[2:28] should be proud of that. We should be
[2:29] proud of the campus that they're
[2:31] building. It's a significant investment
[2:34] um that is not something you see every
[2:37] day. So, it was it was a wonderful
[2:39] experience and we'll get to do it four
[2:41] more times, I think. I hope

[4:17] right now. So, they are leasing up a few
[4:19] of the initial buildings that they've
[4:21] completed and received a certificate of
[4:22] occupancy for. Uh they wanted to wait
[4:25] for the ribbon cutting until they got
[4:27] all of the buildings finished. So that's
[4:29] um should be probably I would say first
[4:32] part of February.

[4:45] » It's a good question. Um right now
[4:50] our code is written in such a way that
[4:53] only allows a certain um type of street,
[4:56] certain street width, uh publicly owned
[4:59] water, sewer, all of those things. And
[5:03] in order to do a subdivision that has
[5:05] individual lots, then all of those
[5:07] things need to be public, the the street
[5:10] and the utilities. And that means that
[5:12] they have to meet our our minimum
[5:14] standards. Um, in this case, they
[5:17] weren't able to do that because the
[5:18] streets are are narrower and the
[5:20] utilities are private and so it's a
[5:22] single lot instead of individual lots
[5:24] and it's a private uh street and private
[5:27] utility system. the um the plan
[5:31] development text amendment that you all
[5:34] um heard and and took action on last
[5:38] meeting
[5:40] kind of corrects for that because it
[5:41] gives the city both on the staff side
[5:44] and the um planning commission and city
[5:47] council an option to approve alternative
[5:51] types of developments that may not be
[5:53] consistent with our city code but still
[5:55] are beneficial and desirable. And so
[5:57] that's um going to give us a lot of
[5:59] flexibility to where now we can have
[6:01] projects that don't meet those um base
[6:05] code requirements. But through a
[6:08] development agreement, we can determine
[6:10] what is what is um reasonable and get
[6:12] that approved.
[6:13] » That would be changed in the future.
[6:15] » No, it's a matter of platting. So you
[6:18] have to plat each individual unit um its
[6:23] own parcel and then each one has its own
[6:26] uh separate utility connection. Um so it
[6:30] it's not impossible but it would be very
[6:32] expensive and very difficult to come
[6:34] back to it and plat it

[9:34] it. they have come in for a DRC where
[9:37] which is a design review committee where
[9:40] we look at um uh actually I'm sorry yeah
[9:44] we did the DRC we look at elevations we
[9:47] look at landscaping things like that and
[9:48] they've also done a pre-application
[9:50] meeting with staff to look at just
[9:52] general site plan questions that they
[9:55] have um so they're working on it from
[9:58] what I understand is they put the
[9:59] property under contract and then they
[10:01] have a long due diligence period that
[10:04] allows them to go through full
[10:05] entitlement before they close. That
[10:08] means that they know before they buy the
[10:11] property that the the proposed
[10:13] dealership can be built and under what
[10:15] conditions. So, they're still in that
[10:17] process. It's probably going to last a
[10:20] number of months and then if it's
[10:22] successful, then we'll get a formal
[10:23] submission.

[11:30] trying to lease the space to anyone. So
[11:32] that makes me believe there's no subway.
