[21:20] conservation easement requests, they are

[21:22] brought to you tonight because the

[21:24] comprehensive plan requires that

[21:27] conservation easements um be reviewed

[21:30] and approved by the planning commission

[21:31] to verify that the area is the area of

[21:34] the potential easement is proposed for

[21:36] agricultural or conservation use on the

[21:39] future man land use map or that

[21:42] protection of the specific parcels

[21:44] involved is consistent with the overall

[21:46] intent of the future. future land use

[21:47] map and there's a kind of public benefit

[21:50] to the easement. Um so that will will

[21:53] apply to all three that we're going to

[21:55] hear this evening. Um and also as a

[21:57] point of order, these are not public

[21:58] hearings. So the first one is on Guyire

[22:02] property uh properties that John Vernon

[22:05] Guyire is requesting a conservation

[22:07] easement for 46.2465

[22:10] acres located on Johnson Mill Road in

[22:13] the Stanton River Election District. Um,

[22:16] REZ has entered into a mitigation

[22:18] project agreement with the landowner

[22:20] which details the requirements and

[22:21] implications of the mitigation project

[22:24] including the recordreditdation of a

[22:26] conservation easement. The subject

[22:28] property is designated as agricultural

[22:30] and rural residential on the

[22:32] comprehensive plan future land use map

[22:35] and as such staff recommends that the

[22:37] planning commission find the proposed

[22:39] conservation easement to be

[22:40] substantially in accord with the

[22:42] comprehensive plan. Uh the summary and

[22:45] maps are included in your agenda packet

[22:48] and Mike Folultz is the project is a

[22:50] project manager from RES. He is here

[26:12] the Cherrystone Conservation Easement is

[26:15] still the same size that 13.76 acres um

[26:20] portion of GPIN 2425839356

[26:26] which is a 46.189

[26:29] acre portion of former GPIN 2425921329.

[26:36] Additionally, that new property uh has

[26:39] recently been uh sold to Williams

[26:42] Pipeline Services LLC.

[26:44] Um the subject property is also

[26:46] designated agricultural and rural

[26:49] residential in the comprehensive plan

[26:51] future land use map. Staff recommends

[26:53] that the planning commission find the

[26:55] proposed conservation easement to be

[26:57] substantially in accord with the

[26:58] comprehensive plan. Uh the project

[27:01] summary and maps were included in your

[27:05] regarding the ownership and the um new
