the agenda for a waiver request.

That's for a proposed culvert.

The applicant is Seamus
Schroeder of Newkirk engineering

and the owners, PDC,
q lady lake LLC.

The property address is
9:45 North highway 27 441.
[20:54]
This is currently
a bank, BBVA bank.
[20:58]
It's been vacant
for quite some time.
[21:01]
So the intent here is to
demolish the existing building
[21:04]
and repurpose that site
for a new restaurant.

Tonight we are
considering commercial
[21:11]
design waivers for Culver's
new major site plan MJ 0726001.
[21:19]
This proposes a 4150 square
foot restaurant with drive-thru
[21:24]
and 67 parking spaces.
[21:27]
The site is about three
acres, just under three acres.
[21:33]
This is the location
of the site,
[21:34]
so the site spans from highway
27 4:41 to Griffin Avenue.
[21:41]
This is the site plan cover
sheet that was submitted.
[21:46]
And this is the general
layout of the site.

So you'll their
intent is to retain
[21:51]
those trees in the back that
are towards Griffin Avenue.

If you're familiar
with this site

and they are not requesting
any landscaping waivers

or any waivers to the
site design tonight,

commercial design waivers.

town of Lady lake

commercial design guidelines.

So it's frame vernacular,
craftsman, Bungalow,
[22:40]
Mediterranean or mission.

They're also seeking a
waiver for chapter 20,
[22:46]
Section 23 c9f no
more than three
[22:50]
different colors or
shades should typically
[22:53]
be used on a single building.
[22:56]
So the first waiver is
the architectural waiver
[22:59]
for the architectural design.
[23:01]
This is the elevations
for their proposed site.

And their justification.

The applicant states that the
proposed building incorporates
[23:14]
stone pilasters in a
covered front patio element
[23:18]
in the frame vernacular style.
[23:21]
So they do have a porch
front facing Gable.

They are features of
frame vernacular style,

but it doesn't actually
incorporate all
[23:30]
of the elements of that style.

And the second waiver is for
the no more than three colors.

So as you can see here, this
