The City of Holiday Planning Commission is a volunteer citizen board whose function is to review land use plans and other special

studies.

Make recommendations to the City Council on proposed zoning map and ordinance changes.

And approved conditional uses and subdivisions.
[28:08]
The Planning Commission does not initiate land use applications.
[28:12]
Rather, acts on applications as they are submitted.
[28:16]
Commissioners do not meet with applicants except at publicly noticed meetings.
[28:21]
Commissioners attempt to visit each property on the agenda where the location.
[28:25]
The nature of the neighborhood.
[28:27]
Existing structures and uses related to the proposed change are noted.
[28:32]
Decisions are based on observations, recommendations from the professional planning staff.
[28:37]
The city's general plan.
[28:39]
Zoning ordinance and other reports.
[28:41]
By all verbal and written comments and by evidence submitted.
[28:46]
All of which are part of the public record.

Those vary based off of the size of the property.

When that footprint size, when the property owner wishes to have a larger footprint than the permitted size, that's then when it

comes before the Planning Commission.

Review and to assess any.

Potential impacts related to that larger size and impose any conditions to mitigate those.

But if you're specifically on a ground level, retail is intended to be the only use available.

As other parts of the city and starts to mature and develop with commercial space.

Concerned and issues of having.

Those spaces filled with retail only uses that fit that.
