[14:17] be up here in New Ashford to talk about Brody Mountain. Todd and Brody Mountain Development
[14:29] Retained us to prepare a master plan for a modern all-season Alpine resort village as part of the redevelopment of Brody.
[14:48] You know, I grew up in Connecticut and Brody was something as a young skier was totally on my race.
[15:00] We had our Kelly's Irish Alps, we'd come up here and it was either brought to your chimney peak. And Brody was the skier's mountain. And it had a to a 12-year-old in 1979, it was a cool, what a cool place to be. So, and coming from Connecticut, it was a lot quicker to get here than to go to Vermont.
[15:28] And in the skiing here at Brody was not like Butternut Basin, it was a much more challenging loan.
[15:41] So the master plan that we'll present today is a concept plan, purely conceptual.
[15:49] What that means is what is possible, what can be.

[17:18] like you would see in any European or American Great Alpine Resort.
[17:27] These includes opportunities for skiing and mountain biking, entertainment restaurants,
[17:34] hospitality, the development of vacation rentals, and second homes, hotels, wedding and
[17:42] Facilities and health benefits of a Nordic-style thermal spa, different from like a
[17:50] Miraval or one of these places where you go and pay a lot of money for a massage, but
[17:54] this is a very health front thing where you can sauna, you can cold plunge, there's facilities
[18:03] for that as part of it.
[18:07] So, it'll be a classic mountain resort appropriate for the Berkshires and have a blend of all these activities, adventure, entertainment, wellness and longevity for a year round experience for visitors and locals.

[18:46] all season mountain resort in New England.
[18:51] This master plan expands on the foundation of the existing resort, which dates back in

[19:20] to the exploration of potential improvements
[19:26] improvements to the ski able terrain, and the plan shifts real estate development away from high density apartments towards lower density slope side vacation homes, town homes and condominiums, all offering ski, the potential for ski in and ski out access this master plan details upgrades for the recreational infrastructure, including adventure and wellness tourism as well as plans for hotel accommodations and new
[19:56] commercial services to support mountain biking and skiing activities,

[22:08] visited the area quite a bit, spent time looking at the sight and surroundings, really kind
[22:13] of fell in love. And we're hoping you see some of that in the master plan because there's
[22:16] just a lot in there. And I don't know your format of the meeting, but at some point you guys
[22:21] could walk around, take a look at all that information. So I'm actually going to go to this
[22:25] side. Otherwise, you're going to see the wrong side of me here. And so to orient ourselves
[22:31] entry to our 500 acres, our Brody Mountain Master Plan, off of Route 7, there's the
[22:40] Loop Road. There's a little old Route 7. That's exactly right. So it actually acts as a kind
[22:46] of a gateway entry into the site. One of the things is we're filtering, looking at the
[22:51] area talking with Todd in this team. What do we want to accomplish here? And one of the things that rang through very much throughout the entire process was the idea of creating a destination, a public private type of master plan. So at the very entry, kind of into our overall master plan.
[23:11] We have a pedestrian scale resorts no type village at times we call it the Christmas village at times
[23:20] We call it the Irish Christmas village in a variety of different things and what that village is intended to be
[23:28] Small scale you you arrive you park and then you can walk through the village which would be restaurants which would be
[23:35] different services, which would obviously include lodge and amenities for, you know, future or private skiing or other amenities in that regard.
[23:45] But it really kind of vibrant village entry experience right off the kind of the main access point.
[23:53] And that's what's located here on the left hand side at that entry for our master plan.

[32:21] be a village not that has a boom in a bus and go back to it, but that people want to own
[32:28] invest and maintain and live in and support if you're from the outside and that's what sustainable
[32:38] means to me. So the components of that are it's got to it's got to be beautiful, it's got to be
[32:44] impactful. It's got to have a density of experiences and places there so that it
[32:51] so that it does create a place. You can't just put one building there and say
[32:57] this is going to be an awesome thing because it'll be lost in the realm of
[33:02] world. So for sustainability, that's what the master plan is meant to show us a
[33:07] a project in a place that will sustain for hundreds of years.
[33:13] And so that's what we'd like to throw out here.

[33:22] and all the conservation groups don't know this property

[38:53] refined as the as the plan moves forward but that's what's shown here. One thing I
[38:59] will say is this is one of two new ski lifts that we're showing as part of
[39:05] this master plan. We've got the two existing at the base which we know of. This
[39:10] is a new one here to really help capture that ski and ski outability for the
[39:17] large number of units that we have on this side of the site. And then if your
[39:23] their eyes have been wondering that I'm going to get to it. What is this up here? That's
[39:28] interesting. So if you spent some time there and if you've explored whether you're able
[39:32] to or not, there's an access drive that takes you up to this north end of the project site
