Parshall one yet.
[1:02:32] Jump right in there. He wanted.
[1:02:40] >> To say and we can for a
[1:02:41] couple of reasons on nothing
[1:02:44] negative. These you know that.
[1:02:51] We've got business for that
[1:02:54] front some period of time.
[1:02:57] We we got on really Joe o
[1:02:58] what he's got to
[1:03:01] who was she of to the hardest
[1:03:04] part protect you Naples.
[1:03:11] Uh this is a couple months ago,
[1:03:14] I guess o I was impressed how
[1:03:16] poisoned
[1:03:18] an orderly and everything
[1:03:21] looked. I don't really think
[1:03:22] about
[1:03:25] aircraft maintenance season.
[1:03:26] Experiences would use of it.
[1:03:29] There's and most of those are
[1:03:30] true, she said.
[1:03:33] But his training and everything
[1:03:36] looked at it. Wilmington.
[1:03:38] Now ferntree life the a
[1:03:41] the designer that he proposing
[1:03:43] for the facility.
[1:03:44] So are our guests to those of a
[1:03:47] major the reasons are with him.
[1:03:50] >> I think what you're saying
[1:03:53] is you would rank who says or
[1:03:54] it too.
[1:03:57] If right. The former for him I
[1:04:00] were if you want.
[1:04:09] Signs members to it.
[1:04:22] >> And I guess I would also say
[1:04:22] you know they are both very
[1:04:25] good presentations and I think
[1:04:27] they both
[1:04:29] both companies could.
[1:04:31] Could do a good Developing the
[1:04:32] site. But my my suggestion
[1:04:35] would be Naples their center
[1:04:38] simply because
[1:04:38] no offense to we we they're
[1:04:41] known quantity for us they've
[1:04:43] been you know
[1:04:44] in Naples airport for quite a
[1:04:44] while we know what they can do
[1:04:47] what they can perform so that
[1:04:48] would be my purse. That would
[1:04:51] be number one or the other
[1:04:55] would be number 2. To
[1:04:55] clarify believing needles jet
[1:04:57] center.
[1:04:58] And I say there's a maple
[1:04:59] general sorry you're right.
[1:05:01] You're able to get sent us what
[1:05:04] I meant to say.
[1:05:07] I've got the same feeling.
[1:05:12] >> Is passionate, I'm a
[1:05:15] passionate about airplanes that
[1:05:17] the just.
[1:05:19] Hedges that just slightly 2
[1:05:22] neighbors. And that Naples jet.
[1:05:29] And that's one of the more
[1:05:29] thing.
[1:05:31] What I want one thing I liked
[1:05:33] about market was their offer
[1:05:37] $0.55 a square foot. It was
[1:05:39] very generous of that.
[1:05:42] Shooting Mabel's jet center.
[1:05:48] >> The curve with what these
[1:05:50] gentlemen have
[1:05:53] I I believe I sank on this
[1:05:56] tough times for His
[1:05:57] proposal and flexibility.
[1:06:00] I think that's really important
[1:06:01] because he showed a lot of
[1:06:04] flexibility when we asked him
[1:06:04] questions and his agreed to
[1:06:08] modifications but I would agree
[1:06:09] that the ranking should be
[1:06:12] first for Naples jet center and
[1:06:15] 2nd for.
[1:06:19] >> They deserve and that is my
[1:06:22] vote was based on
[1:06:24] personal one. Something May
[1:06:25] come up National right to it
[1:06:26] really just talking about for
[1:06:28] some time.
[1:06:31] This is all about porcelain.
[1:06:32] Well we're just talking a
[1:06:33] person want. So we're in a move
[1:06:36] to press them to in a minute.
[1:06:39] So not to worry.
[1:06:42] >> Do we
[1:06:44] need a motion for this.
[1:06:46] >> I would really recommend
[1:06:47] that ok. All right do I have a
[1:06:50] For the ranking of parcel won.
[1:07:01] >> And just to clarify a is the
[1:07:02] motion that you are proposing
[1:07:04] that Naples Jen center be
[1:07:05] ranked number one for parcel
[1:07:07] one in Marco hangers lcv ranked
[1:07:10] number 2 for first it is thank
[1:07:13] you.
[1:07:18] >> And though the 2 when we get
[1:07:21] to one I mean to 2
[1:07:26] when I think about too.
[1:07:27] Time it into a really talk
[1:07:27] about it will be what will
[1:07:29] offer too. The reason that were
[1:07:30] slipped to also get so they'll
[1:07:31] have an opportunity to come
[1:07:33] back up and speak out to
[1:07:36] present a threat.
[1:07:46] Oh you did I'm sorry ending
[1:07:46] here
[1:07:49] all in favor signify by saying
[1:07:50] aye aye. She cares unanimously
[1:07:53] thank you. Ok so we will move
[1:07:56] to parcel to.
[1:08:02] Call it hangers.
[1:08:29] Simple parcel to.
[1:08:33] No one of our clangers
[1:08:34] submitted a proposal to build a
[1:08:36] aviation business complex
[1:08:37] partial to and currently
[1:08:41] offering $0.55 a square foot
[1:08:42] and negotiable at that.
[1:08:45] Comey own an f b on the Emory
[1:08:49] Connecticut.
[1:08:52] Same thing offers you know on
[1:08:53] hangar space
[1:08:54] flight school lobbies and it I
[1:08:55] don't we also sell fuel
[1:08:57] additive when I can sell fuel
[1:08:58] line here.
[1:09:01] Been a pilot for over 20 years.
[1:09:02] An aircraft owner
[1:09:05] I moved to mark about 3 years
[1:09:07] ago.
[1:09:08] And based in Mark all. I fly a
[1:09:10] lot of people say got in on a
[1:09:12] full screen. Well.
[1:09:13] People's when it gets so
[1:09:16] excited to put propose and I
[1:09:19] did that's a folks see that.
[1:09:25] And that it about myself came
[1:09:28] from the us and Europe. I can
[1:09:29] use the same show twice.
[1:09:29] You know I don't I don't want
[1:09:32] to buy what you hear. There as
[1:09:33] Bella's anyway, but
[1:09:36] >> sudden to mark about 3 years
[1:09:37] ago
[1:09:38] keep neck will be standing, I
[1:09:41] you know I said I but in
[1:09:42] Naples.
[1:09:43] I'm working with the wreck to 2
[1:09:46] which I work with them before.
[1:09:51] 25 different hangers before
[1:09:54] so it's not my first rodeo.
[1:09:55] On No you guys don't know if
[1:09:58] you know I've done stuff like
[1:10:00] this before.
[1:10:02] What I like about them is like
[1:10:04] I said before they do the
[1:10:05] building and your door sorts of
[1:10:06] never go so wrong. You can only
[1:10:08] blame or cop instead of the
[1:10:11] other one.
[1:10:15] And I'm also working
[1:10:15] with the homeless team. A low
[1:10:16] carrying is going to be a
[1:10:19] project manager and engineer
[1:10:22] foot this parcel also.
[1:10:26] I believe look has done.
[1:10:29] Everything read enables
[1:10:31] he knows Naples very well, he's
[1:10:32] done numerous other airports.
[1:10:32] I believe there is no one
[1:10:34] better than him for this
[1:10:37] project. He knows there.
[1:10:40] The regulations and everything
[1:10:43] about it. And now we'll have a
[1:10:44] look come up and talk
[1:10:45] about the site planned. And
[1:10:48] then afterwards, few folks have
[1:10:51] been questions like that.
[1:10:57] If Oregon
[1:10:58] again look carrier.
[1:11:01] >> a whole month as Fort Myers.
[1:11:01] We're going to my
[1:11:04] discussion on the on the hanger
[1:11:06] specifics,
[1:11:08] just a bit. The interested to
[1:11:08] know one of the favorite
[1:11:10] hangars that I design was among
[1:11:12] the Big Bang are currently
[1:11:13] owned by hurts that was a very
[1:11:17] that was kind of a a statement
[1:11:20] there.
[1:11:22] The first one
[1:11:23] sided where the condominium
[1:11:25] work while the enterprise back
[1:11:27] in 1990's.
[1:11:30] Are the bottom right hand
[1:11:33] corner. And then.
[1:11:33] A little bit more recently the
[1:11:37] a c c a a sheriff's office only
[1:11:40] at but their helicopter.
[1:11:42] >> With regards to
[1:11:45] this particular parcel. It's a
[1:11:46] little bit smaller than
[1:11:46] partial want it's uh it's it's
[1:11:49] it somewhat constrained.
[1:11:51] It's about a
[1:11:52] 51,000 a 1.2 acres. We are able
[1:11:55] to put in the 24. A 1000 square
[1:11:59] foot.
[1:12:02] Higher
[1:12:04] the were we're constrained
[1:12:06] with the frontage at a 100
[1:12:09] feet. So if you are to put
[1:12:11] rolling doors on your.
[1:12:15] Going to be losing about 20
[1:12:15] foot of opening snow years
[1:12:16] down to their opening of 80
[1:12:18] feet. We're looking to utilise
[1:12:19] of by full doors which gives
[1:12:22] us. Mason that the rolling
[1:12:24] doors.
[1:12:24] Gives us greater flexibility.
[1:12:26] But there is a limitation on
[1:12:29] the size that they can actually
[1:12:33] fight it.
[1:12:36] Again here going to be
[1:12:36] providing
[1:12:38] about 1800 square feet of a
[1:12:41] friend again we're constraining
[1:12:41] the access to
[1:12:42] the apron so that it's a little
[1:12:44] bit more controlled. Staying
[1:12:45] out of the attacks actually not
[1:12:48] get free area for tax Lady too.
[1:12:53] The buildings will be divided
[1:12:56] again without fire suppression
[1:12:59] wall. A
[1:13:01] they will be provided
[1:13:02] with all of parking and the
[1:13:03] office areas that include
[1:13:05] waiting and restrooms the type
[1:13:09] of facilities that we have
[1:13:10] propose
[1:13:11] and a consistent with the
[1:13:13] minimum standards. They can we
[1:13:16] will be extending the roadway
[1:13:16] along with the water disorder
[1:13:19] electrical utilities to support
[1:13:23] a Sony
[1:13:23] as per jet center.
[1:13:24] You know we'll be working with
[1:13:27] them in terms of coordinating
[1:13:31] that that effort.
[1:13:36] Are very
[1:13:37] a rudimentary in that they they
[1:13:40] kind of show what we're going
[1:13:43] to be looking the.
[1:13:46] The the hunger buildings
[1:13:46] themselves are the engineer
[1:13:49] metal buildings, they don't
[1:13:49] they there's not a lot of to
[1:13:52] them you want to keep it simple
[1:13:55] you don't want to stand out.
[1:13:59] Again we'll be identifying the
[1:14:01] use of the by fold that
[1:14:04] because of the constraint and
[1:14:05] with and the structural
[1:14:07] members in the in the building
[1:14:10] itself Republican be limited to
[1:14:11] about a 90 foot.
[1:14:12] Opened clear opening. So we're
[1:14:14] not going to be able to get the
[1:14:16] very largest aircraft assuming
[1:14:17] we go with this I Russia's
[1:14:19] indicate a willingness to say
[1:14:21] maybe we want to put in one
[1:14:23] opening just as we discussed it
[1:14:25] the other which then we could
[1:14:26] go a little bit higher using
[1:14:28] the role indoors but for
[1:14:31] purpose of this discussion and
[1:14:34] our initial proposal.
[1:14:36] We're looking a 20 foot door
[1:14:36] thatfoot clear opening
[1:14:37] again the finish floor
[1:14:39] elevation would be consistent
[1:14:42] with tying into the existing
[1:14:45] taxi ways ticks to tax Lane
[1:14:46] and meeting the fema
[1:14:49] regulations. The roof pitches
[1:14:52] one on 12 very similar to
[1:14:53] jet center as proposed in
[1:14:56] office height of a of 20 feet.
[1:15:09] It's going to be serviced the
[1:15:12] public. Meet
[1:15:12] all standards.
[1:15:15] We're looking to work with
[1:15:17] whoever get the other parts.
[1:15:20] Well the quality. Her can
[1:15:23] resist and hangars we'll meet
[1:15:26] all and in I'm standing.
[1:15:29] Lisa 30 years $0.55.
[1:15:32] These freight which because
[1:15:35] have a point but civil.
[1:15:41] Mangia myself.
[1:15:44] We have the finance. There's no
[1:15:45] baby no no to.
[1:15:48] Effect of business marking
[1:15:51] plan.
[1:15:52] Service the public.
[1:15:55] Exceptional team design low
[1:15:57] Kariya I
[1:16:00] quality construction material.
[1:16:03] And we need all and and Locust
[1:16:06] and its safety it party
[1:16:09] and the increase
[1:16:12] revenue to Naples airport.
[1:16:13] Last one us $0.55 the street.
[1:16:17] I know what you folks don't
[1:16:19] know.
[1:16:23] I'm very interested in this
[1:16:26] project.
[1:16:28] And it's hard sometimes to take
[1:16:29] some hey you know what I don't
[1:16:30] always fun and this and that
[1:16:31] then I get the point but
[1:16:33] everybody's got us thought a
[1:16:35] summer.
[1:16:38] I appreciate you guys taking
[1:16:41] the title of my proposal.
[1:16:45] >> Yeah
[1:16:48] you mentioned earlier in this
[1:16:51] prison that you built over some
[1:16:54] roughly 25 angers whatever.
[1:16:56] Do you still on 25 angry life
[1:16:57] sold them all so I went and I
[1:17:00] sold them. Kinds of 55 might or
[1:17:01] might have a cold.
[1:17:02] Buildable were corrected to
[1:17:05] before. Also the board and
[1:17:08] then.
[1:17:08] Use the run tonight slowly,
[1:17:10] everybody was kind of biting of
[1:17:11] Isis hole are they on Danbury
[1:17:17] are there different. Louis Van
[1:17:25] Plans to do that.
[1:17:26] But these are was well Mike
[1:17:27] list yet believe what I'm
[1:17:28] looking to his is put it
[1:17:29] business using can print
[1:17:32] revenue and to Naples so we
[1:17:32] could be
[1:17:33] you know neighbors can make
[1:17:36] more money at the same terms of
[1:17:37] business for me.
[1:17:38] I'm looking to bring a business
[1:17:41] here don't raise revenue to
[1:17:43] name.
[1:17:44] And it's like look talk about
[1:17:45] it we have to take this this
[1:17:47] building just make one hangar.
[1:17:50] We'll do that if
[1:17:51] we have the client to come in
[1:17:54] like I mentioned. We did have
[1:17:57] to find the parcel.
[1:18:02] And so while uh uh huh it opens
[1:18:04] up a investment, you know if
[1:18:05] that's possible. And if if we
[1:18:08] have to just make one huge and
[1:18:11] their space will do so.
[1:18:13] >> Talk a little bit more about
[1:18:16] that talk a little bit more of
[1:18:19] that.
[1:18:34] >> As always you know.
[1:18:42] Place we can run ads and
[1:18:43] market this off.
[1:18:45] And the difference between
[1:18:49] have.
[1:18:54] But the defense I think is the
[1:18:57] cost to build the because we.
[1:19:03] Because I figured.
[1:19:05] Man what a bigger one. Well
[1:19:08] maybe change, but it's all up
[1:19:11] to us get in to buy.
[1:19:13] And to add something to that
[1:19:13] there there is.
[1:19:14] Constraints and looking at that
[1:19:17] you Britain yet the hangar
[1:19:20] building.
[1:19:26] Various 95 feet.
[1:19:27] So when you bring an aircraft
[1:19:29] out for fueling you've got to
[1:19:31] make sure that that aircraft is
[1:19:32] outside of the so you can to
[1:19:34] kind of constraint in terms of
[1:19:35] aircraft sizes so if you were
[1:19:38] to put in yell 7. When some 37
[1:19:40] in there.
[1:19:41] >> It's just not going to be
[1:19:42] able to heal. So you you've got
[1:19:45] a look at all the various
[1:19:48] considerations.
[1:20:03] >> And go ahead Chris one
[1:20:03] looking think he's probably
[1:20:06] more so Lou that the death of
[1:20:09] the hangar.
[1:20:12] Willing to reduce the death of
[1:20:15] the hangar that is.
[1:20:30] It's not just the are.
[1:21:26] But if you if you get to one
[1:21:26] unit. Let me make it is it.
[1:21:29] How high do you think will be
[1:21:32] the maximum door.
[1:21:56] >> does it matter
[1:21:59] to us whether a divided.
[1:22:01] Good too. Sections of the bill
[1:22:01] does have one section. What is
[1:22:05] our our as long as they're not
[1:22:08] drawn.
[1:22:08] 10 in a
[1:22:11] 5 bag are you.
[1:22:14] It is ours it will work.
[1:22:17] >> Well we do and maybe this is
[1:22:20] one additional question.
[1:22:20] You mentioned in your Pryor
[1:22:23] parcel I believe it was a
[1:22:26] charter tenant yeah
[1:22:27] and is that still an
[1:22:27] option here right side is
[1:22:30] enough no case. This layout is
[1:22:31] more suitable to in
[1:22:34] private. Lee Stuart aircraft,
[1:22:35] not.
[1:22:37] And are there but the business
[1:22:41] want a larger hangar with a
[1:22:41] business for Naples
[1:22:44] probably lean towards the
[1:22:47] singular.
[1:22:49] Is it possible, yes,
[1:22:52] but then your neighbors, your
[1:22:53] compete for ramp space when you
[1:22:54] pull the aircraft out pending
[1:22:56] up on how many you got the move
[1:22:59] aircraft around you might they
[1:23:01] might try to temporary least
[1:23:02] ircraft on the tax Elaine
[1:23:03] and that's going then lead to a
[1:23:06] problem with some of the other
[1:23:09] neighboring hangers so yes,
[1:23:12] it's accurate to say it's
[1:23:15] constrain site but.
[1:23:17] Delicate balance
[1:23:17] and trying to make all these
[1:23:19] things work together so apart
[1:23:21] from his stamp or a devotion
[1:23:23] worker.
[1:23:24] Look at you the same got well
[1:23:26] we're probably looking at odds.
[1:23:28] They want it.
[1:23:29] Workers say a demand. The size
[1:23:31] of aircraft are going to fight
[1:23:34] about it. The event is greater.
[1:23:37] Oh okay, only in that one.
[1:23:40] But also the fire divide it
[1:23:42] in reactor 2 sides. What is the
[1:23:45] he did as compared with Warren
[1:23:48] yet from one big coming m.
[1:23:50] Its sister or numbers,
[1:23:53] their games for time. Of course
[1:23:55] the worse it is All of these
[1:23:58] people are applied. Word is
[1:23:59] much on a visit the broke
[1:24:00] and that's certainly
[1:24:01] understandable. We want to be
[1:24:03] successful. We don't want to
[1:24:04] hurt somebody
[1:24:05] you know who's on successor,
[1:24:08] we've got. We will be shared
[1:24:09] some of his from Sir. That's
[1:24:09] world.
[1:24:12] But by the same token the
[1:24:15] logistics have to.
[1:24:16] Questions that are asked to
[1:24:19] respond Korea. But in on the
[1:24:22] stem. What difference it made
[1:24:24] the us is as long as the going
[1:24:24] green major problems racial
[1:24:25] obviously rainiest this
[1:24:28] question also you you intend to
[1:24:31] manage the property as well
[1:24:32] right, yes, and so after
[1:24:32] its lease, it you'll be working
[1:24:33] with tenants it.
[1:24:35] Prospective tenants indicate a
[1:24:38] preference for an individual
[1:24:39] unit or
[1:24:39] do they mind a common space
[1:24:40] well.
[1:24:41] This what if this gets Lisa
[1:24:43] somebody would be one company
[1:24:46] one beat per cent.
[1:24:48] Would have the whole hangar.
[1:24:49] Well they would just have don't
[1:24:52] you want to cut one side.
[1:24:55] One company won't be to Sept.
[1:24:58] The less had expired.
[1:25:11] >> Holly enterprises.
[1:25:26] Good morning. I.
[1:25:26] I'm
[1:25:26] Howard Merle quality
[1:25:27] enterprises, apf development,
[1:25:30] the 2827 so relief plane over
[1:25:33] gray Oaks.
[1:25:34] Like the first of all.
[1:25:37] Thank the commission and the
[1:25:38] staff let us participate in
[1:25:41] this a solicitation give us the
[1:25:44] opportunity to be here.
[1:25:45] Yes
[1:25:46] actually yesterday was a
[1:25:48] controlling County doing
[1:25:48] something similar to this
[1:25:50] sitting down talking to
[1:25:52] somebody not for aviation
[1:25:52] before another business
[1:25:54] venture. The one thing that we
[1:25:57] came to a three-man on was it
[1:25:57] a good business venture knees
[1:25:58] be a win-win for all parties
[1:26:01] and if I do my job right here
[1:26:04] today at the end.
[1:26:07] At the end this presentation.
[1:26:10] You should be an agreement that
[1:26:11] where the right party to work
[1:26:12] with you and the people
[1:26:15] Southwest Florida. We provide
[1:26:18] presentation in 2 or 3 parts.
[1:26:21] First part is talking about 3
[1:26:22] that meeting the requirements
[1:26:22] of the solicitation just the
[1:26:25] highlights of it and we're not
[1:26:26] going over the whole proposal
[1:26:26] is you want to go or death.
[1:26:29] Then there's some drawings and
[1:26:30] Matt from a
[1:26:33] had to leave, but he also did
[1:26:33] Ares also.
[1:26:36] And then questions for you
[1:26:38] guys.
[1:26:41] First of all it takes time tell
[1:26:44] you who we are.
[1:26:45] It when you got up this morning
[1:26:47] can make coffee. The water that
[1:26:48] you're to work transportation
[1:26:50] contractor with the water you
[1:26:53] drink this morning most likely
[1:26:55] we touched you though water
[1:26:57] treatment plant the Wells or
[1:26:58] the pipes that you doing if you
[1:26:59] play golf. The other day during
[1:27:01] the dry season. The irrigation
[1:27:04] systems and everything we've
[1:27:04] done that what when I drove
[1:27:07] here today. I drove across
[1:27:07] Central Avenue that that
[1:27:08] beautification project with the
[1:27:11] roundabouts everything we we
[1:27:14] did that.
[1:27:17] You don't do it this weekend
[1:27:18] because of the weather but you
[1:27:19] went out you vote last week and
[1:27:20] looked all the big houses from
[1:27:21] the water. We dredge most of
[1:27:24] those canals and in addition to
[1:27:27] that we use aviation alive.
[1:27:35] I moved here in 1994. And a
[1:27:38] watch our planes that out on
[1:27:39] the ramp that air attack in
[1:27:41] Naples or they can some inseon
[1:27:42] one summer decide there's got
[1:27:42] to be a better way to what
[1:27:45] we're doing now because a what
[1:27:48] an one much ramp space.
[1:27:48] And actually when you want to
[1:27:49] win over to the facility.
[1:27:51] There's a little metal building
[1:27:53] that you guys had little that I
[1:27:56] had garden Whitman in tractors
[1:27:59] in the other side the offices.
[1:28:00] What a match she would do can
[1:28:01] for the first time. It looked
[1:28:03] like they'd cleaned out of
[1:28:04] closet. Mayor
[1:28:07] So you guys have really come a
[1:28:10] long way, but we could we got
[1:28:11] together and work and in a
[1:28:12] proxy 1996. That we work with
[1:28:14] look Carol that project and
[1:28:16] other people.
[1:28:16] And we did the first apf
[1:28:19] development private development
[1:28:22] for you guys that we did
[1:28:23] the bill for hangers and
[1:28:25] 6,000 square foot office space.
[1:28:28] And that that it that's got our
[1:28:29] planes inside
[1:28:30] and other people's planes
[1:28:31] inside stuff like that. One
[1:28:32] long after we did that we were
[1:28:33] trying to build something for a
[1:28:35] plea was Clark aviation the
[1:28:37] freight company and
[1:28:40] they want in our facility.
[1:28:40] So they bought ours for from us
[1:28:42] and then we went over the rail
[1:28:44] Road. Another sluss Taishan
[1:28:47] with you guys. Pf 2 next 12
[1:28:50] years.
[1:28:51] So and then and that was
[1:28:54] probably around 2002 thousands
[1:28:57] to uh I forget
[1:28:58] and then around I lo
[1:29:01] 2006 7 something like that we
[1:29:04] we started apf 3 which were
[1:29:04] finishing up now that started
[1:29:05] office 12 more hangers but the
[1:29:08] dew recommendations from staff
[1:29:09] and everything that the last
[1:29:11] building so that the planes are
[1:29:13] getting bigger bigger. They're
[1:29:15] coming here. So we increased
[1:29:17] the sides is from a process 60
[1:29:18] by 60 hangers the 90 by night
[1:29:20] and that were condition that up
[1:29:23] now and that project a
[1:29:24] we've self-funded that
[1:29:25] ourselves we cable and thing
[1:29:27] like that. In addition to that
[1:29:29] in the meantime what we're
[1:29:29] doing all that that
[1:29:30] construction for ourselves and
[1:29:31] the airport. We did a lot of
[1:29:34] construction for you. We've
[1:29:36] we've put.
[1:29:39] The fuel far that we modified
[1:29:40] the fuel farm, the backup
[1:29:43] generators here. We just
[1:29:44] finished or in the
[1:29:47] process of finishing taxiway b
[1:29:48] don't other
[1:29:49] taxiways would build a bunch of
[1:29:50] tea hangers here. Cleared the
[1:29:51] all the woods out front
[1:29:53] interest to the commercial
[1:29:56] facility.
[1:29:58] Rental facility in the car wash
[1:29:59] We you know we have a lot of
[1:30:02] experience here at the airport
[1:30:05] in addition to we do
[1:30:05] much
[1:30:06] more work outside the airport
[1:30:09] and in Naples and what it what
[1:30:11] what benefit is that you guys
[1:30:12] will first of all. We know what
[1:30:13] your we've been here for a long
[1:30:14] time. You know we know how to
[1:30:17] be a good neighbor. We know the
[1:30:20] badging system
[1:30:21] we know the security. We know
[1:30:22] the design review, we know they
[1:30:25] would hate we just as well as
[1:30:25] we know things it took us 7
[1:30:26] months to get that last
[1:30:28] permanent that didn't count the
[1:30:31] design review board,
[1:30:34] okay, so 7 months of going back
[1:30:36] and forth different Well, fi
[1:30:37] restriction all that so that
[1:30:37] takes a you know a contractor
[1:30:40] that's been here. You know over
[1:30:40] 20 years
[1:30:41] 7 months and knows the system.
[1:30:44] It's difficult to take a a new
[1:30:47] person lot longer to do that.
[1:30:51] The other advantage is we do
[1:30:54] most of the workers selves we
[1:30:56] all the paving the cancri a
[1:30:58] a lot of the work we don't rely
[1:31:00] on it. You know one of the
[1:31:02] overhead doors break, we one of
[1:31:03] our mechanics out and the
[1:31:05] candidates trucks and laptops
[1:31:08] we have over 200 employees.
[1:31:21] The use of the premises.
[1:31:23] When we look at the promise of
[1:31:24] the
[1:31:25] week as we look at both piece
[1:31:26] of property. But for what we
[1:31:26] want to do we didn't really
[1:31:29] think the bigger piece we
[1:31:30] thought was more
[1:31:33] suited for an f the than what
[1:31:34] we're doing a large fbo soar
[1:31:36] like what you see Naples jet
[1:31:37] center. Do now so we looked at
[1:31:38] the other piece of property and
[1:31:41] and we did something similar we
[1:31:42] divide the building up all
[1:31:43] right. We didn't do it for fire
[1:31:44] suppression or something like
[1:31:47] that but more for versatility
[1:31:48] okay because the
[1:31:50] when you see are going to we're
[1:31:52] going to get to the sketches
[1:31:55] and stuff like that. But it
[1:31:58] gives you more opportunity.
[1:31:58] And diversity with the have
[1:32:01] down the road you guys are
[1:32:03] going to.
[1:32:05] Somebody else that you're in it
[1:32:08] too. So you can put 2 different
[1:32:11] businesses in it. The offices
[1:32:11] are designed to the all be used
[1:32:12] to one or 2 different also and
[1:32:14] it also prevents a lot to hang
[1:32:15] a rash because it would you
[1:32:17] have that big hangar and you
[1:32:18] move in planes in and out of
[1:32:21] it's just for for those signs
[1:32:24] planes. We didn't feel like
[1:32:30] jets like the gulf stream's and
[1:32:32] stuff like that. We're
[1:32:34] we're going to work because out
[1:32:37] to free year. And and what we
[1:32:38] did by drawing there.
[1:32:40] You see that as a counterpoint
[1:32:41] to that one in the upper right
[1:32:44] hand corner on the drawing.
[1:32:47] That's a g 6 that this is all
[1:32:48] the scale.
[1:32:49] We've got the software to do
[1:32:51] all this to scale. I is not
[1:32:53] that I was in the state where I
[1:32:53] have to the tail of the plane
[1:32:55] partially in hangar showing if
[1:32:58] the nose is right at the object
[1:32:59] free area. That's where that
[1:33:00] the tail the plane's going to
[1:33:00] be is still be sticking.
[1:33:04] And that's with that hangar boy
[1:33:07] being 100 feet wide
[1:33:07] with offices in front of it.
[1:33:08] We modified it slightly we're
[1:33:09] open to suggestions. But we
[1:33:11] went ahead and it was the
[1:33:14] original drawings 165 feet
[1:33:15] we've increased to 206 75.
[1:33:16] Because you only need 50 feet
[1:33:17] fire clears between the new
[1:33:19] building that's being built.
[1:33:21] But we did we did.
[1:33:25] Pull it back some in order get
[1:33:25] the
[1:33:26] extra offices, which everybody
[1:33:26] wants nobody wants the box
[1:33:28] inside a the office inside the
[1:33:32] hangar anymore.
[1:33:35] We we we wanted to put planes
[1:33:36] that wouldn't be a nod to free
[1:33:39] year. But what happens is.
[1:33:40] The owner says hey Poma
[1:33:41] the pilot full the plaintiff
[1:33:43] you about a b there 08:00am he
[1:33:46] shows up at 10:00am it's been
[1:33:47] set up to the whole time.
[1:33:48] So I've got my plane pulled out
[1:33:49] there Steve over Naples
[1:33:50] jetsetter says hey I'm putting
[1:33:52] it might play out from behind
[1:33:55] you guys write in the way I
[1:33:55] can't do that. So they were
[1:33:57] open the door sticking the
[1:33:58] thing back in or worst case
[1:34:00] when the guy lands and then he
[1:34:00] goes pull into his hangar in
[1:34:03] the back of his 3 hangars that
[1:34:04] this would be in the lay of the
[1:34:06] hurts. The new hangar this
[1:34:08] being built in the one that
[1:34:09] that Steven them operate out of
[1:34:10] now the small one in the back
[1:34:12] of your head. I could see him
[1:34:13] by trying to text or call and
[1:34:14] say hey somebody is going to be
[1:34:15] the plane bounced up with the
[1:34:17] rain so that's that's kind of
[1:34:19] why we chose this.
[1:34:20] This I mean we changed the
[1:34:22] building the offices from this
[1:34:24] and what you'll see on the
[1:34:27] drawings further down. But the
[1:34:30] hanger sides is like that.
[1:34:30] The uses of the hangar. I mean
[1:34:34] we really what the hangar.
[1:34:37] For us. A.
[1:34:38] Part one 35,
[1:34:42] mostly for internal use we do a
[1:34:42] lot of travel we do a lot to
[1:34:44] airport work in the Southeast.
[1:34:47] We worked in Puerto Rico for 5
[1:34:49] years we work over Panama law
[1:34:51] that doesn't the water tower in
[1:34:52] Guantanamo Bay and we use
[1:34:55] aviation for that. So that's
[1:34:58] that's
[1:35:01] we're the customer for ours.
[1:35:06] And we can come back to that if
[1:35:07] you have anything else. But
[1:35:10] well on but I don't want to run
[1:35:13] out of time.
[1:35:17] The financial benefits. Dan a a
[1:35:19] the rent is such a small
[1:35:22] component of this only put
[1:35:23] $0.45 and you do that time to
[1:35:24] think but the part that you
[1:35:25] know the are you guys really
[1:35:28] going to generate revenue is
[1:35:29] off fuel sales.
[1:35:29] Okay, and and what we're
[1:35:30] looking to do different
[1:35:31] increase are up for us because
[1:35:33] we want to add another 100
[1:35:36] people are our operations and
[1:35:38] they will all be able work
[1:35:39] here. So we want to add some to
[1:35:40] similar to midsize jet like the
[1:35:44] sovereign and a larger
[1:35:47] turboprop up the beach 1900.
[1:35:51] What we did was
[1:35:51] on here you can see when we
[1:35:54] took some very a conservative
[1:35:55] numbers will use $300 a year.
[1:35:57] You know like net jets and then
[1:36:00] fly like 7.50 or something like
[1:36:01] that.
[1:36:02] And did some fuel at at $4 a
[1:36:04] gallon. And if you sit there
[1:36:05] projected revenue produces 2
[1:36:05] planes and that ripped would be
[1:36:08] almost half half a million
[1:36:11] dollars a year.
[1:36:17] The other thing about the
[1:36:18] financial benefit and this
[1:36:18] isn't necessary to enable us to
[1:36:20] the community and which I kind
[1:36:23] of consider to take everybody
[1:36:24] into consideration.
[1:36:25] It all kind of works out for
[1:36:29] everybody. Everything we do now
[1:36:30] like what we pay through
[1:36:31] taxiway d. We have a paper at
[1:36:32] the time we bought it zoellick
[1:36:34] 25 in the country that runs
[1:36:35] bite Robotics,
[1:36:38] somebody like a would carry or
[1:36:39] s the.
[1:36:40] It's all put in the model and
[1:36:44] it's all put in and that paver
[1:36:45] Hayes
[1:36:46] off total stations, they
[1:36:48] actually follows kind of we're
[1:36:50] watching that that go. I mean
[1:36:52] the people don't tell the paper
[1:36:55] what to do anymore. The
[1:36:56] bulldozers all like that
[1:36:59] the motor graders, a like that
[1:37:00] can't Caterpillar which for a
[1:37:03] big user up. Its goal is to be
[1:37:03] operator list by 2025. So
[1:37:06] I mean it might seem unusual to
[1:37:08] you guys. But hey in
[1:37:11] 10 years from now it wouldn't
[1:37:12] surprise me
[1:37:15] if you taking new driverless
[1:37:15] uber you know passed by our
[1:37:18] operator list construction site
[1:37:19] not seeing people will be there
[1:37:19] she got to have the technical
[1:37:22] people and then jump into your
[1:37:25] pilotless plane. It might be
[1:37:27] scary. But how things have
[1:37:30] changed the iPhone and but what
[1:37:33] I'm saying is with the
[1:37:33] equipment that we use. Now we
[1:37:34] do a lot of work in this area.
[1:37:36] But we do a lot of work outside
[1:37:38] this and you know we pave a lot
[1:37:39] of runways and unity is not
[1:37:41] enough in the area. We use the
[1:37:44] airplanes to get the people
[1:37:47] there.
[1:37:49] Back when we worked in of a cut
[1:37:50] from Katrina New Orleans who
[1:37:50] worked for 5 years there.
[1:37:53] We had 2 jets, one people back
[1:37:54] and forth every week
[1:37:57] just to get to me just because
[1:37:57] when you have a disaster
[1:37:59] like that you go working there,
[1:38:00] there's many people there work
[1:38:01] you've got to take your own
[1:38:02] people there, especially when
[1:38:04] you start get involved with all
[1:38:06] this technology. So that's
[1:38:07] truly what we're trying to do
[1:38:08] we we need we need the hangar.
[1:38:10] So that we can add another 100
[1:38:13] jobs.
[1:38:22] The folly of the development.
[1:38:24] You know we've been I I've
[1:38:27] worked in this airport after
[1:38:28] the Hurricanes I picked up
[1:38:30] rowling doors by full doors.
[1:38:31] All different things we've seen
[1:38:32] everything that that kind of
[1:38:33] destroys the hangars here a
[1:38:36] foot planes right side up and
[1:38:39] work with Ron and
[1:38:40] it all in. I'm not a big fan of
[1:38:41] the rolling doors, not a big
[1:38:42] fan of the the by full doors,
[1:38:43] what happens in the hurricane.
[1:38:46] When you get that negative
[1:38:48] pressure. The roof lives up
[1:38:51] okay. And in the rolling door.
[1:38:54] The bottom is hanging in the
[1:38:55] air. And you do have pins
[1:38:56] the locket if that if people
[1:38:58] remember a lock it or and if
[1:38:59] the pens are long enough for
[1:39:01] the bill that the the Ritz much
[1:39:04] as 6 inches. And then when that
[1:39:05] wind blows it that's what we're
[1:39:07] picking up grow indoors.
[1:39:08] You know
[1:39:08] 500 feet from what you know the
[1:39:10] hangar. The by full doors are a
[1:39:11] little bit better but we're
[1:39:15] working on this. The single
[1:39:16] panel doors
[1:39:19] that are hydraulically operated
[1:39:19] so even if
[1:39:22] the guy doesn't put the pins in
[1:39:24] there that that you'd have to
[1:39:25] offset those Hydraulic
[1:39:26] cylinders which a win would
[1:39:26] never do. You know other things
[1:39:29] we do is we increased the
[1:39:31] concrete stuff.
[1:39:33] Higher specifications so you
[1:39:36] don't have that spider cracking
[1:39:37] down the road. We put
[1:39:38] 5 or mention it so you don't do
[1:39:41] that the sub base underneath
[1:39:42] that we use crush countries to
[1:39:44] the sand that when they were
[1:39:44] talking about that what
[1:39:47] whatever we talk about how the
[1:39:48] everything was going to flood
[1:39:50] and we were fortunate enough
[1:39:51] not to have it. He was that you
[1:39:53] know that type of sub great
[1:39:54] would resist the undermining
[1:39:56] the new the hangars and stuff
[1:39:56] like that. And that's I mean
[1:39:57] there's a lot of other things
[1:40:00] that through the years we've
[1:40:02] changed in our hangers yet.
[1:40:05] And we use local vendors.
[1:40:06] Well I'm not Ohio are
[1:40:07] wherever erected to but all
[1:40:09] those people are we used in
[1:40:11] steel metal buildings used them
[1:40:13] all the time. Last hurricane
[1:40:14] came a gutter strapper it.
[1:40:17] They came down fixed, you know
[1:40:20] and so and we
[1:40:23] do that not only for the.
[1:40:25] You know for the the metal
[1:40:26] building but most of the
[1:40:27] vendors we use a lot and we use
[1:40:29] a lot of vendors locally so we
[1:40:30] have a lot of I guess you'd say
[1:40:32] poll, you know when people are
[1:40:35] trying to do one hangar a new
[1:40:36] one. You know if
[1:40:39] we need to my to design
[1:40:39] something
[1:40:40] typically there when the design
[1:40:43] duo designed built with us on a
[1:40:46] much bigger prize.
[1:40:49] Nhk was an architect which
[1:40:49] he said he's doing the you
[1:40:51] know the latest and greatest.
[1:40:55] We also cut coordinate with the
[1:40:56] Naples jet center so
[1:40:59] ours is the same style is
[1:41:00] theirs.
[1:41:03] The financial capability of our
[1:41:04] company.
[1:41:06] I mean we do over $60 million a
[1:41:08] year with the companies.
[1:41:11] We have huge funding, you know
[1:41:14] we do roads bridges.
[1:41:16] We're We we've done of much of
[1:41:18] aviation we just finished doing
[1:41:18] a $25 million expansion Hilton
[1:41:19] head but we extended the runway
[1:41:22] for commercial traffic a lot of
[1:41:22] other stuff.
[1:41:27] We have a 20 to $20 million
[1:41:27] paving contract at the Marine
[1:41:29] Corps base open Buford a do
[1:41:30] paving for them.
[1:41:31] I mean really I mean this
[1:41:33] project is what probably 2
[1:41:34] or $3 million it pretty small
[1:41:37] for us. It's a very important.
[1:41:40] But financially it's it's I
[1:41:41] mean we wouldn't the bar at the
[1:41:43] one we're finishing up we're
[1:41:47] not.
[1:41:51] We and we do
[1:41:54] understand with the costs or to
[1:41:55] build here. It's not like we're
[1:41:55] in or in this case. I can tell
[1:41:57] you that you be in for a rude
[1:41:58] awakening if you never built
[1:42:01] anything here before. So we do
[1:42:04] understand that.
[1:42:13] References and we list.
[1:42:16] We've and we do.
[1:42:19] We've done over $60 million
[1:42:22] worth of work and the airport
[1:42:23] for you guys for.
[1:42:24] Developers of over the 20
[1:42:27] years. And we do more than that
[1:42:30] every year construction.
[1:42:37] I guess really uh I mean.
[1:42:40] For questions a little bit
[1:42:43] spend on I knew it.
[1:42:50] Really
[1:42:51] this get you guys do so in
[1:42:52] parts of one of our that show
[1:42:55] in the 2 buildings on it as
[1:42:58] laid out for.
[1:43:04] One on the right there.
[1:43:08] And that's that show a
[1:43:11] challenger 3.51 large midsize
[1:43:14] jet.
[1:43:27] That's that's the offices
[1:43:31] and like I said the offices are
[1:43:34] designs that you can.
[1:43:35] You lock that door so
[1:43:38] they want to do you so that the
[1:43:41] rest of drought in the open.
[1:43:41] Or you can use it always was I
[1:43:44] think that a nice job on that.
[1:43:47] That's an overhead to 2 side by
[1:43:50] side in an example what they
[1:43:53] could be.
[1:44:01] That's a Frontage of the of the
[1:44:02] office space like I said trying
[1:44:05] to use what but the tract of in
[1:44:08] southwest Florida.
[1:44:21] Over 7. Craig to to to go.
[1:44:24] Part of the unit 2.
[1:44:29] That arms and you correct it.
[1:44:32] 2 roads would be yours.
[1:44:34] Brett the space to the elders
[1:44:34] that.
[1:44:37] That's just that's uses of
[1:44:37] example, what
[1:44:40] you could put in there. At
[1:44:42] least 2 of them would be ours
[1:44:45] whether we use one or 2.
[1:44:46] I mean I we've got numbers
[1:44:47] you know to show you mine if
[1:44:49] they will see from there.
[1:44:52] But first us and that one is
[1:44:54] citation x o and very 300 c j
[1:44:56] one and I think that's another
[1:44:57] siege, a one a. There's a those
[1:44:58] are just some examples because
[1:45:01] when we look at this we're
[1:45:02] looking about our use
[1:45:04] you know you know maybe 25
[1:45:04] years down the road somebody
[1:45:05] else we have this anger.
[1:45:08] So we want to create something
[1:45:08] that's take that great for
[1:45:11] us, but a white whale for
[1:45:11] everybody else.
[1:45:14] >> I'm a little bit confused
[1:45:16] about that too.
[1:45:20] You talked a lot about you need
[1:45:22] a facility for your own use.
[1:45:25] But also in your. I didn't seen
[1:45:26] in your proposal but in the
[1:45:28] other parts, your presentation.
[1:45:32] You have proposed uses
[1:45:32] Charles a charter shuttle
[1:45:33] service is with one committed
[1:45:36] party is that uss at to you ok
[1:45:39] and then and another when you
[1:45:40] talk about the financial
[1:45:43] benefits to the n a a you have
[1:45:46] one charter midsize jet.
[1:45:51] 2 charted turboprops. Is that
[1:45:52] us both us ok so that's not
[1:45:53] okay so then what's the other
[1:45:56] piece of this. The other side
[1:45:58] of it.
[1:45:58] Yeah.
[1:45:59] Like weather weather weather.
[1:46:00] The other side is used for
[1:46:03] something else or whether it we
[1:46:06] you know he's its tickets.
[1:46:08] More for private planes whether
[1:46:11] it's just you know we add
[1:46:14] another player night.
[1:46:15] We we have
[1:46:16] a lot of contacts here. You
[1:46:17] know we have another party this
[1:46:19] interest in doing maintenance
[1:46:22] out of it.
[1:46:25] And we don't have any problem
[1:46:28] seen about still enough.
[1:46:32] >> Highest and best use a
[1:46:35] specify for Kyra shul.
[1:46:38] Intend to use it for your own.
[1:46:45] >> We're putting it into an
[1:46:47] apartment one 35 is also hoping
[1:46:48] to the chart uses a charter
[1:46:50] addition, so it would be your
[1:46:51] aircraft that would be used as
[1:46:52] charter.
[1:46:55] Service available to the pump
[1:46:58] exactly.
[1:47:03] >> I mean that's I mean that's
[1:47:05] deathly on the low side if you
[1:47:06] if you if you look at numbers
[1:47:07] for charter service isn't it
[1:47:08] typical charter what's the run
[1:47:09] the thing between 506 or ours.
[1:47:12] The reason we use the low
[1:47:15] amount of hours because
[1:47:18] I just I wanted to to under
[1:47:19] promise and over deliver.
[1:47:21] You know I could around and
[1:47:22] said oh we're going to 100 a
[1:47:24] million dollars worth of fuel
[1:47:26] sales a year but I don't I
[1:47:26] don't want to do that was this
[1:47:29] something that I think is a
[1:47:30] minimal a realistic thing
[1:47:32] to happen.
[1:47:34] So then along with that with
[1:47:34] you proposed to sell the other
[1:47:37] unit were lease it out to
[1:47:40] another business.
[1:47:41] >> I wasn't looking to sell it.
[1:47:42] I mean we've met with a you
[1:47:44] know we were looking to use it
[1:47:45] for the
[1:47:46] commercial operations that you
[1:47:47] guys requested.
[1:47:49] And that's where I'm going to
[1:47:51] I'm I'm thinking heist and this
[1:47:52] uses well and wondering where
[1:47:55] the revenue to date is is going
[1:47:57] to come from.
[1:47:57] To the airport. Yes. From us
[1:48:01] would be from fuel sales right,
[1:48:03] right
[1:48:05] and rain threat of rent.
[1:48:06] If you look at rates of smoking
[1:48:09] has it all came over fly it a
[1:48:09] small you
[1:48:12] know it's to the size of the
[1:48:13] property.
[1:48:15] I spent fuel cells. Obviously
[1:48:17] right ahead doesn't matter with
[1:48:17] them here that we work up there
[1:48:18] the signature but it but it's
[1:48:21] how best you use the facility
[1:48:22] that right.
[1:48:25] >> Active it is or how idol it
[1:48:26] is so.
[1:48:29] That's what risk in the
[1:48:30] question and what we're looking
[1:48:32] to do just let you know is have
[1:48:35] a plane leave taking crews to
[1:48:36] different places
[1:48:36] then the plane to pick up the
[1:48:37] crews that are already at those
[1:48:41] places and bring them back to
[1:48:44] the round Robin. Both ways.
[1:48:47] Said Sheriff, the
[1:48:49] >> We've had a number
[1:48:52] of enquiries from a charter
[1:48:53] operators and aircraft
[1:48:55] management companies that are
[1:48:57] desperately some of the macbook
[1:48:58] condo hangars and understanding
[1:48:59] that they can't conduct their
[1:48:59] this is from there. But the
[1:49:01] store an airplane there May be
[1:49:03] of a small office they pull air
[1:49:06] after word of the f b o there
[1:49:09] are a number of charter.
[1:49:12] You're successful businesses
[1:49:13] looking for
[1:49:16] hangars that situated like
[1:49:17] these pad sites are
[1:49:19] and so are in 10 ton issuing
[1:49:19] the r p for hysen that's used
[1:49:22] for commercial operations was
[1:49:25] with that.
[1:49:33] To a degree it's and it's
[1:49:34] nothing against q leader Howard
[1:49:37] he does a great job with every
[1:49:39] project he's done here.
[1:49:41] It's just it's hard how do we
[1:49:42] different if we're trying to
[1:49:44] evaluate highest and best use.
[1:49:46] He's getting used air this
[1:49:46] hangers the aircraft for his
[1:49:49] own business purpose in for
[1:49:51] charter. We are not
[1:49:52] we don't want to get involved
[1:49:54] in splitting hairs and say how
[1:49:55] many hours for this how many
[1:49:56] hours for that in order to
[1:49:58] determine compliance with the
[1:50:01] minimum standards it's either
[1:50:03] come that I consider a company
[1:50:03] such as one of our other
[1:50:06] corporate tenants to be private
[1:50:09] that's private. It's not
[1:50:11] offering services available to
[1:50:12] the public where is a charter
[1:50:14] company as a website phone
[1:50:15] number call a son. It's just it
[1:50:16] that's it I appreciate what
[1:50:18] he's proposing is a hybrid
[1:50:21] model.
[1:50:25] Outside of our into.
[1:50:26] >> I'd like to comment on
[1:50:29] that I mean it will be a part
[1:50:32] one 35 operation. I mean
[1:50:33] quality will just the one of
[1:50:34] the companies that use
[1:50:35] customers it's not I mean we
[1:50:38] have a company's this will be
[1:50:41] in qualities name.
[1:50:44] So I do beg to differ on that.
[1:50:46] think the difference is I have
[1:50:49] somebody that the you know that
[1:50:50] willing to put 2 planes here
[1:50:53] and in China and you not like
[1:50:53] you said I hear a lot
[1:50:56] about charter companies who
[1:50:57] want to do stuff, I've been in
[1:50:58] the aviation business for a
[1:50:58] long time a lot and we'll talk
[1:50:59] a lot about what they want to
[1:51:02] do, but they don't have the
[1:51:05] money to do it. Okay.
[1:51:06] >> I found that
[1:51:07] my experience to be less so the
[1:51:10] case at Naples and more so the
[1:51:11] case said perhaps some other
[1:51:12] Mark. They certainly get called
[1:51:15] tire kickers he retired and
[1:51:18] here. So.
[1:51:31] We're in the clients.
[1:51:40] Well I understand the to some
[1:51:42] kind of see how from the
[1:51:46] airport.
[1:51:51] If the revenue stream to the
[1:51:54] airport.
[1:52:05] That is the key
[1:52:06] so yes, the airport authority
[1:52:08] needs to be financially
[1:52:10] self-sustaining but we also as
[1:52:13] we just spoke about in the
[1:52:14] strategic plan
[1:52:15] need to ensure that word
[1:52:17] responding to what the market
[1:52:20] is providing an airport
[1:52:21] facilities and services
[1:52:21] is responding to customer to
[1:52:22] and we know there's tremendous
[1:52:25] demand for charter in this
[1:52:28] smart.
[1:52:32] And that's what we feel like
[1:52:33] we're providing a me if we can
[1:52:35] meet that standards by saying
[1:52:38] we have the aircraft Washington
[1:52:39] company in there too.
[1:52:39] With that provides 0 fuel.
[1:52:41] We could say that we've met
[1:52:44] that standard by putting a
[1:52:45] maintenance facility in there
[1:52:47] which would add 0 fuel. So I
[1:52:50] love and I'm thinking is what
[1:52:53] we're proposing is a win-win.
[1:52:54] New in that when those to the
[1:52:57] way that you would oppose rent
[1:53:00] was $0.45 a square foot is.
[1:53:02] Right. So that is the
[1:53:02] lowest propose for rent as
[1:53:03] well. We're we're open to that
[1:53:04] because it that such a minor
[1:53:07] thing in the overall scheme of
[1:53:09] it, I mean we need to act
[1:53:10] the hangar space for that not
[1:53:13] only the charter put to the to
[1:53:16] move people in and out of
[1:53:16] Naples
[1:53:18] where do you currently operate
[1:53:18] your aircraft. Right now what
[1:53:21] we do were over Naples
[1:53:24] jetsetter.
[1:53:26] You have one aircraft currently
[1:53:29] currently we've we had numerous
[1:53:32] ones we probably had 3 of 4
[1:53:35] jets here. 2 or 3 turboprops.
[1:53:38] You depend on on the demand.
[1:53:41] We have one jet now.
[1:53:48] No no word up and up of an
[1:53:48] airplane
[1:53:49] that that that that that that's
[1:53:52] for that that's more for
[1:53:53] corporate
[1:53:54] news we're no we're going to
[1:53:56] I'm a got that that our jet is
[1:53:56] not going in that's more for
[1:53:58] corporate news, what's going on
[1:53:59] here. And we're going by 2
[1:54:02] points. You know and that's
[1:54:03] what happened when charter.
[1:54:06] Our charter that through
[1:54:09] somebody else.
[1:54:16] Come depends on the size of the
[1:54:18] Plains.
[1:54:20] >> Would you accept a
[1:54:21] commercial only lease. That's
[1:54:24] what you said that the way the
[1:54:25] rules are written and just
[1:54:25] clarify again.
[1:54:28] And that's what I thought we
[1:54:29] were doing.
[1:54:32] And we have leases on other
[1:54:36] pieces.
[1:54:51] >> Their son out there.
[1:54:56] It it says
[1:54:59] Every kid here who chose the 2
[1:55:02] people.
[1:55:06] >> There's 2 is the Sunni the
[1:55:08] Iranians receive responded to
[1:55:11] the.
[1:55:18] >> Naples
[1:55:20] care center jet senator
[1:55:21] responded the parcel parcel one
[1:55:22] into right there now.
[1:55:24] Just porcelain there which is
[1:55:27] personal one.
[1:55:33] They were just porcelain ok.
[1:55:36] Trying to be fair do we have
[1:55:39] any questions for Kiwi.
[1:55:43] Good I'm here with so much.
[1:55:46] Thank you for that opportunity
[1:55:49] have you early.
[1:55:54] But we're ready to
[1:55:57] any questions for crestor we're
[1:56:00] ready to do the ranking.
[1:56:15] And some of them still.
[1:56:19] >> His mind or used to say when
[1:56:22] she was about 5 on the stand e.
[1:56:25] And I.
[1:56:29] >> I'm still sorting through it
[1:56:32] myself.
[1:56:35] The problem is that it is in
[1:56:38] Atlanta. Israel he Mister Morel
[1:56:41] even said as much.
[1:56:44] So I think.
[1:56:47] Marshall least that it would
[1:56:50] commercial use that site.
[1:56:52] Why saying that but commercial
[1:56:53] in the sense that it would be
[1:56:54] serving his own company, it's
[1:56:57] gets down a splitting hairs and
[1:56:58] uh.
[1:56:59] Commercial user with a
[1:57:01] marketing and advertising to
[1:57:01] them public.
[1:57:04] I don't think that point was so
[1:57:07] clear.
[1:57:26] I can think
[1:57:27] of at least 2
[1:57:30] operating number of aircraft.
[1:57:31] Not based in
[1:57:32] Naples but had a significant
[1:57:33] market in Naples inquiring
[1:57:35] asking us for availability of
[1:57:38] Hank.
[1:57:41] Couple leaves that none of them
[1:57:43] are really suitable because
[1:57:45] most
[1:57:46] of which several which are in
[1:57:46] condominium complexes which do
[1:57:49] not permit commercial
[1:57:52] activities. We had.
[1:57:55] Individual condominium units
[1:57:58] and various complexes many of
[1:57:58] which she we developed.
[1:58:01] None of those permit
[1:58:03] commercial.
[1:58:04] With the location of these pad
[1:58:05] sites the highest and best use
[1:58:08] as for service is available to.
[1:58:12] And so there are a lot of other
[1:58:15] hangers on the air or from
[1:58:17] which an entity.
[1:58:20] It's the shuttle for its own
[1:58:21] company employees Mister Morel
[1:58:22] spoke specifically to that and
[1:58:23] they can conduct that activity
[1:58:25] from any one of those
[1:58:28] condominium had.
[1:58:33] And as we define an arm
[1:58:33] minimum standards, the key
[1:58:36] distinguishing factors making
[1:58:39] services.
[1:59:06] And for a Saudi candid.
[1:59:08] I don't want to be in the
[1:59:12] business of. Splitting those
[1:59:15] hairs.
[1:59:15] There's no good way
[1:59:18] for us is the Air Force
[1:59:21] sponsor.
[1:59:38] You know as a a Ford you have
[1:59:39] to take into
[1:59:40] consideration all a factor so
[1:59:41] clearly for us and the rfp
[1:59:44] document made clear that there
[1:59:48] is great importance placed
[1:59:49] on the ice and that's you so
[1:59:50] clearly in to make your
[1:59:51] decision you need to take that
[1:59:53] into consideration along with
[1:59:54] all the other factors also
[1:59:57] consider he offered
[2:00:00] significantly lower.
[2:00:07] So you this would be a canned.
[2:00:14] It's for their own
[2:00:17] private company use land urban
[2:00:20] structures.
[2:00:25] This is a little bit of a high.
[2:00:30] >> ok are we ready to discuss
[2:00:34] the rankings.
[2:00:45] Clearly it is so Lance the.
[2:00:47] It is
[2:00:50] a group are strong presentation
[2:00:54] interview experience uh
[2:00:56] the community.
[2:00:57] Foreign trips, truth. And with
[2:01:00] this last issue a really crowds
[2:01:03] for me.
[2:01:05] And into law.
[2:01:06] He said it was in significant,
[2:01:08] maybe even some of his company
[2:01:12] it isn't clear, but that means
[2:01:15] something to us.
[2:01:18] We have not been able to for is
[2:01:21] all. All right go marcheline
[2:01:24] has a.
[2:01:36] I tell you one thing that.
[2:01:45] One thing I was pleased with
[2:01:48] their full.
[2:02:09] These 2 very visible.
[2:02:12] So lucky.
[2:02:39] >> The reasonable for you to
[2:02:42] ask Marco hangers whether he.
[2:02:48] If he'd be willing to.
[2:03:21] What what I brought up wasn't
[2:03:24] presentation.
[2:03:27] Renditions and so on.
[2:03:47] >> I I just feel like and
[2:03:50] being it says these are 2 new
[2:03:53] parcels into new
[2:04:11] Absolutely want to make it the
[2:04:14] same. Yes.
[2:04:17] Okay a then if you have any
[2:04:20] other discussion I would just
[2:04:23] suggest that for you.
[2:04:30] But after on any of your
[2:04:33] discussion. Any other.
[2:04:58] When I reviewed the
[2:05:01] application. I was blown away
[2:05:04] uh by.
[2:05:05] Power of everything you get
[2:05:06] you.
[2:05:09] Anze into the dew.
[2:05:12] My feeling was.
[2:05:15] He should be building it.
[2:05:22] He's good for engineer.
[2:05:25] At a presentation
[2:05:28] he filled in.
[2:05:36] All these fancy lasers to that
[2:05:39] actually Renee a.
[2:05:51] I've got to to women.
[2:05:54] >> Could could I address uh
[2:05:57] yes, Sir, okay, then.
[2:05:58] I mean just like Marco was
[2:05:59] given that opportunity to say
[2:06:02] that they a change the look the
[2:06:04] look like the one we designed.
[2:06:05] I mean maybe I misunderstood
[2:06:06] the solicitation we don't have
[2:06:10] to put our facility in there.
[2:06:12] I mean I would we can do.
[2:06:15] Charter like Chris wants with a
[2:06:17] you know I I said that we would
[2:06:17] follow the part one 35 and mean
[2:06:20] that's fine with people that
[2:06:23] are points in there.
[2:06:24] It would you know that when the
[2:06:25] original presentation we said
[2:06:28] that we we we we are talking to
[2:06:29] somebody else
[2:06:30] who wants to use it for planes
[2:06:30] and maintenance. And I'm
[2:06:31] perfectly fine with that with
[2:06:33] the stipulation we will put our
[2:06:36] stuff in there. I
[2:06:36] just I misunderstood because we
[2:06:40] were doing it as a part one 35.
[2:06:42] I thought we
[2:06:43] would be one of the customers
[2:06:44] but I have no problem must not
[2:06:44] be one of the customers we have
[2:06:47] we have other hand we can work
[2:06:47] out.
[2:06:50] I just want to I just would
[2:06:53] make that.
[2:07:24] I mean that's part of the
[2:07:27] police say.
[2:07:44] >> Still retain ownership
[2:07:45] or would you sell units like
[2:07:47] you traditionally do have done
[2:07:48] in your other developments that
[2:07:49] that's a different model.
[2:07:51] I mean that's it with on those
[2:07:54] the Internet.
[2:07:54] That's a development that to
[2:07:55] buy and sell it would no we're
[2:07:58] not looking for that will look
[2:08:01] into a lease it out.
[2:08:08] >> Because you have done sense
[2:08:11] of the psyche.
[2:08:15] Absolutely that what we
[2:08:16] eat angers and stuff like that
[2:08:17] doesn't mean obviously we built
[2:08:18] ourselves over 25 years on here
[2:08:21] so they Dole sell you know we
[2:08:24] you know with a gun.
[2:08:28] No we definitely a pilot.
[2:08:31] You know I thought $200 myself
[2:08:34] out
[2:08:38] I just I just want to make e
[2:08:38] if there was a misunderstanding
[2:08:40] my parks, I thought I was
[2:08:43] meeting that I to to know that
[2:08:43] you have some fuel sales.
[2:08:45] But you know if Chris has some
[2:08:48] charter companies that want to
[2:08:51] put their planes in there.
[2:08:54] And like I said we are
[2:08:55] talking to another company this
[2:08:58] interest it lease out the whole
[2:09:01] facility to.
[2:09:04] So you're going to run this
[2:09:07] business the fb o k.
[2:09:10] You know I I have to
[2:09:13] tell you that we have 200
[2:09:14] people I mean there's we
[2:09:14] probably have 10 or 20 in our
[2:09:17] staff right now they could do
[2:09:20] that.
[2:09:30] They they they do a
[2:09:32] typical like it an f where they
[2:09:33] do that
[2:09:35] the airplane storage and they
[2:09:36] do the airplane maintenance.
[2:09:39] You know obviously the can to
[2:09:42] an airplane point fueling.
[2:09:45] The line service
[2:09:54] I hope that.
[2:09:59] Helps clarify so that was a
[2:10:00] little bit cloudy but we
[2:10:01] definitely will follow the
[2:10:02] rules and regulations so just
[2:10:04] scratch. We think that what I
[2:10:06] suggested was a hybrid.
[2:10:09] When did the same exact thing
[2:10:12] the other 2 are doing.
[2:10:28] >> Soon but he didn't make.
[2:10:49] The I tell you one thing.
[2:11:44] You know like it's not an easy
[2:11:48] out to us now.
[2:12:00] It's
[2:12:01] relatively new Year and the
[2:12:02] Naples area but up north he's
[2:12:05] run.
[2:12:08] B o's and.
[2:12:49] I guess when I look at your
[2:12:52] your income statement.
[2:12:59] >> Investment bankers, this is
[2:13:02] for polls right now I
[2:13:03] now I understand it. But what
[2:13:03] that indicates to me also is
[2:13:06] you know you look at the value
[2:13:09] look at.
[2:13:14] And I guess that's true of
[2:13:16] every business person, you
[2:13:18] know.
[2:13:21] I guess my question is I guess
[2:13:22] you know
[2:13:25] quality enterprises could be
[2:13:28] looking at the same thing.
[2:13:32] Imagine you probably want to do
[2:13:33] that is your do you have like a
[2:13:35] five-year plan for this are you
[2:13:38] feel like you're going to.
[2:14:38] Don't change look.
[2:14:39] Cent you can send mebody to
[2:14:42] be James throughout my whole
[2:14:45] life hausen draw. There's no
[2:14:48] record not so.
[2:15:06] Okay, she's right.
[2:15:09] Yet this is a really difficult
[2:15:11] decision I think
[2:15:14] I agree with my fellow
[2:15:17] commissioners I think for me.
[2:15:18] It's all about highest and best
