Who Brew LLC. We are a franchisee of 7

Brew Coffee.
Uh we are proposing to construct a 510
[2:35]
square foot
uh drive-thru coffee shop with an
[2:38]
associated uh cooler building. Can you
guys see this?

So, uh as I was stating, this is the uh
main building. This is 510 square feet.

It is a modular building. It will arrive
on site on the back of a truck.

it is manufactured in Kansas along with
the cooler building, which is this
[3:10]
structure. This is just a support
structure for the main facility.

Uh we do have a right-in right-out uh
access drive off of uh William Penn
[3:20]
Highway 22,
uh which you enter the site here,
[3:24]
go up and around to the north and then
enter into the queue lanes, which are
[3:28]
these two lanes. This is a double
drive-thru.
[3:31]
And um as you come down through, we have
employees that actually stand out in
[3:36]
these lanes and take orders pretty
similar to a Chick-fil-A facility, the
[3:40]
way that that is operated. So, they have
iPads. They will take uh the orders. The
[3:45]
orders are relayed into the main
building. The The orders are made and
[3:48]
then runners run those out to the
customers in their cars.
[3:53]
We are providing a bypass lane around
the outside of the two queue lanes. Uh
[3:57]
the whole purpose for that is that if
you've got somebody that's sitting here
[4:01]
that's getting an order that's fairly
large and then somebody back in the
[4:04]
queue that has one drink order, uh they
can get their order in and get out in
[4:08]
the bypass lane and bypass the other
customers that are waiting for their
[4:12]
orders.
Uh we currently have this designed for
[4:16]
31 cars in the queue, which is from this
location all the way around to here.

Uh
as you can see, if we do have any
[4:25]
overload issues, we do have room to
stack cars uh in the drive all the way
[4:29]
back out to 22 if necessary.
Uh 31 cars typically will handle the
[4:35]
normal business rush that we have. Uh we
have a a peak hour in the morning,
[4:40]
typically from uh 6:00 to 8:00, and then
uh in the afternoon is actually the
[4:44]
busiest peak that we have, and that
typically runs from 4:00 to 6:00.
[4:48]
During those peak hours, uh what we're
seeing once the store is opened and the
[4:52]
customer base is established,
uh after we get through the newness of
[4:56]
the of the facility, they typically
settle down and we are seeing
[5:00]
consistently 28 cars maximum in that
peak hour in the afternoon.
[5:04]
Normally throughout the day, uh these
businesses uh these facilities that
[5:09]
we're seeing will have seven to eight
cars in the queue. So, we think we've
[5:13]
designed uh the site large enough with
enough queue to handle whatever business
[5:18]
that we do any any kind of a rush
that we have. Uh along with the 31 cars
[5:23]
in the queue lanes, we also have parking
spaces for 17 vehicles.
[5:27]
Um one of those being a handicap uh
parking space.
[5:32]
This is a 100% drive-thru facility, so
there is no walk-up traffic. We did
[5:36]
There is no place to sit down and and
consume your beverage inside the the
[5:40]
building.
The parking spaces are for the employees
[5:43]
only.

parking? You have 17 spaces for
employees. How many employees?

» Yeah, so typically these it's a little
different the way that the the
[5:53]
operations work on these. They have
4-hour shifts.
[5:56]

>> whole idea is to have we we hire people
[6:00]
between 18 and 24 years old. We want
everybody keyed up and on their game as
[6:04]
long as they're there. So the the shifts
are shorter, so everybody is
[6:08]
not fatigued at the end of an 8-hour
shift. We make the shift change every 4
[6:12]
hours.
So

to start
with these
[6:17]
once we
when we get started, we typically have
[6:21]
eight to 10 people.

» Employees. Now whenever we have rushes,
we can go up to 22 people that they can
[6:27]
call in and and be at the on the
facility at one time.

>> Once we start the facility once we start
[6:33]
the operations, we will hire 75 people
to man this this particular stand.

>> So we'll have the ability to call in as
[6:40]
many as we need if we do see rushes
coming and so on and so forth.

So
we've made all the submittals. We're
[6:49]
going through the review process now.
We've received a couple review letters
[6:54]
and comments. I don't think there's
anything that we can't get over.
[6:57]
Everything looks like it's just
basically clean up items at this point.

We are using the same traffic engineer
that the car wash is using. So they're
[7:06]
handling the HOP permit for us and them
at the same time. I know that they have
[7:11]
generated a traffic analysis report and
have submitted that to DOT and that's in
[7:15]
review now. So once that is back, then
the HOP will be able to be reviewed and
[7:20]
and approved. Don't see any big issues
with that as far as
[7:24]
DOT is concerned. We are leaving the
existing entry points where they're at
[7:29]
currently.
This was a right-of-way at one point the
[7:33]
building that is being demolished.
So we're not changing locations or sizes
[7:37]
of our right in right out. And then we
also have the ability to go back out to
[7:41]
Center Street into the light for anybody
that is coming in and wants to
[7:46]
go back to the east as they leave our
facility.

wall? It just looks like it's green
space the between the car wash and the
[7:59]

There is a retaining wall back on the
[8:03]
backside. I don't know if you guys have
been to this side or not, but it's
[8:06]
fairly steep back on the back. There's a
guardrail that is existing there that we
[8:10]
do intend to to leave in place.

and then obviously we're we're meeting
all the landscape requirements.

Uh we were asked to put in a ADA ramp
from the sidewalk out front on uh
[8:24]
on Penn Highway. So that's what this is.
Um I think currently there is a set of
[8:29]
stairs there. We'll remove those and
then put this ramp in place. So we've
[8:33]
got ADA access to the site.
Which is a requirement by the
[8:38]
municipality. We don't anticipate any
people walking up to the building.

spans the gap between the building and
the cooler.

we're actually doing on this site. So,
this is the cooler building.

once it arrives on site. And then this
is the cooler building which is on
[10:31]
another truck.
