we've been here a multitude of time a

The site development has changed

based out of North Vernon, who has done

all the site work and site plan studies.
Um French and Associates did

apply They did come and do the field

work on the topographies and provide
that to the engineering.
[9:37]
Some things have shifted somewhat in um
what I what my original thoughts were
[9:43]
based on what is actually there and
uh stormwater studies.
[9:49]

There were some concerns at the last
[9:51]
meeting we was at a couple months ago of
stormwater and how that would be.
[9:56]
We will be a 100% self-compliant on our
We will be putting no water off on any
[10:02]
neighbor's property. Everything is
directly ditched on us, retention pond,
[10:07]
um retention area.

um to us.

They did There's a 100-year stormwater
study. It is in this pack that we'll
[10:20]
leave with you.
But it's a it's nearly 100 pages in

calculations and how that's been
determined and how that's done.

follow, chapter 80, 40.5 in the Ripley

the county um and asked them to pull any
other documentations that we need to be
[10:54]
following, any other ordinances.
They referred me back to 40.5 and said

this is the county codes. This is what
we're following. So, that's what we we
[11:03]
proceeded with.
Um In here is a completed application
[11:07]
which is a total of six buildings. Each
building has a separate application on
[11:11]
it. Simply to keep it clear and precise
in how we'll build one, build the next,
[11:16]
and build on. Um and our inspections
will be done as that.

each proposed building.

That there are a group of uh there are
there is a group

So, the first four buildings will be
duplexes.

each of those. Uh so, they I just still

think there's a need that people still
like privacy in their master bathroom

off of that um
in their personal residence. If they
[12:37]
have somebody come and stay with them
for care, then they can go from that.

Those buildings are proposed there.
They'll all be um
[12:46]
the construction will be uh concrete
foundations, slabs poured, 2 by 6
[12:53]
exterior walls,
vinyl and veneer siding, and shingled
[12:57]
roofs.

you also in here,
there are the sixplexes. We had to drop
[13:05]
units off of those in the backside
simply for stormwater reasonings and
[13:10]
parking reasons.
The construction plan does show that we
[13:15]
have added that we needed an additional
24 parking spaces. We are more than

covered our additional space.
Um we met with uh this goes to tech
[13:25]
review with the county. We dropped it
off down there today.
[13:29]
Um and have emailed hard we have emailed
this to them but they may want full sets
[13:34]
of this but they're they'll comply to
make sure we're on that.

You've got engineer trust plans
that are um part of the state or
[13:43]
are part of the state requirements on
building permits. They're in here.

The last meeting you had told asked me

to get with each of the the
superintendents of the various
[13:55]
departments and solve any concerns.
Um we did do that. We met with
[14:03]
we have spoken with water and have a
verbal no problem. We spoke with sewer
[14:08]
gave him that hey we're looking at 20
units. They've complied and my
[14:12]
understanding is they can consult with
Commonwealth Engineering.
[14:15]
There's not a um
there's not an issue there in hooking to
[14:20]
it. Obviously we understand um our
proposal is to put a manhole at the road
[14:26]
there and then our sewer lines would tie
into that and tie off of that. But it's
[14:31]
pretty in-depth and what the sewer
trenches and all that have to look like.

So in here we put our utility letters.
We have a letter of commitment from Duke
[14:40]
Energy. It actually the property was
designed for a build out years ago and
[14:45]
the transformers are on the back side of
the property now. So there'll be really
[14:49]
no new infrastructure. Nothing through
any neighbor's yard. It's already been
[14:53]
installed. Um
which was nice to hear uh as far as
[14:57]
where we're at. They've got the
transformers are on the property right
[15:01]
at on our property line now so we don't
have to we will have to not encroach any
[15:05]
neighbor's property at all for that.
We have a compliance or a letter of
[15:11]
commitment from Trent Lindville to
provide high-speed internet. He
[15:14]
currently does Buckeye but he also will
do that.

Um
out of these 200 and some pages, the
[15:21]
only thing that I believe we're missing
still is our sewer letter commitment.
[15:26]
Everything else is plot.
Everything else has been fulfilled.

You asked me to meet with the fire
department. We met with the fire
[15:33]
department. We took
a lengthy letter of their concerns,
[15:39]
their draft, their things. Everything
has been addressed with them.

That's part of the redesign. There's
turnarounds back there now.

As far as it's not you can't go in in
360 a a semi back there, but there's
[15:52]
there's turnarounds now. There's
turnaround installed for the trash bins.

We're going to lock down the trash bins.
It'll become much more secure area. The

whole place will be under surveillance.

[16:06]
still got
weasels dumping trash on us. It's just

we're having trouble with that

have hired them to go ahead and do that

brings in
I think that brings in a soil and water
[16:57]
conservation in this area.
That they'll be in some aspects of that.

But they would told me how they
They said that that would be in their
[17:06]
It's part of the package that we're
paying them to to do for us.

The storm water design is in-depth.

linear feet of ditching and um 6-in
drain tiles that go into this retention
[17:54]
area. This retention area is not deep.
Uh it's like 18-in deep on the deepest
[18:00]
thing, but it also has They've got it
designed out how we triple flow and get
[18:04]
our water out of that.

As far as I know,
every section of 40.5
[18:13]
on the code requirements has been met.
There is nothing that If there is
[18:18]
something that has been left out, tech
review will get that. Like I said, they
[18:22]
were given that today.
Tech review will go My understanding is
[18:27]
it's the first
maybe Tuesday or Wednesday Tuesday in
[18:33]
September. We have missed this month's
already.

This will go on to Tuesday of the the
first meeting in September to tech
[18:42]

And then they would issue any of their
[18:46]

if they find things, which I suspect
[18:49]
there's going to be something that
they're going to come back at us with.

this. The thing that you guys have added
to this is that we have put in what a um
[19:42]
rental application looks like for us for
renting from our properties.

We've been closed that we have included
that.
[19:49]
We have also partnered,
um, we will be partnering with Isaiah's
[19:53]
Image, which you guys aren't aware of,
but that's all a a um
[19:58]
a home health agency that we will be
able to offer this to
[20:04]
people moving forward.
Once this is completed, we will
[20:08]
everybody will have an opportunity to do
that. I have people there at all
[20:12]
different sets of financial aspects.
I cannot limit

the age that lives there at Buckeye.
People have the misconception that
[20:24]
Buckeye is a senior facility. We are
governed by uh Indiana Housing
[20:29]
Authority.
And we

I'm telling you their laws, they audit
us, they go through our books

continuously. We have to provide who are
um who our applicants are, reasons for
[20:42]
denial, uh uh
everything. It's a very cumbersome. We
[20:47]
report We report monthly on that. So, we
are under those guidelines to 2032 at
[20:53]
Buckeye.
So, we are a facility that has to comply
[20:58]
to federal law.
In there, we will be um
[21:04]
we are trying to curtail pets. It still
is one of my number one thorns in my
[21:10]
side.
However, there is nothing that any
[21:15]
attorney has told me I can do to combat
a service animal.
[21:20]
I it is one of the most fictitious
terrible laws for a landlord that I
[21:25]
don't know how ever got passed, but it
is the card we're dealt. We were
[21:29]
proactive with our attorney. We drew up
a
[21:33]
We can we charge a fee for the pet and
we can charge a um
[21:39]
a
uh a security deposit.

So, we do that.
Does it deter them all? I find people
[21:47]
will go without food if they can still
have another dog. So, we have limited to

one dog on our application. We've also
limited that they have to know they have
[21:56]

They on our lease agreement it is called

out that you can have one up to one
animal and that animal can only be up to
[22:04]
40 lb.

Now, I do know I may have a couple dogs
that may be pushing 40 and so it's uh

in those small apartments.
Uh drives me crazy and we are you know,

we have been as landlords we have said
we are going to audit them checking

those apartments and making sure they're
clean and they're getting wrote up if
[22:40]
they are not and we find them where we
find they're unsanitary.

As far as we have even brought in the
health department on a couple situations
[22:47]
to say, "Hey, we need to do this." But,
I think we're getting it.

I think we're curtailing it, so.
